The space
Welcome!.... to our 3 bedroom, 2 bath house on private acreage above Montague Harbour. Recently renovated, the west coast modern home was designed around the view with an expansive deck facing west & southwest overlooking the harbour and Trincomali Channel across to Saltspring & smaller islands. The hillside below the house is a favourite place for birds of prey to soar, and you will likely see deer grazing in the yard. Wooded acreage properties on either side provide significant privacy. Immediately adjacent to Montague Park for low tide walks.
The house is located in the centre of the property, very private from the road and other houses, and is accessed by a driveway that winds down the hill through enormous fir & cedar trees. There is a master bedroom facing the green forest, with queen size bed & a click - clack lounge bed. The second & third bedrooms have water views & patio doors on to the deck, one with a queen bed, another with a bunk bed. There are several other click - clack sofas in the common areas of the house. The kitchen is open to the dining & living room, with more patio doors to the deck, & amazing views from all. 5 minute drive from ferry terminal. Great drinking water & good cell phone reception.


THE IMPORTANT STUFF: The house is suitable for families of 5 or 6, occupancy limit is 7. I ask that guests provide the full names of all who will be staying in the home before I accept a booking and understand that the rental is specific to those named persons only.

Guest access
The whole house & most of the 1 & 1/2 acres of property are available to guests, aside from a small storage room that I keep for personal items. There is also a back porch and a narrow strip of land on the north side of the house & a space under the deck that is used for tools & construction materials, I ask that guests consider these areas to be out of bounds. Guests should be aware that I do reserve the right to the use of the eastern part of the property, which is between the road and the house, but the house is very much oriented to the west - it was designed to take best advantage of the view over the harbour, so there is virtually no impact on your privacy when we are up the hill from the house.
There is a BBQ, but it is not included in the rental of the house. I usually allow guests to use it if they ask on arrival or beforehand, but only if they are prepared to clean it thoroughly before departing.
Use of the hot tub is ONLY by prior arrangement with us, and may not be available during your stay. For health reasons, daily maintenance needs to be performed on the tub when the water is hot so guests should be aware that I will be cleaning and adjusting the chemistry in the tub every morning if it is made available for your use. I ask that all guests be familiar with the nature of the gulf islands water shortage, and understand that there is a special responsibility that goes with having a pool or hot tub in the islands. The hot tub cover MUST be kept on the tub whenever it is not in use in order to keep leaves etc. from contaminating the water, and the chlorine dispenser must not be tampered with or removed from the water. The $30 base surcharge plus $10 / night for having the hot tub available is primarily intended to provide some disincentive to those who would likely not use it anyways, allowing me to keep the water cold most of the time. This greatly reduces the frequency of complete water changes, an important issue on an island with limited water supply. There are times when we cannot have the hot tub available because the water needs to be changed and it is not acceptable to take 750 litres out of the aquifer in order to do so.
