Bright, newly built, clean and comfortable. Offering all the amenities you need for a relaxing vacation - waterfront living at its best! - fully equipped kitchen, 4 piece bath (although the tub is really only suitable for small children), in house laundry, comfortable beds (we do not provide the linen - can be provided for an additional fee), additional outdoor shower (my favorite place on earth!), hammock with a water view, shore front fire pit, use of two kayaks, lots of indoor and outdoor games and an indoor propane fireplace for a cool night. Also featuring satellite television for rainy days and a partially covered patio. We provide a propane bbq with a full tank.
Spend the day lazing in the hammock, take a stroll down the quiet gravel 'cottage' roads or lap up the sun from the waters edge deck!
Just 7 minutes south of Tobermory and 7 minutes north of Cyprus Lake.
Everything! The cottage and yard are all yours during your stay!
Interaction with guests
We are available by email, telephone or text during your stay. We will be available to meet you at check in to answer questions and help you navigate the area. Then you are on your own unless help is needed :)
We are typically at our other property just down the road should you run into any issues..otherwise we won't disturb you during your stay.
Other things to note
The waterfront is a shallow, rock bottom entry. Water shoes are necessary and can be purchased at your local Wal-mart, or locally at Steadmans if you forget to pack them.
Internet is not provided...but not to worry...you are on vacation...grab a book from our personal library instead! Not done it when you leave...leave a book to take a book.
Cell service is good with major providers if you really need to keep tabs on that email...or your (SENSITIVE CONTENTS HIDDEN) :)
This cottage is located in a natural environment where we work hard to harmonize with wildlife. Please do not leave coolers, food or garbage out where it will attract unwanted guests. Do your part to keep our wildlife safe and lock your garbage and coolers in the shed provided.
To keep your dogs safe...please keep them on a leash at all times. Although we have yet to see a rattle snack on or near our property they are abundant on the peninsula...protect your pets by keeping them leashed.

IMPORTANT: THE SMOKE DETECTOR AND FIRE EXTINGUISHER ARE BOTH INSPECTED AND CHECKED DURING YOUR POST CLEANING SERVICE. PLEASE ENSURE THAT YOU ALSO CHECK THESE DEVICES ON ARRIVAL. A STEP STOOL IS PROVIDED IN THE KITCHEN CLOSET TO ASSIST YOU IN REACHING THE SMOKE DETECTOR. IF THERE ARE ANY PROBLEMS WITH EITHER DEVICE PLEASE CONTACT US IMMEDIATELY SO THAT IT CAN BE RECTIFIED.

PLEASE BE SURE TO CHECK OUT ON TIME. IT TAKES US SEVERAL HOURS TO PROPERLY PREPARE THE COTTAGE FOR OUR NEXT GUESTS AND WE ASK THAT YOU CHECK OUT AT 11AM IN ORDER TO ENSURE WE CAN GET EVERYTHING DONE IN TIME. $10 will be charged to your security deposit for every 15 minutes that you are behind in checking out.
1. The Landlord or anyone appointed by the landlord, have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the tenants violate any of the terms of the agreement, the rental period shall be terminated immediately. The tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.
2.The tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the landlord as being immediately habitable by the next tenant. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
3.The tenants shall dispose of all waste material generated during the rental period in a lawful manner. The trash is to be placed in the bin provided and placed at the roadside on Wednesday, provided the tenants rental falls on said day. Should the tenant have additional waste at the end of the stay they must take the waste with them and dispose of at the landfill. Information regarding location and hours can be found within our Information Binder. Tenant is cautioned not to leave trash outside for long periods of time because it attracts animals.
4.The tenants shall pay for any damage done to the premises over and above normal wear and tear. Replacement costs can be found in the information binder for cottage property that is damaged or destroyed during your stay. It is recommended that you inspect the property upon check in and report any damages immediately to the owners to avoid undue charges.
5.The tenants shall not sublet the property.
6.The tenants shall have no more then 6 (SIX) persons with a maximum ) reside or sleep on the premise. Guests are welcome during your stay but must vacate the property by the quiet hour of 10pm. Only those listed on this agreement are permitted to stay overnight on the cottage property (this includes in a tent or camper trailer)
7.The tenants shall behave in a civilized manner and shall be good neighbours respecting the rights of the surrounding property owners. The tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and tenants shall then immediately vacate the premise. Quiet hour starts at 10pm and outdoor noise should be kept to a minimum.
8.There shall be no smoking inside the premises. Smoking is permitted outside the cottage. Cigarette butts must be disposed of in the can provided. This is to keep the premises clean and to avoid fire. The area can become very dry and fires can start very easily.
9.Landlord shall provide a full stocked kitchen including cooking implements, utensils, dishes, cups, knives, forks, spoons, coffee percolator, toaster, microwave & drinking water. Dish soap, hand soap, laundry detergent, toilet paper and paper towel will also be provided at a limited quantity per rental period. Shampoos, linens, towels, pillow cases and comsumables are to be brought by the tenant. No reimbursement will be made for unused comsumables left at the premises. If consumables exist at the premises when the tenant arrives the tenant is free to use them.
10.The tenants and tenants guests shall hereby indemnify and hold harmless the landlord against any and all claims of personal injury or property damage or loss arising from the use of teh premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the landlord may maintain on the property does not cover the personal property of tenants, and that tenants should purchase their own insurance for tenants and guests if such coverage is desired.
11.Rental Deposit amount is fully refundable up to 6 (six) weeks prior to the beginning of the rental period. After six weeks prior to the rental period the landlord shall have the right to retain the initial renal deposit at the landlords discretion.
12.Tenants agree to pay all reasonable costs, attorneys fees and expenses that shall be make or incurred by the landlord enforcing this agreement.
13.Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that tenants do not intend to make the property a residence or household.
14.We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
15.There shall be no refunds of rents due to shortened stays or ruined expectations due to work or family emergencies or other commitments.

17.It is the tenants responsibility to learn about safety precautions, warnings signs of water conditions, and safety procedures concerning swimming in or being at the waterfront. Tenant agrees to have a responsible adult supervising minors while they swim. Tenant is hereby notified that the lake can be dangerous and tenant accepts fully the risks involved.
18.Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
19.Small campfires are permitted in the fire pit provided on the shore front provided there are no municipal fire bans in place. It is solely the tenants responsibility to research the fire ban status before proceeding with a fire. Have a campfire during a ban period will result in immediate eviction. There will be no foraging for firewood.
20.Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, excessive alcohol consumption resulting in the disturbance of neighbours, shall cause termination of this agreement with no refund of rents or deposits.
21.Tenant agrees not to access the ‘owners closet', even if it is mistakenly left unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults. The owners closet is located as you enter the laundry room. Any known attempt to gain entry to this closet will result in loss of security deposit and/or eviction
22.Tenant is advised that the property contains a propane fireplace and a propane bbq and will seek help from management if the proper operation of such items is not fully understood.
23.The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. Tenant agrees to use the fire extinguisher only for true emergencies. Misuse of this fire safety device will result in loss of security deposit and/or eviction
24.The property as interconnected smoke alarms installed in the main living area and in the laundry room. They are tested prior to each rental check in. Tenant will notify management without delay if a fire alarm ‘chirps' or has a low battery condition. Misuse, removal or damage of these life safety devices will result in loss of security deposit and/or eviction
25.There is a plug in carbon monoxide detector located in the lower living area, beside the propane fireplace. This device is tested prior to each rental period to ensure it is in proper working order. Misuse, removal or damage of this device will result in loss of security deposit and/or eviction.
26.Tenant shall see to their own security while in the property by locking doors, windows etc. Tenants will also ensure the property is fully secured before leaving the premise for any length of time
27.Valuable items left behind by the tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return (at the tenants cost). If items are not claimed for longer than 6 months they shall become the property of the landlord. The landlord shall not be held liable for condition of said items.
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.
