Our beautiful two bedroom cottage is full of charm and character, with a roll top bath and log burner. The additional separate annex with kitchenette and shower room adds extra space for guests. Located in a perfect Norfolk village surrounded by woodland walks. Perfect for dogs with a large fully enclosed garden.

The space
This three bedroom cottage and annex is perfect for a family weekend in the country side or plenty of space for three couples to enjoy. Entry through the front of the house off the market square brings you through a small porch into a cozy but spacious living room with a log burner.

Through to an open plan dining room and kitchen, with chesterfield sofa and a cosy nook. The kitchen has a range cooker, Belfast sink, dishwasher, washing machine and fridge. The kitchen enjoys a partial glass roof which lets lots of light in, perfect to enjoy a morning coffee.

Upstairs there are two large bedrooms, one king size and one double, and a bathroom with roll top bath and inbuilt shower (with brilliant water pressure)!

To the back and across the courtyard there is a self contained annex with open plan sleeping/ living area containing two single beds (can be made into a super-king), storage shelves, sofa, TV and small table with two chairs. There is also a kitchenette with fridge, sink and kettle, and a bathroom with toilet, sink and shower.

Beyond the annex there is a large fully enclosed garden, which is as dog proof as possible! Our two German Shorthaired Pointers (AKA escape artists) lived in the property with no escapes! Guests can enjoy the patio furniture and BBQ.

Parking at the front of the property (please don’t block in the neighbours though) and plenty of parking in the market square.

There are smart TVs in both the cottage living room and annex with Netflix, Disney plus and more for guests to enjoy.

Full Wifi is available.

All dogs are welcome - no restrictions on size or shape - we just ask guests to make sure they pick up after the dog in the garden and make sure there is no excessive barking as we do have neighbours. We have had lots of different doggies stay at the cottage and they seem to enjoy it as much as the owners!

The entire cottage is non- smoking.

Please note, this is a 400 year old cottage and so will never ‘look and feel’ like a new build property with straight lines and clean edges. The cottage is beautiful, quirky and historic but it’s also wonky, imperfect and full of wooden beams and nooks. It has not been refurbished to feel like a new house - it is what is. If you like old buildings you will love its charm and character, but if you prefer hotel perfection it's probably not the place for you.

Guest access
Full use of the house, annex and garden. Our next door neighbours have access across the back of the house but it's not used often.

Other things to note
East Harling is situated 5 minutes from the A11 making it an easy location to explore from. The beautiful market town of Bury St Edmunds is 30 minutes away over the border in Suffolk and Norwich is a 25 minute drive straight down the A11. The closest town is Thetford, about 10-15 minutes drive with a large Tesco and other shops and facilities.

High Lodge, a family activity centre, is 20 minutes away with miles of forest walks, picnic areas, high ropes, segways and much more. A brilliant day out which children and dogs alike will love.

We are an hour from the gorgeous North Norfolk coast and 50 minutes from the Norfolk Broads for boat trips and days out.

The cottage is located in the middle of the village on the market square.

Please note that over a bank holiday weekend or holiday (Christmas/NY) I ask for a minimum booking of three nights. For the rest of the year it’s a two night minimum stay.

Location

East Harling, England, United Kingdom

East Harling is a perfect Norfolk village. The village itself has two pubs, the Nags Head enjoys a great reputation for good food, a buzzy atmosphere and even hosts local bands on most Saturday nights. The Swan is a little further down Market Street and has a beer garden.

The village is on the edge of Thetford forest, the largest pinewood forest in Britain, covering 19,000 hectares. All around are wonderful walks through forest and heathland. For those who have runaway dogs there is a 98 acre enclosed Heath a couple of minutes drive away for dogs to enjoy without the risk of running off into the woods!

The village also enjoys a tea room, butchers, village shop, chemist and hairdressers. A children's play park is just over the road from the market square. The village has a great feel and there is always lots going on.

We are a mile from St Georges Distillery which has whiskey tours and a wonderful café called The Kitchen. Snetterton racetrack is under 10 minutes away.
