- Rental Rules: We ask that you please review the following details to ensure the comfort and enjoyment of your stay. 1. Smoke is not permitted in the condo rooms or patios, and in any public places such as the pool area. 2. Ski and Snow Board are NOT allowed inside the unit. Wax are prohibited inside the building; you could be charged up to $500 if you do so. 3. People other than those in the Guest party set six above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit of 6 people agreed to above. 4. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 7:00a.m. You could be charged $ bylaw. 5. All the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible or liable for any lost or damaged items during your stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 6. Keep the property and all furnishings in good order. 7. Only use appliances for their intended uses. 8. Pets are welcome. Charges of $70 per pet per stay will apply. We kindly ask that your pets be on a leash at all times while outside and that you pick up after them. Pets are only allowed to stay on the first floor. 9. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Stayover cleans can be provided for guests once during a stay of 8 or more nights upon request. 11. Garbage and Recycling: Please do not leave garbage outside; if you wish to dispose of garbage and recycling there are garbage and recycling bins located at the entrance of the lodge. 12. The Hot Tub are open from 8:00 a.m. until 10:00 p.m. Please respect the following rules: o No food, alcohol, beverages or glass containers are allowed inside the hot tub area. o All Hot tub areas are designated non-smoking. o All children must be under adult supervision all the time. o Management is not responsible for injury or lost or stolen items. o Registered guests or owners and guests only. o Each bather must take a cleansing shower prior to entering pools. o Be cautious of slippery conditions. Owner and The Lodges accepts no responsibility for slip and falls. Please notify the Front Desk attendant of slippery conditions. 13. Fireplace: The fireplace is a non-vented gas fired firebox. Please do not throw any paper or other combustible materials in the fireplace. 14. Water and Sewer: The property is using city water and sewer system. The system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $500. 15. Storms: If there is a Storm or Flooding, no refunds will be given unless: o The provincial or local authorities order mandatory evacuations in a " Storm Warning area" and/or o A "mandatory evacuation order has been given for the Storm/Flooding Warning" area of residence of a vacationing guest. o The day that the authorities order a mandatory evacuation order in a "Storm/Flooding Warning," area, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

This place was very close to Banff and Canmore, so food and attractions were very accessible. The condo was very clean. When I had problems, Michael was responsive towards my phone calls. I did have some issues with initially coming into the listing, but it was resolved quickly. Good place to live at for 2 days!

Great place to stay. Was expecting an apartment building, but was actually part of a lodging place that was about 15 minutes away from Banff. Location was really good - easy to go back and forth to and from Banff. When we first arrived, had some trouble opening the lock, even though we did as the instructions said. Eventually figured it out and afterwards was easy to lock and unlock. Place itself was really clean, plenty of space and had everything we needed to prepare meals. The upstairs was slightly warmer, but the fan helped with heat. Overall really enjoyed our stay here!

Comfortable and convenient, added bonus of a communal gas barbecue and hot tub. Closer to the highway than we realised but not noisy.

Michael and Irina's place was comfortably furnished and well located for easy access to Banff. We had two guests staying, but there's plenty of room for four! They're easy to communicate with and put special touches on the property to show they want their guests to feel at home.
