Response from Susan:
Wifi - he just needed to look on the back of the modem. How difficult is that! Gas was out because it is not included in Winter/Pre Season rentals and in my guideline, i state that tenants may need to fill it during their stay. So, for $99/night, i think it was a bargain!

We got into a conflict with Susan when she pointed out (AFTER the booking) that I should provide my own bedlinens and towels. At my request, she agreed to provide them for an extra $50 fee to be paid privately outside of Airbnb (I wasn't aware that this is not allowed). The reaso…

Response from Susan:
Patricia did not have to accept the booking as she did. I was very clear that since the rate was so low and since she had 6 people that to be fair to me and make it worth my time for the rental, I would need an extra $50 for the linens. Again, she didn't have to take the unit. It was her decision to take the unit for only $99/night and a one time fee of $50 for 6 people. She chose to accept the booking and then told me she also wanted towels and I included them without a problem. She wrote on more than one occasion "no problem with the fee, how would you like me to send it" I wasn't trying to get around anything, I just suggested an App that I use for payments not realizing that I could make an additional request via airbnb. Patricia wrote and told me how beautiful the unit was and how happy they all were. Then the snow came and the power went out for a short time. It was back within a few hours by 8 pm of the same day but she decided to leave and ask for one night refund. She also decided she no longer wanted to pay the $50 fee after using the linens and towels for several days. So, in trying to resolved, I said I would call it a wash not pursuing the $50 as the whole experience was causing me such stress. Again, she could have stayed at the heated unit with full power yet she chose to leave. I decided the $50 was not worth it to pursue and let it go. After saying how beautiful the unit was, I was surprised at her negative comments later on and Ii will certainly address anything ensure my guests have a great stay. All I can say is that I will continue to be the host that everyone except patricia has been very happy with.

Our appreciation of Susan home is moderate (correct). The greatest quality of the house is its location. Located within 3 minutes walk from the beach on a no busy section. The beach is beautiful and clean for swimming. The slope is low, which is ideal for young children. The …

Response from Susan:
Okay. Let me start by saying that Christian was expecting the Ritz which goes for 300/night for a single room while our place is basic and simply priced at 200/night for a 3 bedroom, fully applianced unit with two decks as well as a W/D and just 3 minutes from beautiful Salisbury Beach. We are constantly working on various aspects of the house with all the decks and the Kitchen, Living Room and Dining Room painted this past Spring. New Deck furniture was purchased this Summer. The unit is always very clean. We do have a tub that has been resurfaced so it has a texture and it may not appear clean but it is and I recommend the rubber mat to stand on for comfort. I do need to purchase another gas grill but one is in fine shape and can easily be shared by two units.

The house is well located, just accross the sea, perfect for the surf. The house is quite basic but it is perfect for a group!
