The Flat has all the charm of a traditional Victorian tenement, with high ceilings, and big airy rooms, original floor boards and large sash windows, but it is also modern, being recently renovated, with a newly fitted kitchen, new boiler and heating system, new bedroom carpet and freshly decorated throughout.
There are two gardens to choose from. The private garden at the front of the house is sheltered by a large hedge and there is a table and chairs to enjoy the seclusion. The garden faces east and get the sun in the morning until around 1.30pm
There is direct access to the back garden through french doors in the kitchen. Although this is a shared garden, the patio area is in a corner plot and separated from the garden with plants and shrubs. The garden faces west and there is also a table and chairs to enjoy the afternoon sun from 1pm to 6.30pm
The flat has a large hallway - useful for bikes and buggies, as well as a large cupboard in the hall for coats and suitcases. There is a large walk-in wardrobe in the master bedroom and a large chest of drawers in the second bedroom.
The kitchen has all mod- cons; dishwasher, washing machine (and access to washing line in the back garden or pulley maid in the master bedroom) modern gas hob and table and chairs.
There is a king size bed (less than 2 years old) in the master bedroom and a small double in the second bedroom (less than a year old). The living room has a double pullout sofa bed. There is plenty of spare bedding and towels, and a hairdryer is available. The master bedroom also has a small living area with couch and coffee table.
The large airy living room has wooden shutters for privacy, and there is a dining table that opens to double size and seats 6. Large 3-seater sofa and 2 armchairs, Flat screen TV, TalkTalk box, Sonos speaker and record player.
The sunny bathroom has shower and full length bath.
If you are working, there is a study off the living room with a desk and office chair, and high speed broadband internet and internet TV.
There is free on-street parking only 3 streets away (less than a ten minute walk) on Albert Street, Pilrig Street and beyond, or paid parking on the doorstep Monday-Friday and free at weekends.
The area is a transport hub, with most buses running in and out of town from Elm Row (5 minutes walk away) or London Road (2 minute walk away) The tram stop at York place is a 10 minute walk and Waverley back entrance is also 10-15 minutes away. There is a taxi rank outside the Playhouse - 5 minutes away, and car rental firms Hertz, SixT and Enterprise with Europcar, National and Alamo are 10 minutes away.

The property will be professionally cleaned before you arrive, with clean bedding and fresh towels provided, as well as fresh supplies available on the property.
