This is a generously proportioned traditional Edinburgh tenement flat which is just a short walk across The Meadows from the centre of town. It has proper beds for 6 people and can comfortably sleep 9. A great place from which to enjoy Edinburgh.

THE FRINGE AND AUGUST
This flat is perfect for the Fringe as it's so close to Bristo Square and yet on a quiet street. We can rearrange the rooms and provide extra beds to suit your needs so please send a message if you are interested.

The space
Beautiful, spacious and recently-renovated 3 or 4 bedroom central flat.

Perfect for seeing Edinburgh and particularly the festivals - it is just 10 minutes walk across the Meadows to Bristo Square which is the epicentre of the Fringe.

This is a traditional 19th century Edinburgh tenement flat. Ground floor and opening directly into the garden, it's been carefully modernised to retain many original features yet be warm, comfortable and well equipped. It is also tastefully decorated with several examples of original artwork by a local artist.

All 3 bedrooms are well proportioned, there are 2 double beds, 2 single beds and extra beds are usually available. The small living room is comfortable and can be used as a 4th bedroom without sacrificing the flat's primary communal area, the kitchen.

The kitchen is large, light, modern and well-equipped with a dishwasher, washing machine, fitted gas hob, electric fan oven and even a pantry. It has a huge designer dining table which quickly became the social focal point of the flat. This is even more true in summer as the kitchen opens directly into the SW facing garden.

The bathroom is modern with constant, unlimited hot water. The flat has GCH, doubling glazing and broadband internet.

Local attractions:
We are less than a mile from the Royal Mile along which you'll find Edinburgh Castle, Holyrood Palace and Parliament. Museums, art galleries, shops, cafes and bars are all easy to reach.

Bank holidays:
I prefer to operate a 3 night minimum stay over bank holiday weekends but am happy to discuss all stays.

Price is from £125 per night. That includes bedding, clean sheets and basic breakfast.

CAPACITY:

This listing is for the whole flat which has 3 dedicated bedrooms with proper beds for 6 people. The small living room will fit a single bed easily or a double if required. Extra beds and bedding can be provided for a small additional fee. This allows up to 7 or 8 people to stay in the flat comfortably. However the big front bedroom can be a triple or even quadruple so if the single bathroom isn't a problem for you then 9 or possibly 10 people could stay.

DISCOUNTS & CHARGES

Some discounts are applied automatically. For example, if you stay for a week you get 10% discount and if you stay for a month you 25% discount. AirBnB's system is good but not perfect so I have to apply some discounts manually. In particular if more than 5 people people stay in this flat for a week or more then I will manually apply a discount to the price you are quoted.

When you enquire about renting this flat I will send you a special offer with the correct price. Similarly, if you want an extra bed and bedding to be provided beyond the 4 included beds there is a one-off charge that I will apply manually. Regardless the length of your stay an extra single bed and bedding costs £15 while a double bed and bedding costs £25.

LOCATION:

Marchmont Crescent is a quiet residential street just away from the main roads of Marchmont. It is great neighbourhood and understandable one of the most desirable parts of Edinburgh. Close to the city centre but with its own identity and community.

There's a Scotmid (which is the Scottish version of Co-op supermarket) 50m away. Just across the road from that is a great pub called the Earl of Marchmont which occasionally and quietly hosts some famous faces from the tele. Also close by is a hardware store - very useful if you've got a show.

There are loads of fruit and veg shops, the area is known for the having the best fresh produce in Edinburgh. If that's not your thing then there are also pizza, fish n chips, Chinese and Indian take aways. And Sweet Melinda's is a decent restaurant well worth visiting.

The flat is central enough that many guests walk everywhere. You will find high street shopping, restaurants, pubs, historic tourist attractions and the picturesque walks that Edinburgh is famed for.

PLACES OF INTEREST:

The Royal Mile is less than 1 mile away, it is the heart of Edinburgh's old town. It links Holyrood Palace (the Queen's official residence in Scotland) and the Scottish Parliament with Edinburgh Castle. Halfway up is a section called High Street which is the epicentre of street theatre, especially during the Fringe.

Princes Street is just over a mile away. It is the main shopping street and the epicentre of Hogmanay celebrations (Scot's new year).

George Street, where Edinburgh's nightlife and the Fringe's Assembly Rooms (plus other venues) is just beyond Princes Street.

Bristo Square in the Old Town is the hub of the commercial Fringe (Gilded Balloon, Pleasance, Underbelly, etc.). It is comfortably less than a mile away, 10-15 minutes walk.

Murrayfield rugby stadium is slightly away from the centre of town so takes about 15 minutes on a bus from the centre.

During your stay
ARRIVING:

The flat is just over a mile from both Waverley and Haymarket Train Stations; you can walk, catch the no.5 bus from the former or jump in a taxi.

From the airport you can catch the regular (and inexpensive) no. 35 bus to Lauriston Place which is 0.5 mile away. Get off at and walk along Middle Meadow Walk. Or catch the Express 100 bus to either train station.

SETTLING INTO THE FLAT:

I will meet you when you arrive to hand over 3 sets of keys, show you round the flat and answer any questions you may have about the accommodation, location and Edinburgh in general. After that you're welcome to call or email if you have any queries or issues but I will leave you to enjoy the flat in private. You will get my email address when your booking is confirmed and my phone number is on all the key fobs. I am available 24/7 for emergencies and 11am - 11pm for general questions.
