The Spring is a newly built, midcentury-inspired private compound at the south end of Palm Springs, designed by its architect and filmmaker owners. Three king suites, each with its own bath, plus a powder room, sleep 6 adults (+2 kids 12 and under). THE COMPOUND
Behind high walls, this newly built home was designed and curated by its architect and filmmaker owners as a minimalist, midcentury-inspired oasis for indoor/outdoor living. Furnishings are classic modernist pieces by Florence Knoll, Hans Wegner, Jean Prouvé, Eero Saarinen and Richard Schultz, and the large-format wall murals are original works by the owner, a photographer.
The home is laid out as a series of "pods" around the 72-ft pool. The living room, kitchen, dining area and powder room form one pod. Each bedroom is its own private pod, reached from outside through its own sliders off the pool area.
KITCHEN & LIVING
The chef's kitchen has Bulthaup black textured wood cabinetry, a Gaggenau stove and ovens, a Miele coffee machine and Made In cookware. The pantry adds a microwave, wine fridge and extra storage. A midcentury wood table seats 8, with counter stools for 4 more.
The living area has aubergine sofas and woven armchairs facing an extra-large TV, with floor-to-ceiling glass looking out to the mountains.
THREE KING SUITES
Every suite has a George Nelson king bed with an Avocado Green mattress, 100% cotton percale Brooklinen linens, a TV, ample closet space and its own en-suite bathroom with walk-in shower.
- Primary suite: at one end of the pool, with its own patio and sun lounger, a wall of glass framing the mountains, a swing-out TV, walk-in closet, and an en-suite with double vanity and a walk-in shower with a mountain-view window.
- Suites 2 and 3: similar in size and style, with direct pool access through large glass sliders and white en-suite bathrooms.

- NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day.
NOISE (Palm Springs ordinance)
- No outdoor music or amplified sound at any time, per the citywide short-term rental ordinance.
- If you're playing music indoors, doors and windows must stay closed at all times so it isn't audible outside — this applies any hour of the day, not just after 10 PM.
- Quiet hours are 10 PM–10 AM for general outdoor noise. We use the noise-monitoring device disclosed below to help us stay compliant.
We reserve the right to immediately cancel any guest stay without a refund if any of the rental rules are violated.
CAMERAS & MONITORS
Ring cameras at entry points on property (front gates and carport) to monitor entrances. Noise monitors are located in the main living area and pool area; they measure decibel levels only and do not record sounds or conversations.
POOL & SPA
Pool heating is optional for $95 per night. In summer months, pool chilling is available on request for $95 per night. Please note that applicable processing fees will be added to the pool-heating or chilling cost and displayed for your review before payment is completed. Hot-tub heating is included with your reservation and available on demand.
CHILDREN
This home is not childproofed: cabinets are not secured, the pool and hot tub do not have child locks, and there are many breakable items. Adults traveling with well-behaved children are welcome, but children must be fully supervised at all times; the home is not advertised or guaranteed as child-safe or childproof.
FEES & TAXES
For stays under 28 nights, a 12.5% Transient Occupancy Tax (rising to 13.5% 12/1/26) has been charged as required by the City of Palm Springs. Bookings over 28 nights are not subject to TOT tax.
Stays over 14 nights require a mid-stay cleaning at least every 14 days, billed separately; this includes a complete linen turnover and amenities refresh. Daily or weekly cleaning is available on request for an additional fee.
