Please note that the minimum number of persons for this booking is 5 guest. We can accommodate more than 10 at additional cost -to request this please contact the host.
The 6 rooms include 2 (double bed) rooms on the 1st floor
1 King bedroom on the 2nd floor
1 bedroom ( double bed x2 ) on 2nd floor
1 bedroom (double bedx1) on 2nd floor
1 (bedroom) (double bedx1) on 2nd floor
For larger groups there are : 2 additional bedrooms (1 double bed each) on the 3rd floor (with balcony)- The entrance to the 3rd floor is separate from that of the 1 and 2nd floor apartments.
The property (house) has a manual sliding gate operated by the onsite caretaker and monitored by security system. The gate is controlled by security therefore guest are requested to indicate their return times if returning late so that the security can be at post to open gate on your return.
Check in and departure times are also requested as staff are required to check off remote items used and towels on departure and a checklist of state of house in keeping with the description onsite.
On Check-in- there is a walkthrough with housekeeper and caretaker for house safety guidelines before keys are handed over. The responsible persons booking must be present for the walk through and all group members will are to be informed by the responsible booking guest.
Our home is a no-smoking home please.
We are 10 minutes from the Oracabessa and 7 minutes outside the town of Port Maria.
Our caretaker/s are onsite for the duration
*All overnight guest must be registered
* Day visitors: Must be discussed with owner prior to arrival for approval. The maximum number of day visitors is determined by the number of registered overnight guests.
*Additional charges of $40 per person will apply if the approved number of total persons is exceeded.
*All visitors of guest must be registered and preapproved;
*If the approved number is exceeded then this is considered an event and additional charges will apply or the contract considered violated and guest will be asked to leave.
We ask that the guest do not move the furniture around. If you wish to have the lounge chairs put by the pool then the caretaker will move chairs (applies to inside and outside of the house)
There should be no sitting or sanding on any of the balcony, wall or stair rails.
Children are the responsibility of guest and not the house staff.
CLEANING OF HOUSE DURING YOUR STAY AND LINEN CHANGE
The house keeper will with your permission access the general living area of the house twice a week to collect dirty linen and provide clean linen. Laundry facilities on property are controlled by the housekeeper. The housekeeper is only responsible for the washing of house hold linen and towels and the cleaning of the bathrooms. Additional cleaning/ work/ or cooking in the kitchen is at an additional cost.
DUTIES OF THE CARETAKER
The caretaker will check with you in the morning and evenings for any garbage which you have to dispose of. Please meet him at the door and give him the garbage. He only enters the house with your permission for garbage.
The caretaker will ask your permission to check the solar battery readings in the mornings and in evenings.
QUESTIONS DURING YOUR STAY
The contact phone numbers for the caretaker, housekeeper will be given to you during your stay. Please contact them first should you have any concerns and they will channel to appropriate persons to ensure a quick resolution. Once you report a concern or it is addressed according to the initial request and all safety concerns will be investigated regardless of origin.
NOISE LEVELS
Please sound to a reasonable to avoid disturbance to neighbors. Lound music after 9pm is not allowed unless there has been prior approval by the owner for an event or social gathering.
TOURS /TRANSPORTATION/ ON SITE ACCESS & PARKING
We have a recommended driver for our guest. If any other driver is used the driver is requested to present their ID (drivers license) 48 hrs before check-in to allow for security clearance. Drivers who cannot provide a valid ID will not be allowed on the property.
LATE CHECK IN REQUEST -For check-in after 5:30pm there is an additional charge of $60 as the onsite manager will have to stay later to receive you.

Travel Information
Guests flying into Jamaica can arrive via Ian Fleming International Airport (OCJ) — American Airlines now offers direct daily flights from Miami to this airport, which is just 15 minutes from Sandy’s Villa.
Other options include Montego Bay Airport and Kingston Airport.
Airport pick-up can be arranged from any of these airports for an additional cost.
If you prefer to fly instead of drive from Kingston or Montego Bay, there are domestic flights available to Ian Fleming International Airport (OCJ).
Booking Details
Once your reservation is confirmed on Airbnb, you’ll receive an attachment with our House Rules and Guidelines to review and sign prior to arrival.
Only registered guests are allowed on-site. The number of day visitors is limited and depends on the size of your booking group.
Additional Service Fee
A weekly cleaning and service fee of USD $40 applies for bookings over 5 guests.
Please note that service rates on public holidays are doubled.
