The traditional Victorian main door flat is easily accessed through its own gated private front garden. It is ideal accommodation for families, small groups or professional work visits. It allows guests to experience the city whilst based in a quiet neighbourhood within easy walking distance to Edinburgh old town, the University and the city centre. It is ideal for those visiting Edinburgh during the International Festival and The Fringe, given close proximity to the majority of Festival and Fringe venues.
The flat is fully licenced by the City of Edinburgh Council (Licence EH-69603-R) and is perfect for families, small groups and work-related stays. We do not accept party groups.
The Energy Performance Certificate (EPC) rating is Band C (69), which is above the average for dwellings in Edinburgh.
The flat is furnished to high standard throughout and has warm, high quality thermal lined curtains. The master bedroom has a king-size bed with oak furnishings. The second bedroom has a double bed and a separate single bed.
There is fast broadband with excellent signal throughout all spaces. Entertainment includes a smart television that allows access to terrestial channels available in Central Scotland and Freeview channels. It also allows you to access your own streaming services such as Netflix, Amazon Prime, Disney, Discovery+, BBC iPlayer etc. The TV also is enabled for casting onto the screen from smartphone, tablet and Bluetooth enabled laptops.
GUEST SAFETY
Full licencing by the City of Edinburgh City council means that all necessary inspections and approvals are in place. Fire Safety certificate fulfilling all new Scottish Government fire alarm regulations current 2025, gas safety certificate, Electrical Installation Condition Report (EICR), PAT testing and Legionella Risk assessments are all current.

Guest access
Guests have sole access to the entire spacious Spottiswoode apartment through the private main door. Access is through the gated and fenced private front garden . Locally there is access to the extensive green space of the meadows just a few hundred meters away through quiet streets only a few minutes walk from the apartment.

PLEASE NOTE - Free parking is available immediately outside the property subject to space availability, but this is seldom a problem. Free parking applies weekdays ONLY after 5.30pm, and until 8.30am in the morning. There is free parking for the entire weekend from 5.30pm on Friday until 8.30am Monday morning. Between 8.30am-5.30pm weekdays - PAID PARKING applies. You can pay at the meter or by using the Edinburgh City Ring-Go parking app from a distance up to a maximum stay of 4 hours in one location.
My place is dog-friendly, though I ask dogs are not allowed up on furniture. and have their own sleeping basket/ bedding kept separate from beds and soft furnishings. There are extensive quiet streets around Marchmont and the green space Meadows for exercising dogs.
