This spacious, homely and warm 3 bedroom apartment is located in the City Centre, with a free drink for all my guests in my pub next door (ask me for details)!

It is just a short walk to all of Edinburgh's attractions and in a vibrant area. A great place to relax and enjoy your travels in this beautiful city - and being just a short walk away from the city centre, there are many amazing bars, restaurants and cafes surrounding the apartment.

The apartment is professionally cleaned.

The space

This flat offers flexible sleeping options with 3 x Double Beds in spacious bedrooms with beautiful high ceilings.

There is a comfortable and cosy lounge area and a well equipped kitchen. The flat is light and airy throughout with beautiful high ceilings and period details.

Guests have unrestricted access to the whole apartment, including free wifi.

Other things to note

The apartment is always prepared to the highest standard. Top quality cotton sheets, towels and basic products provided for all guests.

The flat is not suitable for guests with mobility issues because there is not a lift.

The location of the flat is great, it was in a very walkable location. The size was easily able to accommodate our group of 6. The bedding was clean and an ample amount of towels were left. There are 3 flights of stairs to walk up, which could be challenging for some. We had an issue with the laundry leaking and needed some suggestions on what to do with it. We did not get a response. We had been told there would be a plumber, this did not happen. There was a bit of a smell after the leak which led us to think this wasn't the first leak. The flat could use a good scrub, and updated furniture but was tolerable and comfortable to go to after a long day of walking.

Tim was an excellent host. He provided a comprehensive document before we arrived with pictures of the doors we were to look for which came in handy since so many look the same! He was flexible on our arrival time and had a key box with the flat keys in it which made our group's staggered arrival a non-issue. He was very responsive with communication. The location was perfect - close enough to Old and New town (15 min walk) but not too close to be right in the madness during Fringe weekend. The flat was very large, each bedroom had a ton of space and a fireplace in each, and the entire unit was very clean and well kept. Everything was just how it was shown in the photos and was perfect for my group of 6 for a weekend. Thanks, Tim!

We were initially put off by the graffiti on the front door at street level and by the foul smells in the dark and dingy entry way. We also did not expect to have to climb three flights of stairs. (Later, when we arrived home in the evening, the lighting was not on in the entry way and stairs; fortunately, the sun sets late in Scotland in the summer.) The flat is light and airy. We especially enjoyed the high ceilings and period details. The linens were fresh and clean. However, the beds and mattresses were of low quality. There have been upgrades to the kitchen (which was well equipped) and bathroom (although the narrow passage past the shower was annoying). The whole flat would greatly benefit from a deep cleaning. The refrigerator also needs defrosting. There was no paper copy of instructions for using facilities in the flat, but Tim did e-mail them to us. Even on the top floor, the street noise at the front of the flat is endless. The back of the flat is much quieter. The neighbourhood is interesting with plenty of shops and restaurants. Leith is a short taxi or bus ride to the centre of Edinburgh. Overall, the flat suited our needs quite well, but the experience of guests could be improved as suggested above.

Great place to stay and very quiet at night. Plenty of space to utilise. Everything was great, great host with prompt communication with additional travel advice electronic guide in house. Location was only 10 mins walk from Waverley. Only thing is this is top floor and with loads of suitcase you need to be mentally prep for carrying it up the stone steps.

Perfect apartment in the city of Edinburgh. Very close to the city and great for our stay in Edinburgh. Exactly what we need as a family with 3 teens (including good working Wifi :-)).
