TERMS AND CONDITIONS
First and foremost Luxury Villas Property Management LLC (LVPM) and its Team Members would like to thank you for booking with us. We understand how important this Holiday is for you and your family, for which we take great pride in providing you the best of customer service. In the time that is left before your visit to your holiday home we ask that you take some time to read our Terms and Conditions which will answer many unanswered queries you might have.
At the time of the booking a non-refundable Booking Deposit of 20% of the total cost of your booking will be required. Final Payment is to be paid in full 8 weeks prior to arrival. This will automatically be taken from the Credit/Debit card we have on file, unless we are advised of alternative payment method before your balance is due. To book online you must have a valid Credit/Debit card (Visa, Master Card, or Discover). A Security Deposit of $500 will be required at the time of making Final Payment, and will automatically be taken from the Credit/Debit card we have on file. The Security Deposit will not actually take funds from the card but will be an authorization to take funds up to $500 at some later point in the future in the event of damage to the property caused by the guests. If the booking is made less than 8 weeks prior to arrival then Full Payment must be made at the time of booking, along with the Security Deposit.
As a security measure a charge is placed in the amount of $500 on a valid credit card. The purpose of this is to cover any damage or loss of property that the home may incur during your stay. In order to eliminate any confusion and charges to you for repair and/or replacement please report to LVPM any issues found in your home. This MUST be reported to LVPM within 24 hours of your arrival.
Following the Final Payment all members of the party must be registered stating their names and ages (if under 21) - this is Florida law! It will be assumed that the party Lead Person will be the person making the booking and agreeing to these Terms and Conditions. The Lead Person must be at least 21 years of age and must also be a member of the party.
CHANGING A BOOKING
LVPM, acting on behalf of the homeowner, reserves the right to cancel a booking at any time prior to guest checking into property. In this event, the guest will be refunded all monies paid and neither LVPM nor the owner of the property will be liable for any damages incurred as a result of the cancellation. The guest may be offered a move to an alternative vacation home, at no extra cost. This event is highly unusual and would require extraordinary circumstances from LVPM or the homeowner.
If you should have to cancel your reservation, please notify us in writing immediately via email or mail. Failure to cancel in writing may result in the Security Deposit and Final Payment being charged to the Credit/Debit card we have on file. If payment was made via check or wire, a refund in the form of a check will be issued. Amounts refundable are as follows:
Written notification received more than 8 weeks in advance: 80% will be refunded.
Written notification received 8 weeks to 30 days in advance, 50% will be refunded.
Less than 30 days notice 0% will be refunded.
HOUSE CLEANING PROCEDURE
LVPM requires a minimum 5 night’s stay. A stay of 5 or 6 nights will incur an additional cleaning fee which varies according to the size of the home. Your departure cleaning is provided upon check-out. Refunds will not be made if cleaning is considered as being unsatisfactory by the guest on arrival; however LVPM will send a housekeeping team ASAP to investigate and/or correct the issue as required. Every property is inspected prior to arrival and after departure and you may be billed if excessive cleaning is required. If you would like any supplementary cleans during your stay, you may call our office on ( to schedule this at an additional cost.
PROPERTY ACCESS DETAILS
Details of the property and how to access it will be provided by email 8 weeks prior to arrival, or on receipt of Final Payment (whichever is the latter).
Arrival time is at 4:00 pm. Earlier arrival times are only available by prior agreement.
On the day of your Departure, check out time is 10:00 am. Late check-out is only available by prior agreement. Please adhere to this policy as it’s imperative to allow sufficient cleaning time for our next guests. Failure to do so will incur a charge of $50.00 to the Credit/Debit card we have on file.
Be assured that any concerns brought to our attention during the time of your stay will receive our highest attention. LVPM ensures any issues or concerns that should arise during your stay will be addressed within 24 hours of being reported. In order to ensure this please report any issues at the earliest available opportunity. It is important that any keys are left in the lockbox (if a lockbox is used). This will enable us to resolve any matters to your utmost satisfaction and in a timely manner.
Force Majeure means that we will not be held responsible for unforeseen circumstances that are out of our control, such as adverse weather conditions, terrorist activity or any natural disasters. In this instance, no compensation will be paid.
It is possible that LVPM will require reasonable access to perform necessary maintenance to the property. It is therefore imperative that keys are returned to lockboxes (if used) when guests are not in the house.
Swimming pools and spa amenities are checked on a regular basis. Every effort is made to have them in good working order but no refunds or discounts will be made in the event they are inoperable during your stay. Guests choose to use these amenities at their own risk. Fees associated with heating pools are subject to change without notice. It is understood that although pool heating may be turned on, if there are particularly cold periods then the heater may not be able to fully cope.
These are only guidelines to maximum capacities as not all homes will have a sleeper sofa or pull out bed, please check the individual property descriptions for details on actual capacities.

In the event that a property is found to be over-occuppied, then LVPM on behalf of the owner reserves the right to cancel the booking immediately without refund of any monies paid. All persons will be required to leave the property immediately.
HOUSEHOLD SUPPLIES AND FURNISHINGS
The rental home will have an initial supply of Toilet rolls (1 per bathroom) and 2 trash bags. The home will be fully furnished with kitchenware, bath towels and bed linens on all beds. Your rental home will be cleaned and serviced prior to arrival. Additional cleaning and linen services are available; please contact our office for services and pricing.
Monday - Saturday 9:00am - 5:00pm
Sunday - 10:00am – 12:00pm
LVPM operates a No Pet Policy. There is a $500 fine if any pets are found to be in a home.
NO SMOKING POLICY
All accommodations provided are NON-SMOKING. If this is not adhered to, a $500 fine will apply.
Subletting of the property is not allowed.
We are Stuart and Christine Millington, a husband and wife team of independent Property Managers. We have owned and rented our own home since 2003. During that time we experienced both good and bad Property Management, so we use that experience to help guide us in what we do (and don't do) in our business.
Almost all the homes we manage are within 2 miles of where we live. Stuart has a background in engineering and IT, and Christine has a background in Human Resources, Managing & leading people, Admin and the successful management of our short term rental home for 10 years along with long term rental of our UK homes.
We came to Florida from England in 2013 when we started our business.We have two grown daughters Chantelle & Shelley. Christine used to do some charity work with the RSPCA animal welfare in the UK & we brought our dear cat Miss V with us from England who sadly is no longer with us and we now have Lulu and Jenny, who are very much family members, all are rescue cats.
Our most rewarding experiences are when guests feedback to owners after their vacation about how well presented their home was, and how helpful and responsive the Property Managers were, particularly when there were issues to be dealt with.
Our biggest challenges have been to build a reputation for being good property managers, with an eye for detail and quality. We are achieving this through consistent perseverance and maintaining appropriate levels of communications both with homeowners and guests. We strive to meet or exceed owner and guest expectations, in a courteous and responsive manner.
