The Flat on King is a bright, modern space in the village of Vineland. We are located close to some of Niagara's premier wineries, restaurants and wedding venues.

The space
We take the COVID-19/coronavirus pandemic and its impact on the health and safety of you our guests, ourselves, and our families extremely seriously. We are working hard to meet guidelines on travel, as well as observe proper protocols to keep us all safe. With that in mind, we are blocking days between stays to ensure that we have time to clean and sanitize the space properly, and we are following the Airbnb-supplied cleaning and sanitizing guidelines and procedures. All of our linens and towels are professionally cleaned and sanitized. Also, we do not share air systems between our part of the house and the Flat on King: heating is provided by a hot water boiler system which you control, and cooling by portable air conditioners. Your entrance is completely private and parking is well-distanced from ours. Although the yard is shared, we do not share your patio furniture or your patio space.
The Flat on King is a recently updated, bright and sunny garden level apartment with private entrance. It’s on the lower level of our home, and due to the lot grading, the whole flat apart from the bathroom is located above grade, with many windows and a large French door to the patio in the office/foyer area.
The bright foyer with French doors to the backyard is a good spot to set up your laptop and get some work done if you need to: there's a desk with a comfortable chair. There is also a double futon for relaxing or extra sleeping space.
The bedroom/sitting room includes a 43” smart flatscreen TV with Netflix (no cable or local channels). The sofa pulls out into a double bed if you need an extra place to sleep, and a mattress topper can be added for your comfort. The main bed is a queen pillow top mattress, and we supply hotel-quality sheets, duvet, and a variety of blankets and pillows. If you're bringing your baby or toddler, we have a pack and play available for your use: please let us know if you would like it set up. We also have a suitcase rack to conveniently accommodate a large suitcase and a walk-in closet with hangers provided for ample clothes storage. For your comfort, we also have a portable air conditioner, fan and good-quality HEPA air filter unit.
There is a separate kitchenette with a table for 4, apartment-sized fridge and stove, small sink, microwave, toaster oven, Keurig coffee maker and a kettle. Coffee and a wide selection of herbal and black teas are provided. It’s also fully outfitted with cutlery, utensils, and china, and a good selection of glasses for your beverages of choice. You won't be able to cook a gourmet meal here, but you can whip up a snack, make a packed lunch, or make or reheat simple meals. There is a highchair available on request. There is also a guest barbeque for your use.
In the 3-piece bathroom with extra large shower, we have lots of fluffy towels. Check the drawers if you’ve forgotten to bring something: we have lots of extras.
There is an apartment sized washer-dryer in the Flat for use during longer stays. There is also an iron and board and a clothes drying rack.
Enjoy your own patio in the sunny backyard, complete with a table and patio umbrella as well as a barbecue. The yard is fully fenced for the safety of our dog guests. We are dog friendly - please see our rules for complete details.
Guest access
You will have the lower level of our home to yourself. You also have your own patio area just outside of the French doors. If you bring a dog, you're welcome to use the whole fenced yard. Dedicated guest parking is available right outside the door of the flat in the private driveway.
Other things to note
Because our home has a boiler with radiators for heating, we do not have central air conditioning. Instead, we have two portable air conditioning units, one in the front hall with the futon, the other in the bedroom/living room area. You have full control of these units and can choose your own cooling settings. The flat has its own boiler, so in the winter, you fully control the heat in the Flat via your own thermostat. We also have a tower fan and a small portable heater available for your use.
The TV is Netflix and YouTube only - we do not have cable or local channels available.
The Flat is on the lower level of our home, so the ceiling height is as low as 6' 7" in some places. Taller guests may find it too low for them.
