The space

Located just across a small street from a private beach in beautiful Southold, on the northeastern end of Long Island, NY, this wine country condo can be found on a huge private sandy beach. It is on the second floor of a condo complex which includes 42 units.

Visitors from NYC, PA, Connecticut and Massachusetts can reach us in about 2 to 3 hours.

The condo has 3 rooms and accommodates 6 people comfortably. The first room has a full size bed with table and chairs, Directv cable television, mini fridge, microwave, coffee station and separate bathroom with shower. The living room has a queen size pull out couch with cable television and extra cots in the closet. The third room has a full size bed with cable television, granite counter-top kitchen, stainless steel appliances, breakfast nook, coffee station, and separate bathroom with a jacuzzi tub. The kitchen is well equipped with dishes, pots and pans. There is also a Washer and Dryer on the premises. Wifi is available upon request and for a small fee.

The condo does have necessary beach essentials such as beach chairs and towels which can be found in the entryway closet. Just bring your suntan lotion! Walk around the building to find a huge picnic area that gives plenty of room to read, relax, play games or grill a delicious BBQ with veggies, and fruits picked from one of the local farms.

We provide very clean, well stocked and comfortable accommodations. On arrival, you will find everything from toilet tissue, dish soap, to trash bags in the condo. So all you need to do is bring yourself, your food and your clothes.

Southold is minutes away from the charismatic village of Greenport which has its locally famous 1920s carousel, located near the waterfront. The village is also the home of the East End Seaport Museum & Marine Foundation, which hosts the annual Maritime Festival each September. Greenport is full of small shops and boutiques, ice cream parlors, restaurants and a few lively bars. Greenport proves to be the hub of the North Fork Foodie culture with many acclaimed restaurants and home of the Greenport Farmers' Market.

You can also take a drive through the North Fork and do some wine tasting at the different winery's or browse the charming antique shops. Or take a day trip and drive over to Orient point and hop on the Cross Sound Ferry to Foxwood, CT and hit the slots or play your luck at the blackjack tables.

*We do not allow pets.

*We ask that you keep the noise down after 10:30pm and before 8am in consideration of neighbors and not disturbing the rest of the community, not to mention Southold now has a noise ordinance.

*Please turn off all televisions, appliances, lights and fans before exiting the condo.

*Please take all your food with you or trash it. It's the kitchen clean up that really takes the time, so we appreciate it you can leave that as found, and the rest should be fine.

The location was really nice and it allowed us to tour the North and South Fork with ease. You can drive out to Orient where there is a really nice beach or head west for a few miles west and visit the still operating lighthouse/museum and get an great view of the sunset. Greenport is a few miles down the road and is a great town on the water with good food, coffee shops, large yachts and tour boats. I spent my mornings there with a cup of coffee or two. From Greenport you can catch a Ferry to Shelter Island and then another to Sag Harbor. When on Shelter Island you have to take a few minutes to stop at Marie Eiffel (very unique and on the water) for coffee, baked goods and more. Sag Harbor is a great town and will lead you to East Hampton which has tons of shopping, food and an awesome beach. Down the road a little more is Montauk and you have to go there also. It's a great beach town and we had loved it. Down the road a little more from there is the "The End of the World" with the lighthouse and park. The key points I am making is that the location allows you to go many great spots with ease. The weather was really hot but the air conditioners did a good job. Iris brought some groceries to get us going was a great host. I expect that we will be back.

Iris made us feel very welcome, though she could not make calls to international phones (we travelled from UK). The condo is very small, the 'kitchen' is impractical and using the oven would be dangerous. The listing states that 6 adults could stay here, it really would be a squeeze. The bathrooms were very comfortable, wifi was present but dropped out on a regular basis. This condo is quite noisy as it backs onto the main road and traffic continues throughout the night. The beach across the road is small but lovely, be careful not to stray into the neighbouring beach area to the right of the condo as the owners were verbally abusive to other people who were staying in the condo. For the price it could benefit from being updated and decluttered a little. You need to have a car to stay here, you cannot walk to any restaurant or shop as there is no sidewalk. Unfortunately renovation work was taking place directly below this condo during our stay, which did disturb us and made getting up and down the stairs to the condo quite difficult and dangerous. Iris had not been informed about this, so she is pursuing this matter with the condo committee . We were given one key for the two of us, and though we were holidaying together, another key would have been desirable so we could occasionally do our own thing!

I would only add that this the busiest time of year for the area so cars rolling by are more prevalent during the summer than the rest of the year. While having a car would make it faster to get to the center of town, where the restaurants and shops are, it is also short ride by bicycle as well.

Great experience! Iris is a wonderful host. We had a small problem (100% our fault) and she was super nice and helpful about it. It was our first time in Northfork, and we greatly enjoyed it. The beach is rocky, not the smooth sand beach. But it is clean and quiet and very refreshing. Thank you Iris!
