The space

A truly unique 5,000 square foot 7 bedroom, 5.5 bath home, Judge Frank Smathers House was built as a summer residence on 5 acres in 1926 to impress distinguished friends and business associates. Entertaining was a primary consideration then and remains so today, as we welcome guests to this authentic vacation destination, in a prime location, walking distance to downtown Waynesville, anytime of the year. Previous guests include John F. Kennedy and Billy Graham!

The home's modern amenities and spacious floor plan, with east and west wings, sleeps 14 guests, includes a large dinning room and formal living room, in addition to having an outdoor covered cabana for grilling and entertaining, a front porch, a 12 goat pasture, abundant grassy areas for yard games and gravel driveway with ample parking.

Many guests situate the younger ones in Bernice's Bedroom, East Wing Bedroom and Spring Garden, which are off of the playroom or "Castle Room" with a large leather sectional and 40 " TV. Claire's room, located at top of main staircase, has a double bed and overlooks large back yard.

We enjoy sharing our local favorites with guests and are happy to provide suggestions for guests' specific interests.
Guests are free to roam the entire property. The house behind Judge Frank's is occupied by the owner, who is available for assistance if guests need. Otherwise, feel free to say hello if wish, but don't feel obligated. Beyond the coach house, where owner resides, is a large pasture. Do venture out and when you get to the top of the pasture, turn around and look at all of beautiful Waynesville!

Maximum Occupancy: 14-person maximum at all times. Guests will restrict occupancy to the 14- person limit at all times. If guests exceed occupancy limits, this will result in immediate eviction, loss of refundable damage deposit and all rent will be forfeited.

Absolutely no hosting of events, house parties, bridal showers, baby showers, youth groups, fraternities, sororities, weddings, receptions, or parties allowed. We do not rent to persons under the age of 25 years of age, even if a parent or legal adult makes the reservation and/or pays the rent. If such a group attempts to occupy the property, without written approval, all monies will be forfeited and guests will be asked to vacate the property immediately.

Limitations of Remedies, Damages. In the event the Owner is unable to deliver said property to Guest under this Agreement because of fire, damages, eminent domain or Act of Nature, or if the Premises is unavailable or otherwise unfit or uninhabitable, or for any other reason whatsoever, Guest hereby agrees that Owners’ sole liability as a result of any of these conditions is the full refund of all consideration previously tendered by Guest pursuant to the terms of this Agreement, and Guest expressly acknowledges that in no event shall Owners be held liable for any consequential or secondary damages, including but not limited to any expenses incurred as a result of moving, for any damage, destruction or loss. Guest also agrees that in the case of a double booking or occupancy by Owner, Guest will be entitled only to a full refund of all consideration previously tendered by Guest. Guest shall not be entitled to any refund due to unfavorable weather, maintenance problems, area construction, early departure, or disruption of utility services (including telephone, internet and satellite) after occupancy.

My rather large family stayed in the Judge's house for a few days after Christmas. Ginny was very accommodating with flexible check-in and check-out times. The house offered enough rooms and bathrooms for everyone to have their privacy, even the dining table had 12 seats. Every aspect of this home is filled with character, from winding halls and period decor to the goat pasture in the back. The location is prime as it is within walking distance to all the shops of downtown. We couldn't have asked for a better or more majestic vacation spot!

Yes, large families fare very well with its spaciousness and prime location to Main Street, but it is the critical eye that truly appreciates the "character" and "majestic" surroundings of Judge Frank's. I know all the beautiful architectural features by heart, have dusted every corner, and still wonder how such a stately home can be so comfortable. This is a great house and place to have a family/friends gathering. It is charming, comfortable, beautifully equipped, from goats in the back pasture to everything (plus more) you need in the kitchen. Both front porch and back deck with grill to hang out on; close enough to walk to town in case you want to leave the porch. Piano to gather around for a sing-along, fireplaces to feel snug, grand dining table for a festive meal, books, great stereo, fine beds and linens, plenty of bathrooms, plus Bertie and Jeeves library. Though the house features its history in the furnishings and atmosphere, the water pressure, electrical services and HVAC are all up to date. We couldn't have asked for more. Thank you for your gracious hospitality. Appreciated the specific instructions by each fireplace. All the books, the music, dishes, extras there in the kitchen.
