The space
The apartment, recently renovated, enjoys all the comforts of home and can accommodate up to 4 adults. A cot for infants under 2 is only available upon request.
The apartment is located on the second floor with an elevator. It has:
Two very spacious, quiet and bright bedrooms, equipped with television, air conditioning and double beds;
A living kitchen equipped with all the main appliances (dishwasher, microwave, kettle, induction stove, coffee maker);
A bathroom with a large shower and bidet. The bathroom is equipped with a washing machine and a hairdryer.
THE LOCATION
It is located just a 5-minute walk from Caffarella Park, one of the largest green areas in Rome and an integral part of the Appia Antica Regional Park.
The location is strategic to visit, in a few minutes by metro, the main tourist places in Rome:
- Basilica OF San Giovanni IN Laterano (4 metro stops 7 minutes);
- COLOSSEUM (5 metro stops less than 10 minutes) Manzoni metro stop;
- CIRCO MASSIMO;
- PIAZZA DI SPAGNA (10 metro stops 15 minutes);
- TREVI FOUNTAIN;
- VATICAN /VATICAN MUSEUMS (12 metro stops about 15 minutes).
The nearest airport is Rome Ciampino, just 10 km away (reachable by train or bus); while to reach Fiumicino airport you can take the train from Tuscolana Station, about 10 minutes on foot, or by going to Termini Station at only 7 metro stops away. Taxi station just 100 meters away.
THE NEIGHBORHOOD
Located in a very quiet and well-served neighborhood; restaurants, pizzerias, banks, pharmacies, taxi station, supermarkets, self-service laundry (just 50 meters away) and metro line A (Rome's most touristic metro line) are within reach. There is also a 24-hour garage in front of the apartment.
Guest access
The check-in and check-out operations will be carried out by me personally except for my impossibility/incompatibility with the schedules of the guests who, in this case, will still be able to access and leave the house through self check-in and self check-out whose instructions will be provided before arrival and departure.
Guests have free access and total freedom of use of the entire apartment.
Other things to note

2) In the absence of a specific request by message (also after booking but within the day before check-in) in case of reservations for 1 person, only one double bed will be set up, for 2 people only one double bed, for 3 people two double beds, for 4 people only the two double beds will be set up. In addition, cribs will only be set up if the infants are booked or if requested even after booking but by the day before check-in.
3) The stay is understood as a tourist rental (Article 12 BIS of the Lazio Region Regulation no. 8 of 2015 and subsequent amendments or article 1 paragraph 2 letter c) which prohibits from providing additional services during the stay such as breakfast. It should be noted that the sets of sheets, towels, shower/shampoo and toilet paper will be provided to ensure the start of the stay.
4) In compliance with Italian law at the time of check-in, viewing and copying of your personal documents will be required to transmit your data to the public security authorities of the Italian government.
5) The apartment should not be thoroughly cleaned (you are on vacation) but should be left in good condition (example: do not leave - as unfortunately happened - garbage everywhere on the floor in each room and do not leave dozens of dirty dishes; leave the dishes washed please).
6) Do not throw unsuitable materials in the kitchen and bathroom drains (for example, towels or cotton in the toilet or plastic pieces of shampoo packages in the shower).
7) Do not touch the boiler in the hallway because it is already set and it works automatically so to get the hot water open the mixer knob totally to the left (to the right it is for cold water) and wait about a minute for you to arrive then move the mixer knob to your liking to the center to have more or less hot water; even if you have to wait about a minute for hot water we preferred the boiler over the electric heater also to ensure greater safety to you guests and continue to supply the hot water.
8) Please do not cut the knife directly on the kitchen table (or even on the tables of the other rooms) because it damages it but use the appropriate cutting board in the kitchen.
9) ATTENTION: the apartment door - both when you are inside and when you leave during your stay and also at the time of check-out - must ONLY be closed by pushing or pulling well, so always check that it is actually closed (sometimes it seems closed but it is not so close and then push to check that it does not open).
10) at check-out, please leave the keys provided on the table in the kitchen.
