Part of a barn and stable complex, a picturesque converted brick and tile self contained annexe with en-suite, lobby with kitchenette and direct access to pretty shared courtyard garden with exotic plants and water feature. Location is unrivalled, set in the heart of the Broads National Park, two minute walk from Womack Water and river and five minutes to Ludham village pub and shop. Scenic river and marsh walks, nature trails, swimming pool, cycleways, beach and boat hire are all close by.

The space
Accessed from the courtyard garden and comprises a kitchenette with fridge, sink, microwave, toaster, portable hob, tea and coffee making facilities. The bedroom and living space has double bed, chairs, breakfast table, storage and book shelf. The en-suite has it's own bath and shower, together with towels, toiletries and supply of antibacterial sanitizer, antiviral surface cleaner and disinfectant wipes. Under floor heating provides cozy warmth for early and late season visitors. You can be assured after each stay the annexe is thoroughly clinically cleansed throughout with medically approved cleaner and in this difficult time any wish to remain isolated will be respected.

Guest access
There is off road parking and you will have independent and private access to the annexe and use of the courtyard garden, exclusive seating and table for your use are provided together with BBQ. Your host lives in the 300 year old barn conversion adjoining the courtyard.

Other things to note
Cleanliness has always been highest priority and with covid-19 very much on everyone's mind extra special attention is given to deep sanitized cleaning between stays and extra cleaning supplies are supplied for guests, which include Dermalcool gel alcohol hand sanitizer, antiviral surface cleaner and disinfectant wipes. A week before arrival guests will be personally messaged regarding self check in details and self distancing will be respected and strictly adhered to. No new bookings are accepted on the day of departure of our guests to allow extra time for that deep clean. Please note, however, weekly bookings can be made by arrangement and 10% discount will apply.

This unique location is close to Womack Water and river and the pretty village of Ludham with thatched cottages, church, pub with restaurant, village store, butchers and tea room. Other attractions close by and within easy walking/cycling distance include historic St Bennets Abbey, How Hill Gardens and Nature Trail and only a short car journey away Wroxham Barns Craft Centre and the beautiful sandy beaches of the Norfolk coast. Horsey Gap is a real treat and probably the best place in Norfolk, particularly late October through to February, when the adult seals and seal pups can be seen in abundance. If you have the time these and many more are all well worth a visit. Bicycles are available by arrangement to explore quiet country lanes and to discover more local pubs and almost forgotten churches.

I travelled widely during my time as an engineer officer in the Merchant Navy before joining the family run Norfolk boat building and hiring business in Wroxham. The company became renown for the best kept fleet of hire boats on the Broads and from that time my passion for restoration of classic boats has never waned.
