Recently renovated 1950s cottage with hardwood throughout.

10 minute walk to Zilker and Barton Springs. Perfect location for ACL, SXSW, F1, etc. Great location to get downtown, to other events in the city, and experience Austin at its best!

The space

The house has been recently renovated and is very clean. Tons of character, new and original. Very bright with windows everywhere and tons of natural light.

Open concept living space with fully equipped kitchen. Kitchen includes all the dishes and cooking utensils you'll need, fridge, stove, toaster oven, kettle and dishwasher.

Comfortably sleeps 4 with 2 bedrooms. 1 Queen in each.

A Queen air mattress can be available for extra occupancy. Max 6 people.

The yard is large and has a nice patio with shade around mid day.

There isn't a true bathtub, but the shower rocks. It is huge and has amazing pressure. You should know in advance that it is sunken into the foundation about a foot. No problems for anyone yet including my 68 year old mom.

There is a large 46" TV hooked up to a media PC which you can use to surf, watch movies and play music from. 5.1 surround with a sub is great to get you in party mode before going out. There is no cable TV.

Easy to use connectors for the stereo will be provided (headphone jack, etc.) for you to play from your phone, etc.

Guest access

Guests have access to the full property excluding the second building out back.

Kitchen and linens are fully stocked.

Interaction with guests

I may pop in to water the yard in times of heavy drought or grab some tools from the shed. Other than that, I'll be out of your hair.

Welcome to our home. We live here full time - please respect our home as you would your own.

We have neighbors and they're really great people. They won't mind talking/laughing late at night outside, but please don't play music outside past 11PM.

Please check your shoes before entering the house. We've had guests track mud in before after festing and it's rough to clean up.

No smoking inside. Please dispose of cigarettes responsibly outside.

- Use the exhaust fans when cooking and when showering
- No metal instruments on the cookware. Please use wood or silicone utensils.
- Try not to drag anything across the floors
- Be nice to the kitchen table. It's Amish
- Use the side door. Front door gets stuck easily
- Lock up the house when you're not around

My friends and I stayed at James' place for the ACL festival. The house was a short walk to the grounds and absolutely perfect for our needs. He was a great host, his house is gorgeous, clean and sunny. Highly recommended! We would definitely stay at James' place again in the future. If you are planning a trip to Austin, this is definitely the place for you.

This place if what airbnb is all about to me, a great location with a great host. James was there to welcome us, showed us around and pointed out the houses features. Told us he would drive back 40 mins from where he was staying if we needed anything. There was no need, the location is so good we walked everywhere, to local parks, to restaurants to downtown Austin (starting to get a bit hot for that walk though!). All in all a great experience.

James was an amazing host and extremely conscientious. The house was comfortable and spotless, and a perfect place to stay for the conference. Proximity to B-Cycle made this a no-brainier. We would absolutely stay again.
