The Beach House is situated on the Essex Sunshine Coast next to a Nature Reserve right on the bank of a tidal creek with stunning views of the sea in front and the river behind. Over the sea wall surrounded by wildlife and dozens of bird species. We cannot accept dogs or pets of any kind; sorry.

The space

The huge, usually empty, beach is just over the creek so you can wade over (bring wellies although we do have several pairs to borrow at the house) at low tide or walk down to the end of Beach Road to the nature reserve and through to the beach. Or you can stroll through the reserve, along the beach and back along the sea wall or stop and bird-watch from the hides or the sun deck. A booklet is in the house along with binoculars and bird books if you don’t know a plover from a pigeon!

Guest access

The whole house is for rental.

Other things to note

The house is very unusual in that it is over the sea wall and gets cut off by very high tides. Most people think that this is wonderful but if you do not please do not book! The house is two miles along a partly private unmade road but it has been massively improved recently and is not difficult to drive along but we would not recommend the journey for anyone very frail.

The house is the other side of the sea wall! This means that high tide affects the road to the house and - in the case of a very high tide - it is occasionally cut-off for an hour or sometimes two or three. On most high tides it is possible to drive to the house which is on higher ground and the slipway/parking is very rarely affected but the tides depend on many factors so we cannot guarantee this. We do send a tide table and advice and we have never had any problem in the eight years of holiday letting this house but we have to make you aware that it isn't a normal house on a normal road!

This house is an established holiday let of many years but new to ABB. In the traditional UK holiday let world it is standard practice for holidaymakers to take their own linens or pay for them to be provided. If we include linens in rates this deters the guests (generally Europeans and some British families) who take their own to reduce the holiday cost. ABB assumes that linens will be provided and there is nowhere on the listing to add choices/extras except cleaning; which we do not charge extra for.

LINEN CHARGE. We do not make a profit on providing linens and towels. We charge what we are charged for a professional laundering service. 20 GBP for a double bed and towels for two, 10 GBP for a single bed and towels for one and 10 GBP for a household pack comprising bath mat, tea towels and hand towel. We ask for this payment in cash otherwise we have to pay commission on it.

After booking we require the full names (and ages if under 25) of all guests staying and photo ID of the principal guest to comply with our specialist holiday let insurance policy. The ID is kept securely and securely destroyed the day after departure if all is well.

We do not rent for parties or get-togethers or to groups of young people I am afraid because the place is meant for quiet relaxation living within natural surroundings. If you are not respectful of nature and wildlife you won't be happy staying in the house as it is so connected with the tides and its environment.

There is wifi but not strong enough (due to the location) for a lot of streaming but it works perfectly well for emails and browsing and we have a library of DVDs and books and the whole world outside.

The house and area is a wonderful old-fashioned holiday for children but there is a drop from the decking to the garden and a very steep drop from the sun terrace upstairs. There is a key in the sun room door which we recommend is kept locked. The garden is partly flooded at high tide so is not a traditional sit-in garden but the house is in a nature reserve with miles of coastline and beach to explore.

This house is in an amazing, quiet, peaceful location with great views. Being surrounded by nature reserve and salt marsh meant there were lots of interesting birds and creatures to spot, and you can just sit and watch the tide drift in up the creek.

This was the perfect getaway for a group of women who wanted to spend some quality time together and have a break from London. The views were phenomenal and the house was homely, cosy and comforting. It was one of the best trips we've had in a very long time. It felt very secluded and safe and we particularly enjoyed the balconies and their stunning views. It was also well stocked with kitchen utensils, pots, pans etc and we loved the crockery! Would highly recommend and we hope to come back soon.

Beautiful atmospheric house and magic location. Very swallows and amazons. We all - one adult two ten year olds - loves it.

Three generations of our family had a three day stay at this property. The location is beautiful, exactly as described. If you're looking for Space to restore your senses and have a break from your hectic working life, I really recommend The Beach House. The checking in arrangements went well, everything was clean and easy to find within the accommodation and communication was Easy with the host. If you're looking for fun and excitement this is not the place for you but if all you want is peace, Beautiful views and time to be with your family go for this. Using the tide table information provided (vital info for this holiday) we waded across the creek several times. On one occasion we went to the beach to swim and were joined by a little seal. What a wonderful surprise and thrill for us townies. Moreover, it's an easy drive from London so we weren't 'travel tired' and started enjoying the location immediately.

A real get away, the perfect place to switch off and get back to nature with the tides and seabirds surrounding you. Also a great location for enjoying the British seaside, a walk along the sea wall to Jaywick or further on to Clacton for the pier and amusements are well reccomended too. Comfortable and well equipped house with two decks to enjoy the views. Lovely!
