We stayed at this airbnb in mid July for 3 weeks as part of our international move from the US. The Good *Location near Hyde park is excellent. Very convenient to the Paddington tube. Lots of restaurants nearby. *The flat itself is very large and roomy for our family of 4. *The flat had a good amount of supplies - laundry detergent, toilet tissue, trash bags, etc. The kitchen has loads of supplies. *The wardrobe in the main bedroom was very spacious. *All of our interactions with Caroline and Craig were very friendly and pleasant. The Bad *The check in person (Carol) was over an hour late. We had an 11:00 appointment and were right on time. When I called from the stoop at 11:30 she hadn't even left Kensignton yet. When she finally got there she said she doesn't like to wait on people who are late so she waits until the renter calls her. Hmmm.... so we waited with our two small children and 8 suitcases on the curb for over an hour so that you would avoid the possibility of waiting?!? What is the purpose of having an appointment? *The flat itself was filthy. The furniture was sticky and worn, the floors were dirty, the walls were dirty. We covered the furniture with extra bedding so that we could sit on it. The mattresses are stained, the duvet inserts are stained. The arms on the chairs are worn down and cracking. *The place had an odor that never went away. Musty dusty smell. It hits you in the face when you walk in. *I spoke with the owner about the dirty state of the flat and he offered to send a cleaner. I agreed and asked for a day and time and he never responded. A few days later the cleaner dropped in without notice. She was clearly not happy. I had to quickly get my children dressed and out of the way. However, he did offer to refund our cleaning fee. *When I came back after the cleaning the flat was still dirty. The mop she used was in the closet and filthy. She is using an old dirty mop and clearly just moving dirt around the floor - which I think may be what is creating the smell. *We dealt with black ants in the flat the entire time we were there. They would go away for a bit and then we would have a meal and they would all come out again. Overall, I would never recommend that someone use this flat until they do an incredibly thorough deep clean. The place does not need someone to dust and wipe the windows - it needs to be actually cleaned - which I do not think has happened in quite some time. And the furniture just needs to be entirely replaced.

I feel that we could never make Stephanie happy despite our efforts. Regarding the early check in which we agreed to at no extra charge. We gave instructions for them to call 1 hour prior to arrival and check in as sometime guests arrive late and with other guests to check in and clean, it is important that we keep to a schedule. This advice to call was ignored and the guests turned up without calling. When they called Carol was there in 20 minutes. We responded to the guests cleaning requests on the same day, and we take cleaning very seriously hence sending back some one on the day. We conduct a cleaning check in appraisal - showing the guests the apartment clean state so any issues can be resolved there and then. Although nothing was said at this time of check in. They turned down a request for cleaners to come back after saying after 2 days later the flat was dirty, we said we would send cleaning round. After a week there, they complained again the place was dirty so we tried to arrange a time but they never got back to us with a time that was convenient so we sent Carol back anyway to do extra cleaning after not hearing back when they wanted to do it despite phone calls not answered and message not responded to. The mop had been bleached and the end of each mopping, so maybe this was damp to cause a smell especially due to the warm weather. It is the problem with mops if they are not used every few days. We have replaced this with a hygienic Steam cleaning mop with pads that are replaced every time. Carol discovered that food had been dropped everywhere in the apartment by their children and lots of dirty marks were on the walls left by their children, and as this is a balcony flat ants will come in if food is dropped everywhere. All duvets and pillows are one month old as new sets have been bought for the apartment, so this point is completely not true unless their children had stained them. Regarding the furniture, all furniture is in good condition; including the leather recliner (in mint condition) and Eaves chair in good condition. The dining chairs and table are in mint condition as is the desk. As are the bedside tables. Again I can't understand this point about furniture. Although we acknowledge there is some minor leather cracking on the arms some cracking on the arms of the large leather sofa, it is 3 years old, but it is comfortable and an expensive designer sofa so we did not feel that it needs replacing at all . The mattress are not stained and indeed have mattress protectors on which are washed everytime. I am very disappointed with the guest lack of communication over issues and remarks that are not true

We loved staying here. Checked in with wife and baby for two weeks while I was on a business trip. We loved the stay, adored the area, and everyone who popped by was amazed at the spaciousness and great decor. One hundred percent worth staying here.

Thanks for your comments. We are glad you enjoyed your stay:) We have a bluetooth speaker system that connects to your phone in the lounge. We have updated our check in information so this is clear. With regards to coat hooks, I understand your point but we will have lots of storage space in the cupboards for coats and to keep the flat in its modern look, we think less is more in the lounge and didn't want to clutter it with items.

Thanks for your review , we are glad you had a good stay. Unfortunately the previous gust had smoked out side with the doors open, but the smell had wafted in. This was resolved by giving it a good airing. Smoking is not allowed inside this apartment and is subject to a fine, there is a balcony for smokers but we advise to close the doors. Our cleaners came to clean at 11.00 Check Out time, he said he knocked and then used keys, we are happy for you to leave baggage until your taxi for late check out and we can always arrange left luggage store for later flights. I am sure you understand when we need to return the apartment fro the next guest in perfect condition we need 4 hours to get the place clean and therefore we start to cleaning promptly and 11.00, there is a lot of glass in the apartment to clean! Its beautiful but demands attention.

Wow a stunning property & in the ideal location moments from Paddington station and all the local restaurants and shops. The high ceilings & stylish finishings are every bit as appealing as they look in the photos. There is the added bonus of a spacious balcony to sit & watch the world go by with a glass of wine... this certainly adds to the overall feeling of being really rather grand! We were really well looked after by Carol & Craig, superb hosts!
