Full kitchen: dishes, pots, pans, microwave, dishwasher, toaster oven, coffee maker. Buses directly to NYC, Newark Airport, Newark Penn 3 twin mattresses are comfy memory foam, W/D. Early check ins and late checkouts a generally impossible (early luggage drop offs ok), because of back to back bookings and it takes 5 hours to clean.

The space

My place is very cosy and easily accessible to NYC and other places. It gets a tremendous amount of sunlight because there are windows on every side of the unit. 3 of the mattresses are memory foam, the couples room has an adjustable airbed with a foam mattress topper and the living room has a futon couch/bed. There is also an extra queen size inflatable mattress. There are ample places (dressers, shelves, etc.) to put your belongings. It is not child proofed apart from the barred windows, so would not be safe for small children. Older children (above 6 or 7 perhaps) are fine. There are various food delivery options here, a large Family Dollar store and small stores on almost every corner. It isn't childproof and hence is not appropriate for younger children. Check in is 5 pm because it takes 5 hours to clean the place.

Please read the house rules below before booking. I will just mention the most important one here: This apartment is not a good fit for messy people, because the neighborhood is very prone to roaches, and if a kitchen is not kept clean, they will show up in as little as 2 days. When I bought the house there was an infestation so I got an exterminator, and things were great for months, until I started doing airbnb. Some of the guests didn't follow the cleanliness rules and I had to have the exterminator come back. Things are nice and clean again and must stay that way. Roaches are detrimental to my business and cannot be tolerated. The House Rules section below has more details on what to do with garbage, recycling, etc. Please read through them before booking. They may seem onerous, but they were all created because of incidents that have already occurred. They may seem onerous to some, and common sense to others but were preemptive, and they all basically just ask you to treat my home as you would your own, assuming you treat your house well.:)

Guests have access to the entire apartment-bedrooms, living and dining area, bathroom, fully equipped kitchen with dishes, appliances and dishwasher, fiberoptic wifi, washer/dryer

Interaction with guests

I live upstairs and will be available if guests have questions or concerns. I offer long terms guests the option of having me come in once a week to do the floors bathrooms etc., in which case guests would have to move personal items out of the way to make cleaning possible. Alternatively, I can bring cleaning supplies down once a week if guests prefer their privacy. It is essential that guests keep the kitchen area very clean. When we bought the house there were roaches and we had to get an exterminator. We've been pest free for months now and would like to keep it that way. Please don't leave dishes around, and make sure you wipe down counters adequately.

Some of these might seem like common sense or too onerous, but I assure you that none of them were written preemptively. All of them were written in response to incidents that have already happened in just a few months. I'm basically just asking you to treat my home as you would your own. Airbnb is not the same as a hotel. Please keep that in mind when booking:

CLEANLINESS: This is a big one. When I bought the place there was a roach infestation so I had to get an exterminator. After that, everything was great until I started doing airbnb. Some guests were not clean enough in the kitchen and I had to have the exterminator come back. Since this is the kind of area where any kind of food left around will attract roaches almost immediately, I have a system in place which I require guests to follow. No dirty dishes, dirty recycling or particles of food or drink should ever be left around. This means things like pizza crusts, soda/beer cans, basically anything that will attract pests. Dishes should be washed and counter tops wiped down after every meal. There is one garbage and 3 recycling containers: 2 for glass, metal and plastic and the other for paper and cardboard. All recycling containers have recycling bags inside and lids that must be kept closed. The garbage should be taken out every day, but you can just leave it outside the apartment door and I'll collect it. Please rinse out all your recycling containers with hot water before disposing of them. When a recycling bin is full you can take it out, tie it up and also leave it outside the apartment door, or drop it in the larger recycling bin outside on the porch. The important thing is to keep those bins sealed with the lid and rinse everything out beforehand, which is easy because the sink has a hand hose on it.

DOORS: Please ALWAYS lock both the apartment and front door when leaving.

SMOKING: All tobacco products outside please. I don't mind the green inside, but absolutely no cigarettes, pipe or cigars in the house.

TOILET: Please don't put anything in the toilet besides toilet paper. Please put anything else you want to dispose of in the garbage. Somebody put 2 bars of soap in there and caused a major plumbing catastrophe.

HEAT/AC/LIGHTS: Please be mindful about conserving energy. I bring this up because one guest had the AC set at 60 degrees (15C) which is far too low. The ACs are window units. There is no central AC, so please don't turn on the "cool" setting on the wall thermometer, because it could be using some kind of energy, and you'll get no results. In order for me not to raise rates it is important try not to be wasteful. Please turn off the AC, heat and porch, hall, stairwell lights when not in use as well. Also, I often leave the windows open just to get some air circulating, so please make sure they're all closed before turning on the heat or AC. The AC should never be turned below 68 degrees Fahrenheit (20 Celsius). The units in the living room and sunrooms are brand new, highly rated and work very well. Please use the "energy saver" setting. 68 degrees is more than adequate. Most guests put it on around 72, Heat should never been turned on past 74 Fahrenheit (223.3 Celsius) Please don't leave ACs on in the bedrooms when you are conversing in the common areas for extended periods of time. When it's pleasant weather (like dry and in the 70s) please open windows instead of using the AC. The ACs also have fan settings and there are little fans in each bedroom. Please know that I'm just a struggling homeowner trying to pay a very high mortgage, both outrageously high property taxes as well as business taxes on account of airbnb, so I pay far more in taxes than regular property owner. There are also bills for the 3 apartments, not to mention maintenance. Nobody is getting rich off of this and I charge lower rates than airbnb recommends, so I'd really appreciate it if you worked with me on this one:) I also suffer from a chronic illness and cannot work a regular job, so this is all I have.

PETS: My place is pet friendly, but within reason. You are responsible if your pet damages anything or hurts anyone, so if you're pet urinates or defecates in inappropriate places , or scratches anything up, In such a case I would have to take pictures and petition airbnb for a security deposit to cover the costs of the damage.. NO BITEY DOGS, please. I do not want a neighbor suing me if your dog bites them while you're out walking him/her. I mention this because I know of such a case. If your dog has aggression issues, please make other arrangements for him or her.

NOISE: Please keep it down after 10 or 11 at night and don't speak loudly in the stairwell if you happen to be coming home from a trip late at night. I live upstairs and there are guests on the first floor as well.

OTHER THINGS I'VE NOTICED GUESTS DOING: Please do not use oil or lotions on the beds. A few guests have ruined my new linens that way. Also please do not ever use a curling iron, iron or anything like that on the bed and never leave such things unattended. One guest burned my sheets as well as the foam mattress topper and could have set the house on fire.

Last but not least: If you knowingly live somewhere with bed bugs (or even suspect that your building might have them) PLEASE do not book here. I cannot have an infestation in a 3 family house. It could potentially ruin my life. Please understand how serious this is. I take very extreme measures to make sure this doesn't happen.

The apartment has 3 bedrooms and a big living room. However the washer machine is not working. The community area is not quiet.

The washer machine does work. You have to hold it in until it clicks. The only noise is the guys on dirt bikes. This only started a couple months ago. I've been calling the cops on them every day and it's getting much better.

The apartement is very clean and exactly like the pictures. Beds are very confortable. Elizabeth is a great host, it was very easy to communicate with her before the check in and during our stay. A lot of parking in the street. I have only one advice : don't walk in the night in the neighborhood. (Make sure you took the right bus or call a taxi when you come back home). But in the apartement we felt very safe. Thanks Elizabeth for your hospitality !

It was a good place to stay and easy acces to highways and public transportation. 15 minutes to manhattan. The host too good care of us :)

Elizabeth was a great host! My group's travel plans changed last minute and she was very accommodating to make sure we were able to get into the airbnb. There was plenty of room for our group of 5 and could have easily fit a couple more people. The neighborhood looked somewhat rough from the outside but we did not have any problems whatsoever. Definitely recommend staying at Elizabeth's!
