Guia was extremely responsive before our trip and outlined some important stuff exactly: what detail she needed from us for city tax & when, how to arrive into Venice & find the place, and how to how to deal with rubbish (very important for keeping the city clean). She was very flexible with check in and out times and never left us waiting long for a response when we had a question. Her friend Miss Liuba waited for us at f. Nuove and we were only a short walk (less than 10 minutes) over 3 bridges to get there. She pointed out the Coop grocery store around the corner and there was also a fruit and veggie stand even closer to the apartment. Once inside we found the newly renovated 1 bedroom apartment was really bright and clean. Doors in the living space opened right onto Rio dei sartori canal and a gondola passed by within the first five minutes we were there. The only view out over the Canal is of a greenery covered brick wall on the other side of the canal but that made for a very private, special space. We never really heard neighbors though it was ground floor of a few stories. The windows were easily secured with locking shutters that kept air coming through. The couch wasn't very big or comfortable but we didn't hang out inside much so it was fine for how long we used it. The whole kitchen is contained within the island you see in the pictures - a surprisingly large mini fridge with min freezer, a washing machine and dishwasher, cupboards full of cookware, and even enough coffee and tea to get you settled before a trip to Coop. There's an electric kettle and stand alone mini-oven (toaster oven with forced fan, not a microwave) plus a two burner induction cook top. After doing laundry there's two drying racks, though we used one for towels as there weren't wall hooks and the radiator in the bathroom didn't turn on, though it provided plenty of hanging space too. It was a little awkward getting around the kitchen island as it was a little close to the wall and window on one side and so we had to close the window to move normally around that side (otherwise we just bent over the island to avoid the window frame) while on the other side you had to step around the sofa & stools to access it that way. Not a problem for us, but it could be difficult for someone with mobility issues. The shower had a system of buttons and knobs I'd never seen but we worked it out (push button *and* turn to red to get hot water) though you should make it quick as there's not a lot of hot water or pressure. The neighborhood is pretty residential, so very quiet, and in a dead end so no foot traffic. But it's an easy ~5 minute walk to...

It was a great apartment to stay in. It's in a quiet location but really close to the airport transfer boat as well as the centre of Venice, a supermarket and local restaurants. It was really clean. The kitchen had everything you needed to cook except a chopping board. We couldn't get the hob to work on arrival but Guia came back really quickly on that, it was us not realising you had to have a pan on the hob for it to come on - we have a gas hob at home. Wifi worked really well. Only one real improvement and that would be extra pillows, there were only 2 in the apartment when we were there. I would definitely recommend it.

We loved staying at Guia's place!!! Guia made sure that someone met us at the vaporetto stop and guided us to the apartment so we did not get lost. Not only was she considerate and helpful but provided the best place we could ever have imagined staying. Not too touristy, yet not too far from a central areas. Clean with an incredibly comfortable bed. Canal views. Quiet at night. Right by a fresh fruit stand, great restaurants, and the best gelato place (Gelato Di Natura). It was incredibly hot and we did have to pay for air conditioning per day but it was absolutely worth it.

The apartment was brand new and very clean, newly refurbushed. Was 5 minutes walk from Ca D'Oro vaporetto stop and very close to major market area. Other than a few language barriers with the person who helped us check in, we had a fantastic stay here. Nice plus was a view of the canal from the apartment.

This apartment is perfect for anyone planning to stay in Venice. It is located close enough to the city center to easily walk everywhere, but just far enough away that it is super quiet. The apartment is very spacious and clean. We paid the extra fee for air-conditioning and it worked great! This was by far our most enjoyable air Bnb in Italy. Guia was an excellent host and made sure we had everything we needed. She was great at communicating if we had any questions and even allowed us to store our luggage at the apartment for an hour after check out so we could get lunch before our flight. Would definitely recommend this place!

Guie's place is very nice if you want a local stay in Venice. The apartment is well equipped and there is a coop supermarket nearby. There's a very nice gelateria at Campo Santi Apostoli. The walk to boat stop, Ca Oro or Fonta Nove is about 10 minutes; with the luggages and the bridges, it could be tricky. However, I had a great stay and Guie is very helpful.
