On this page you will find more information on how to fulfill the regional requirements of the municipality of Rome, as well as additional specific requirements imposed by the municipality itself.

Structural requirements

Your property must have the following structural requirements:

  • For the first 4 guests, there must be a living area of 14 square meters per person. For additional guests, a minimum of 10 square meters per person is required;
  • The rooms must have a minimum area of 9 square meters. Bedrooms for two persons must have a minimum area of 14 square meters;
  • Each property must include a living room (14 square meters); a cooking place: an extractor fan on the cooker;
  • A one-person apartment must have a minimum area of 28 square meters for one person and 38 square meters for two persons;
  • All rooms (except toilets, hallways, corridors, stairwells and storage rooms) must receive direct natural lighting;
  • For each room, the window opening width should provide no less than 2% daylight. The opening window area must not be less than 1/8 of the floor area;
  • The minimum interior room height is fixed at 2.70 meters;
  • Bedrooms and living rooms must have windows that can be opened to the open air.

Notification of Commencement of Activity (CIA)

You must notify the municipality of Rome—via the Sportello Unico Attività Ricettive (SUAR)—regarding the accommodation to be used as a tourist rental.

Tourist tax collection

Agreement between Airbnb and the municipality of Rome

Further to an agreement between Airbnb and the municipality of Rome, Airbnb will collect the tourist tax at the time of booking and pay it to the municipality at the established deadline. In case of exemptions, Airbnb will refund guests who are entitled to it upon their request through the portal after their stay.
