Your safety and comfort are our top priorities. To ensure a secure and seamless check-in experience, please take note of the following important access policies:
STRICT ACCESS CONTROL
• No visitors are permitted during your stay.
• All guests must be pre-registered — no exceptions.
• Access codes will only be issued once we receive:
• Full name of each guest
• Valid ID or passport number for each guest
Upon arrival, each guest must present their original ID, passport, or driver’s license for verification. Security will scan and record these documents for estate access compliance.
DIGITAL ACCESS CODES
• Each guest will receive a unique digital access code, valid only for their use.
• These codes are required to enter the estate and access your apartment.
AMENITIES & PARKING
• Guests have full access to the apartment’s listed amenities.
• Enjoy use of the rooftop pool and a secure undercover parking bay.
Please note: Parking is only suitable for standard-sized vehicles. Trailers, roof racks, or oversized vehicles are not permitted.

Terms & Conditions
1. No Visitors / Parties / Events
For safety and security, no visitors, parties, meetings, or events are permitted during your stay.
Noise must be kept to a respectful level at all times to maintain building peace and consideration for neighbours.
2. Self-Catering Accommodation
All apartments are strictly self-catering.
We do not supply consumables or daily essentials — guests are responsible for bringing their own items.
3. Cleaning & Service
Apartments are not serviced daily.
A complimentary weekly clean is included for stays longer than 7 days.
Please note: Minor upholstery marks may be visible despite quarterly deep cleans.
Due to climate conditions, a mild musty smell may occasionally occur — airing the unit by opening windows is recommended.
4. Unforeseen Disruptions
While we aim for a seamless stay, some issues may be out of our control:
• Temporary municipal water outages
• Fibre line disruptions
• Nearby construction noise
No refunds or compensation will be issued for such external disruptions. Thank you for your understanding.
5. Insect Awareness
Insects are a part of life in South Africa’s climate.
All units are professionally fumigated quarterly.
Insect spray is provided in the apartment.
Occasional sightings of flies, roaches, ants, or small spiders are normal and not a sign of poor hygiene or infestation. These are not grounds for complaints or refunds.
6. Guest Support Hours
Support is available via Airbnb messaging between 8:00 AM – 10:00 PM daily.
Non-emergency call-outs may incur a fee.
7. Appliances & Remotes
All appliances and remotes are tested before check-in.
Should anything stop working during your stay, please notify us and we’ll arrange a repair.
Remote batteries may run flat during your stay — let us know and we’ll replace them.
8. Parking Rules
Please use only the assigned parking bay for your unit.
Unauthorized parking may lead to clamping or fines by building management — this is beyond our control.
Only standard vehicles permitted — no trailers or roof racks allowed.
9. Booking & Changes
No changes are allowed within 5 days of arrival.
One change per booking is permitted.
You may extend your stay (subject to availability).
All cancellations are subject to our Airbnb cancellation policy.
10. Key Policy
One key is provided.
Please keep it safe — key loss or lockouts may result in a call-out fee.
11. Listing Imagery
Photos reflect typical layouts and amenities but may not show the most recent décor.
Please refer to the listing date for photo relevance.
12. Electricity Policy
Electricity usage is capped at R500 per booking.
You are responsible for monitoring your usage via the in-unit meter.
We can assist with top-ups until 6:00 PM daily.
Important: If you run out of electricity due to lack of monitoring, we cannot guarantee assistance after 6:00 PM, and no refunds or compensation will be issued.
13. Air Conditioning Notice
Some rooms are equipped with air conditioning.
During extreme heat, the system is designed to reduce heat but may not cool the apartment to refrigerator-level temperatures due to large windows and apartment size.
14. Safety Advisory
Johannesburg is a vibrant city but has well-documented safety concerns.
The apartment building offers 24/7 security.
However, public areas outside the property are considered high-risk.
We strongly advise being alert and cautious when leaving the building.
