The space
The apartment is located in the Borgoratti district, a short distance from the San Martino Hospital, and is located on the ground floor, thus ensuring easy access. It is well connected by public transport, with the bus stop line 44 right below the house, which allows you to reach the center of Genoa in about 15 minutes. In fact, the bus takes you easily to Genoa Brignole station, from where you can take the trains to the Cinque Terre, Santa Margherita Ligure, Portofino and other destinations.
The strategic location of the apartment makes it particularly convenient for university students, being close to universities of medicine, physics, mathematics, nursing and engineering. In addition, the presence of numerous bars, restaurants, supermarkets and shops in the immediate vicinity makes the area incredibly comfortable and well-served, offering guests a variety of options for their daily needs, from shopping to leisure, without necessarily having to move around.
To emphasize is also the proximity to the beaches of Boccadasse and Vernazzola, easily reachable in just a 20-minute walk, offering guests the opportunity to enjoy the sea with a short walk.
The apartment opens to the living area, furnished with a comfortable sofa facing a wall on which an HD smart TV is installed. The TV offers access to streaming services such as Netflix, Prime Video, Disney Plus, and others. Next door is a kitchenette equipped with all comforts, including oven, kettle, stove and espresso machine. During the stay, some courtesy capsules will be provided for the preparation of coffee, guaranteeing guests a pleasant moment of relaxation.
The sleeping area consists of two bedrooms, one with a queen bed and the other with a single bed that turns into a queen bed by simply pulling the handles of the drawers in the containers. Obviously there is a closet to provide enough space for guests' personal belongings. The bathroom is equipped with full sanitary ware and shower stall.
Leaving the window door of the living room, guests will have access to a private outdoor garden owned by the house, designed to offer an ideal place to enjoy the surrounding tranquility. During your stay, a set of towels per person of various sizes will be provided, along with sheets, blankets and duvet, ensuring that every detail is taken care of to make your stay perfect. In addition, we will offer guests free WiFi, ensuring easy access to the network for connection needs during the stay.

To speed up the process of accessing the apartment, you will receive detailed instructions on how to proceed before your check-in date.
Check-in will be online and we'll ask you to complete it before you arrive. During this procedure, you will need to upload your identity documents through a platform authorized to collect data and sign a lease agreement with otp, which is required by Italian law.
We specify the terms of the lease agreement below:
Art. 1- Identification of the property covered by the contract
1. The landlord leases to the tenant, who accepts, the fully furnished real estate unit.
2. Cadastral details identifying the real estate unit.
Art. 2 - Duration of the lease
1. The contract is stipulated for a maximum duration of 30 (thirty) days.
2. The property must be used exclusively for tourist purposes.
3. The tenant may NOT sublet or loan, in whole or in part, the real estate unit, under penalty of termination of the contract.
4. In the event of early return of the keys with respect to the expiry date of the lease, the difference in rent will NOT be returned
Art. 3 - Rent and ancillary charges
1. The rent is agreed in euros ##Price##.
2. The expenses related to the provision of services, such as: electricity; water; gas and condominium expenses, are borne by the lessor.
Art. 4 - State of the premises
1. The landlord undertakes to allow the tenant to fully enjoy the property being rented, guaranteeing the full enjoyment of the administrative and legal requirements.
2. The tenant declares to take the real estate unit in delivery for all purposes with the collection of the keys, constituting from that moment the custodian of the same.
3. The tenant undertakes, pursuant to art. 1590 of the Civil Code, to return the rented property in the same state in which it was received, as shown in the photos viewed by the tenant in the advertisement, under penalty of compensation for damages.
Art. 5 - Responsibility of the tenant
1. The tenant expressly releases the landlord from any liability for direct or indirect damages that may arise from the actions of their family members, or from all persons they have temporarily admitted to the property, as well as for unintentional interruptions of services.
2. The tenant will be directly responsible to the landlord and third parties for damages caused by their fault due to water spillage, gas leaks, etc. and any other abuse or neglect in the use of the rented property.
3. It is forbidden to keep dangerous animals in a way that may cause harm to third parties.
4. The tenant agrees to follow the building's rules, if any, and confirms receipt by signing this contract. They also agree to respect the decisions of the condominium assembly and good neighborly rules.
5. In any case, the tenant is prohibited from performing acts and behaving in a way that may cause inconvenience to the other residents of the building.
6. The tenant agrees not to cause any damage to the property and its contents, including all appliances, under penalty of compensation for damages.
7. In any case, it is forbidden for the tenant to record videos inside the property, under penalty of compensation for damages.
Art. 6 - Privacy
Pursuant to the provisions of Regulation (EU) 2016/679 on the protection of privacy, the parties mutually acknowledge that the personal data, compulsorily provided for the stipulation of this contract, are subject to computer and/or manual processing and may be used for the fulfillment of contractual obligations, the administrative management of the rental relationship, relations with public administrations and the judicial authority and for legal obligations relating to civil, tax and accounting regulations.
Art. 7 - Dispute resolution clause
All disputes arising from this contract or related to it, which may arise between the parties, excluding those involving the initiation of proceedings for license or eviction validation, will be referred to the mediation procedure governed by the regulations of the Genoa Chamber of Commerce, registered in the Register of Mediation Bodies held by the Ministry of Justice.
In the proceedings initiated, the parties may, at their discretion, be assisted, if necessary, by the respective tenants' trade union and building owners' association.
Art. 8 - Reference to legal provisions
For anything not expressly provided for in this agreement, the parties
expressly refer to the laws governing the rental matter. Pursuant to articles 1341 and 1342 of the Italian Civil Code, the parties declare that they specifically approve the clauses contained in the following points: 4) State of the premises; 5) Responsibility of the tenant; 7) Dispute resolution clause.
