For Homes in Florida, hosts may require an age minimum, for the guest reserving the listing (the “booking guest”), up to the age of 25. If a host imposes an age minimum, it must be applied to all prospective booking guests, and must be clearly communicated to the guest before booking. Any age minimum applies only to the booking guest, and does not restrict the age of children or other individuals accompanying the booking guest. Hosts are responsible for ensuring compliance with applicable law when imposing an age minimum on booking guests.
Hosts must notify guests of an age minimum prior to booking. Except where unlawful, hosts must prominently disclose their age minimum on their listing description, as well as through messages to guests. Hosts must confirm the booking guest understands any age minimum within a reasonable time after booking through a follow up message to the guest, and are required to allow the booking guest to cancel without penalty if the booking guest does not meet the age minimum.
Hosts may request to see the booking guest’s ID at check-in to verify the booking guest meets the age minimum if it is mentioned in the host’s house rules or listing description. Hosts cannot collect the booking guest’s ID unless they have legal or compliance reasons. Learn more about when Hosts can collect ID.
