We have a local manager in Surfers Paradise who will meet and greet you and show you around the resort and all of the great facilities the Q1 has to offer. Check in is from 2pm to 6pm.

Early check in's can be organised subject to availability.

Late Check in Fee of $50 after 6 pm.

Late Check outs after 10:00am may be available but will depend upon future bookings and a fee may be applicable.

House Rules & Standard Terms and Conditions of Temporary Holiday Accommodation

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

This is a self-contained apartment, we do not offer a maid service or restock supplies during your stay.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay. Guests will be liable for payment of any charges incurred together with all replacements and necessary costs for any damage or loss to the apartment and its contents or the body corporate property.

Departure - the property should be left in a similar state to its condition on arrival. If not an excess cleaning fee of $75 per hour will apply. The oven must be left in the same condition as arrival. If this is not done there will be an excess cleaning fee of $100. Any blood or heavy soiling of any linen (including make up) or bedding will be charged at replacement cost or the laundry cleaning fees.

Check-out time is 10:00am to allow time to prepare property for next guests. Keys are to be left on the bench upon departure of premises. Failure to do so will incur loss of keys/fob fee of $500.

Garbage and any items not belonging to the property should be removed entirely from the property prior to your departure.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

The bond will be refunded within 5 business days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared. etc.

All linen is supplied. You need to bring your own Beach/Pool Towels.

Pets are not allowed.

Q1 is a Non Smoking Building and Smoking is NOT permitted within the Apartment. A fee of $500 will be charged if any evidence of smell or smoke is detected in the Apartment.

Loss - the owners take no responsibility for the tenant's personal property.
