Pendana is located in an area of outstanding natural beauty in a quiet rural lane at the foot of the North Downs. The Beech House is ancillary to our main house.

The space

The timber framed Beech House is self-contained and ancillary to the main house.
It is set in rural Kent at the foot of the North Downs, yet it is still only a short drive from the Channel Tunnel and Ashford International train station.
The accommodation comprises of a large comfortable living space with a wood burner, soft seating, a TV and high speed internet access.
The one bedroom is equipped with a king-size bed and has an ensuite shower and WC. The living room also has a comfortable 4' wide sofa bed, which would be suitable for two extra people.
There is a designated breakfast area with a fridge, kettle, toaster and microwave/grill which also serves as a small oven. There is also single ring counter top halogen induction hob.

If you have a larger group we have comfortable double beds in the main house which you can request.

Guest access

The cottage sits independent to the main house and has its own access. There is parking in the drive and an outside sitting area under an overhang with views across the fields and woodland.

Interaction with guests

We are both regularly at home, so there is usually someone around if you need something. Otherwise, we leave you to come and go as you please. We have two dogs and free ranging chickens who are friendly and used to a lot of visitors.

Other things to note

There is no extra charge for children 5 years old and under.

If more than one dog we do charge a £10 cleaning fee.

During the winter months there is a wood burner that can be used. The fire will be ready laid to start you off. We charge £5 if you use it to cover our costs for the kindling, the logs, preparing and glass cleaning. We charge £5 per basket of any additional wood you may use if you are staying for more than one night.

We have an electric vehicle charger conveniently located and at little cost.

There is an oven, washing machine and drier available in the main house. Also an iron and ironing board that can be borrowed. Just let us know as and when you might need these.

This was the perfect location for travelling on to the Channel Tunnel - it is only a few minutes away. The house is wonderful, the welcome was even better...fresh homemade bread, homemade jam...I wish we had stayed longer. Our 12 year old loved the very friendly dogs as well.

The cottage of Katy and Bryan is very lovely prepared. We felt very comfortable from the first moment. Everything was very clean and well maintained. The conversation was very uncomplicated and the homemade bread for breakfast was very tasty. We can well imagine coming back and then going on holiday for longer.

What a truly wonderful place to kick back and enjoy a few days in the countryside. Bryan and Katie along with their furry & feathered friends are incredibly welcoming. The cottage was spotlessly clean and we were supplied with home-made bread and jam for our breakfast along with other options. I really cannot fault this little haven. Thank you Katy & Bryan.

We began setting up our home here as a self-build project back in the early 1980s. It is full of character and has become a place where friends and friends of friends love to visit and revisit. We enjoy meeting new people and welcome you to this beautiful spot in Kent. Our children are grown and flown but they still regularly make appearances. Other permanent residents include two very friendly dogs, a varying number of free-range chickens, our bees down the garden and the local wildlife, large and small, that include the deer, badgers, foxes, buzzards and many wild birds.
