If you love seeing the sights of Edinburgh and also the peace and tranquility of the countryside, then Ugston Mill is the place to stay! 20 minutes from Edinburgh by train, 25 by car.

Beautiful converted cottage with wonderful kitchen diner, great views of hills, Aga, wood burner in comfy sitting room, large rambling garden, with garden furtniture, pond and brick bbq.

Nearby market town of Haddington, sandy beaches, golf courses and lovely coastal villages. Lovely situation.

The space

My lovely home is in the countryside twenty five minutes from Edinburgh city centre. Ideal as a base for country and city exploration. East Lothian county has beautiful sandy beaches at Gullane, North Berwick, Dirleton (Yellowcraig), and Dunbar. The Lammermuir Hills look over the county, and you can see them from my kitchen. There is also a view of Traprain Law, where there is an ancient iron age settlement.

We are situated five minutes from the A1 motorway (to Edinburgh, or Berwick upon Tweed and England), but in a peaceful location on a working arable farm. There are fields of grain or vegetables surrounding the cottage, and some lovely walks nearby, in woods, or over the fields.

The nearby market town of Haddington has banks, shops, supermarket, garage, swimming pool and sports centre, as well as the beautiful St. Mary's Church overlooking the River Tyne. There are several cafes and pubs, as well as two fish and chip shops, an Italian takeaway, two Chinese takeaways, and a lovely riverside pub, the Waterside Bistro.

There is a bus stop at the end of the farm road, for Edinburgh or Haddington. Bus into city centre stops at a lot of places and takes about one hour. There is also a railway station six minutes from the house, at Longniddry, where you can catch a train to Waverley or Haymarket station, both in Edinburgh city centre. The train journey takes twenty minutes. If you go the other direction, you can take a train to the lovely coastal town of North Berwick, with its pretty harbour, gardens, crazy golf, putting green, sea bird centre, sandy beach, boat trips and lovely shops and restaurants.

There is a cinema and well known chain restaurants and out of town shopping centre about twenty minutes towards Edinburgh at Fort Kinnaird.

There are many good golf courses nearby, walking trails, surfing, windsurfing, wake boarding, horse riding and dry slope skiing. Roslin Chapel of Da Vinci Code fame is not too far away, as is Glenkinchie Whisky Distillery.

Edinburgh is an amazing city to explore, with its castle, Holyrood Palace, Royal Mile, Georgian New Town, the Royal Yacht Britannia, and plenty galleries, museums, shops, restaurants, cafes and bars. The wonderful Fringe and Edinburgh Festival is in August annually, and makes a great holiday. So much to see, do and experience! There is also a winter festival with Christmas German market, and ice skating.

Guest access

The whole house and rambling garden is available for guests, apart from an attached self contained annexe, where I live while letting out the house. The large kitchen diner is great for entertaining, and fabulous for family or friends get togethers. Two double bedrooms and two twin rooms are available. However, if you need accommodation for ten, there is an additional pull out guest beds which can be added to the total. We can provide a babies' cot on request. There is also a lovely conservatory to relax in, and a utility room with washing machine and tumble drier for your use. There are two bathrooms, one with a walk in shower and bath, and the other with a shower over the bath. There is also a further toilet.

There are many corners for sitting and chatting, or chilling on your own, or enjoying the conservatory (heated in the winter). Plenty of space!

Interaction with guests

Normally I will be within forty minutes of the cottage if needed. If I am not available, someone else will be on call.

Other things to note

It is possible to arrange for a cleaner to visit the house for longer stays.

Airport/station pickup and drop offs can be arranged by request.

- All I ask is you treat my lovely home as you would wish yours to be treated by guests. Smoking not allowed in the house itself, but if you would really like to smoke, please do so in the garden, and dispose of the butts thoughtfully. Thank you!:)
- We live on a working farm, so please take care not to park across gateways or barn doors/entrances/ or on the grass verges. There is plenty of parking by the house, at the foot of the garden, and beside the barns across from the cottage.
- Dogs welcome, provided they are well behaved, and kept on a lead if sheep are in surrounding fields. The garden is enclosed as long as gates are closed. Please, lovely people, much as I love dogs, please clean up after your own pets.
- There is a pond in the garden, so if you have young children, it is your responsibility to keep with them at all times.
- Please be considerate to my lovely neighbours, eg noise, parking, closing gates etc.

Jilly could not have been more welcoming as our host. Her house is beautiful and in a lovely location. The local town has variety of shops and we were easily able to do food shopping. We were also able to travel to the local station to catch a train into Edinburgh for a day, which was an added bonus and the following day explored the coastline, which we really enjoyed. It was very nice to come back to the house in the evenings to have a dinner at the large dining room table. We loved our stay here and hope to return in the future, but this time stay a great deal longer.

Jilly's house is absolutely beautiful, as is the garden. It's even better than it looks in the photos. I spent the weekend there with 9 old friends and it was perfect for relaxing and cooking meals together. Jilly was really friendly and gave us all the information we needed. The beds are also really comfy!

It may be a bit remote but it is a lovely secluded and very large 4 bedroom property with a huge kitchen diner and comfy sitting room. Bright and airy and all mod cons.

We stayed at Jilly's place for a few days because we had a wedding nearby, and what a treat it was! The beautiful cottage comfortably slept eight, and had a lovely big kitchen where we could spend time together. Jilly was a great communicator and made us feel very welcome. We definitely recommend staying here.

Beautiful country cottage. We had a perfect weekend here. It is a fabulous home and we couldn't have asked for anything more. Definitely a home from home! Also a lovely garden and very comfortable beds. Total relaxation.

One word, amazing! The cottage is massive, the master double with conservatory is luxurious but the other rooms are also very plush! Huge garden in such a tranquil setting! The main dining/ kitchen area is even better than we imagined, great centre place for the cottage. The sitting room is very cosy & we had lovely evenings cosied up on the sofas. Beyond what we were expecting & worth every penny & more! Jilly provided is with really useful information & was so lovely with giving us privacy although we would have loved to have seen her more as Jilly is such a lovely lady! Lovely house with everything you could need for up to eight people. Very close to Haddington which is a gorgeous little town and the coast at Aberlady is great for walks..
