Clean, cozy condo nestled in a quiet neighborhood with mature landscaping is close to ASU & Mill Ave. This 2 BD+Den/ 2 BA condo sleeps 6, is comfortably furnished, and fully equipped, making it perfect for your Tempe vacation or business trip.
The condo is tastefully decorated with Travertine floors, ceiling fans throughout, and a queen-size bed in each bedroom. The den has a desk with a comfortable chair and a pull-out sofa sleeper so that the room can easily convert into a 3rd bedroom. Full-size washer and dryer with laundry soap provided. The kitchen is furnished with dishes, pots & pans, dishwasher, microwave, coffee maker, toaster, and blender. There’s internet TV with Netflix and Hulu Plus in the living room, and Wi-Fi throughout the condo. A private landscaped patio with afternoon shade, electric grill and table with seating beckons alfresco dining.
Once checked-in, guests have full access to the condo, parking, and community pool. Two reserved covered parking spots located near the condo are included. Additional parking spaces are available on a first-come basis. Or there's street parking available. There's a community pool with BBQ grills and a shaded grassy area to relax.
Interaction with guests
Once you book your stay, you’ll receive an email with my cell number so that we can coordinate any pre-check-in details. A week before your check-in you'll receive another email your unique door code.
Once checked-in, you shouldn’t hear from us unless you contact us, or if there’s an emergency. For questions and concerns, we’re available via email or text between 7:00 am and 9:00 pm. If there’s an emergency regarding your safety or the condition of the condo, please contact us immediately. Text is the quickest response. We’re local here in central Tempe, and should be able to remedy most concerns verily quickly.
Guests, other members of the Rental Party, and all visitors permitted by the Guest and Rental Party agree to abide by the House Rules and community CC&Rs at all times while at the Property. Failure to comply with the House Rules may result in immediate eviction and forfeiture of rent and security deposit, if applicable.
The day before check-in we will send you a welcome email with the door code. Check-in time is 3:00 PM on the arrival date. If you require a different arrival time, please let us know as soon as possible, and we will try to accommodate. We would also be happy to meet you at the Property to let you in and give a brief tour. We’re glad you’re here.
Once Guest checks-in, the Guest and Rental Party shall have full access to the Property. Guest shall allow Homeowner reasonable access to the Property for purposes of repair and inspection. Homeowner shall give reasonable notice of intent to enter Property except in the case of an emergency.
Parking is in the rear. Two covered parking spaces are included and noted by #103 painted on the curb. Please do not park in any other covered parking spaces or you might upset the neighbors and are at risk for being towed. Should you require additional spaces, uncovered guest parking and street parking is available.
The front door has a push-button keypad lock. Your code is unique to your reservation. There is also one pool key. Please do not lose the pool key or a $25 lost key fee will be assessed.
Pets. We want to keep our Property enjoyable and as allergy-free as possible. So please leave Spot and Mittens at home. If evidence of a pet at the Property is found, there will be an additional cleaning fee of $100 plus any damages charged.
Please take note that this is a tobacco free Property. Please only smoke or use a vaporizer on the patio, and properly dispose of cigarette or cigar butts in the metal can outside.
While our Property is professionally cleaned in between guests, we do not offer housekeeping during your stay. Basic cleaning products are on-site for your use, should you make a mess that requires immediate attention. The floor is natural travertine and acidic liquids like orange juice and wine will stain it, but cleaning spills quickly will limit the extent of the damage.
There is a partially refundable cleaning fee of $150 that will be accessed per stay. If the condo only requires regular maintenance cleaning and laundry, upon checkout, then we will refund a portion of the cleaning fee back to you.
Any garbage must be stowed in its proper receptacle. There’s a trash can located in the kitchen, a recycle bin located in the hall closet, and a small trash can in each bathroom. Please empty these cans into the large dumpsters in the parking area prior to Checkout.
The easiest and fastest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins in the trash can we’ve provided in the bathrooms and minimize the size and quantity of food put in the kitchen sink garbage disposal. For minor clogs there’s a plunger located under the sink in the hall bathroom.
You’re welcome to use the community pool. It’s a short walk to the north west corner of the complex, at the end of Concorda Dr. The key for the gate is on the hook in the kitchen. Please don’t lose the pool key or a $25 fee will be accessed. The pool hours are 7:00 AM to 10:00 PM Sunday to Thursday and 7:00 AM to midnight Friday and Saturday. There are pool towels in the linen closet that you can bring with you to the pool. While at the pool, please supervise your children under 16 at the all times, respect the neighbors, and adhere to all the posted pool rules.
If you’re coming to Tempe to party you’ve picked a great city to do so. Unfortunately, just not at our Property. This is a quiet, family neighborhood. Though we’re sure it won’t come to it, serious complaints of unruly behavior will unfortunately result in the Guest and Rental Party being asked to leave. You will also forfeit your security deposit. Not good for you; not good for us.
Please respect the neighbors and avoid any loud noise between the overnight hours of 10:00 PM and 7:00 AM. You may entertain a few guests, (no more than 6) at our home as long as the noise level remains low and only the registered members of your group (i.e. the Rental Party) stay overnight.
There are (4) bicycles available for your use during your stay. Helmets and a cable lock are also provided. We also have two sets of golf clubs (pretty good but not great ones) available for use. If you wish to use any of the bicycles or golf clubs, please notify us ahead of time and we will have them at the property for your arrival. Use of bicycles are at your own risk and will require a Release of Liability waiver.
Please do not have any mail or packages delivered to the address of the
Property Failure / Damages.
Please take care with use of the Property and furnishings, and only use the equipment and appliances as they’re intended. Please inform us of any damage or equipment failure immediately. We’ll make every effort to make repairs as soon as possible, keeping in mind that service contractors might not be available nights or weekends. An appropriate refund may be given for the inconvenience, should a fundamental system, like the air conditioning during summer months, or major appliance, like the refrigerator, breakdown. No reduction of rent, rebate, or refund will be issued for a mechanical failure of non-essential appliances including but not limited to dishwasher, washer, dryer, TV, or WiFi. Willful or serious damages caused by you or your guests will be charged accordingly.
We strongly recommend guests have travel insurance. By accepting this reservation, it’s agreed that all in the Rental Party are expressly assuming the risk of any harm arising from their use of the Property or others whom they invite to use the Property. The Homeowner is not responsible for any loss or damage to any of your personal belongings while you are staying in the Property. If you’ve left something behind in the townhouse, please call or email to let us know. We’d be happy to return it to you. We can deduct the shipping costs from your deposit or you can send it via (SENSITIVE CONTENTS HIDDEN).
On average there are 299 days of sunshine in the Phoenix area each year. However, if your stay happens to be during the rare inclement weather we cannot offer any refund. As Chris always says, “we shouldn’t complain about the rain when we live in the desert.”
Check out time is at 11:00 AM on the day of departure. If you need some extra time, please let us know in advance, and we’ll see if we can accommodate. It’s important for us to give our housekeeping staff enough time to clean the Property for our next guest. If you stay over after the agreed upon Check-Out time, we will need to charge for an additional day.
We ask that you leave our condo neat and tidy when you leave. We’ll provide a departure checklist to help ensure a smooth Checkout. Please leave the keys on the kitchen counter, lock the door behind you, and text us that you have checked-out.
From Nov 01, 2017 - May 31, 2018 the minimum stay is 3 nights.

Shortly after visiting a friend at ASU, Chris packed his belongings and moved from Ontario, Canada to Tempe in 1994. He finished his graduate and doctoral degrees at ASU, and continues to teach their today. Brandi is an Air Force brat, and has lived several places in throughout the US, Germany, and Japan. She moved here in 1998 to go to ASU. Of all the places that she has been, Tempe is her favorite.
