My 3 bedroom house is spacious, comfortable, quiet & close to Belfast. You will be warmly welcomed to my home & will have use of the living room, kitchen facilities, bathroom, WiFi & large garden.

The room is suitable for 1 or 2 people. Bed linen/towels included. Small complimentary breakfast is provided.

House is not baby or toddler proof.

The space

Double bedroom with double bed, suitable for one person or a couple. Linen and towels included. Access to a shared contemporary bathroom with large bath and shower. Instant hot water and heat. Use of living room (TV/DVD etc), kitchen and garden.

WiFi is available.

Guest access

Guests are welcome to use the guest bedroom, shared bathroom, kitchen/diner; includes oven, hob, fridge, freezer, (washing machine £5 additional charge) as well as living room and garden.

The garden has several decking and paved areas with garden furniture and storage for a bicycle.

Bed linen and towels included. A complementary small beakfast is also included.

Interaction with guests

This is my home and I will be present, when not at work or socialising. I am easy going, sociable and love to meet new people. I am a seasoned traveller and appreciate the difference a smile and warm welcome can make.

I love interaction with new people! I can be as sociable as my guests like; whether it is over wine, coffee or just a smile and a polite good morning.

I am not intrusive and respect the privacy of my guests. I have my own rooms (my office and bedroom) and understand people need their own space.

I do have basic house rules and a copy is kept on the kitchen noticeboard and the guest bedroom.

Overall I want my guests to be comfortable and to have a great visit to this little country.

I am more than happy to help with tourist advice or any information; local or otherwise.

By private arrangement, collection from airports, ferry terminal, train/bus station, Belfast etc, can be arranged.

Other things to note

A complementary breakfast consists of a selection of cereals, tea, coffee and some milk (to prepare yourself). There is also butter and jam, should guests wish to buy their own bread. If there are any dietary requirements or special requests, please let me know. I can purchase specific items at an additional charge.

Tea and coffee is available at any time (help yourself).

The kitchen and facilities are available for guests to use.

Guests are welcome to use the washing machine, I just ask for a £5 contribution charge, per load, to cover electricity and detergent.

TV/DVD are available for your use in the main living room and I recommend getting cosy on the sofa watching a movie or watch the birds in the garden whilst enjoying a cuppa on the decking!

I also have a selection of games, DVDs, CDs, magazines and a mini guest library to help pass the time.

A selection of tourist information leaflets, tours, transport information etc is also kept in the guest bedroom.

There is plenty of on-street parking. My house is situated within a quiet cul-de-sac so a car will be very safe.

All I ask is for guests to tidy up after themselves. I have basic house rules mainly focused on bathroom and kitchen as they are shared facilities. I would ask guests to keep these areas clean.

I encourage guests to treat my home as their own and with respect. Bathroom, kitchen/diner and facilities, living room and garden are available for your use. Please tidy up after yourself.

I also ask guests to pay particular attention to the bathroom and kitchen. This is my home and simple things like washing dishes, wiping tables, rinsing the bath etc are much appreciated. It saves embarrassment for everyone!

Parties are not acceptable nor is bringing anyone home.

Please do not eat meals in the bedroom or bring hot food upstairs.

I will consider pets.

Guests are welcome to use the washing machine but I ask for a £5 charge, per load, to cover washing powder and electricity.

Loss of key(s) will result in a £25 fee for each key! All other damages will be subject to a fee depending on damage and item(s).

Check in is flexible at weekends.

Ashley's house is immaculate. She was a very friendly and helpful host and was always happly to chat. The house is in the middle of a quiet estate on the outskirts of Belfast and is very convenient for the centre and the airport.
