Host monthly stays
Many guests at Airbnb book stays of 28 nights and longer. If you’re able to host these longer-term guests, you can enable monthly stays for your listing.
Edit your calendar settings to enable monthly stays
If you want to change your minimum and maximum nights to host monthly stays, set your availability settings so guests can find your listing in their search results.
Once you’re in your Calendar, under Availability, you can also edit the following settings to help you host monthly stays:
- Advance notice: Edit how soon guests can book
- Preparation time: Set minimum times between bookings
- Availability window: Manage how far guests can book into the future
Set up weekly and monthly discounts
If you decide to host for 28 nights or longer, you can offer weekly and monthly discounts to guests searching for longer stays. Once you’ve set a monthly discount, the discount will be displayed to guests in search results, as well as on the price breakdown on your listing page.
Add a guidebook geared toward monthly stays
Have a favourite spot to buy groceries in your neighbourhood? Is there a great local gym or a dog park in your neighbourhood? You can add those tips to your guidebook that will help guests prepare to stay with you long-term.
Add enough essentials to your listing for long-term stays
Guests searching for monthly stays typically want to book listings that provide a well-equipped kitchen, laundry, and stable and strong wifi. Guests also want to make sure you have enough essential amenities for monthly stays (like enough toilet paper and soap) for the entirety of their reservation.
Update your guest manual and house rules for a monthly stay
Double-check that your guest manual includes the instructions for day-to-day living (such as how trash disposal works, any particular instructions for taking care of the space and plants, etc.) to help guests feel at home.
Also, add any detailed instructions for monthly stays as a separate section of your house rules (for example, are pets allowed?). This will help set any expectations with your guests and help them honour your rules during their stay.
Be available for your guests during a monthly stay
During a monthly stay, a guest may require your assistance and reach out to you via the Airbnb app. Try to be as available as you can to help with any questions or concerns.
Also, if you’re sharing the space with your guest, you should also set expectations about your interactions. You can define any rules in the Guest interaction sections of your listing.
