This place has everything you'll need and want, even the things you think you won't need but you'll find necessary during your stay.
Location: Not centrally located, but definitely not a problem. Quiet neighborhood. Very close to Hirao station, which is just two stations (150 yen) away from Tenjin where the action is or is close enough (sights, restaurants, malls, shops like Daiso, Book Off, Don Quijote). You can also walk, about 30 minutes. Nice restaurants and shops in the vicinity (Ichiban, Yoshinoya, a kaiten sushi with 108-yen plates, McDo, a Book Off with English books, a duty free shop). Parks are close, too. 711 is just a stone's throw away, but there's a nearby Family Mart and another convenience store at Hirao station, and a Mini Stop 2 or 3 blocks away. No elevator though (room on the 3rd floor), but I don't suppose you'd be carrying heavy bags every time you go out so it shouldn't be a problem. The balcony makes up for it. Comfortable for two or three.
Amenities and provisions: Fully furnished. TV. Air conditioning. Microwave. Fridge. Excellent WiFi. Stove. Washing machine (which I didn't use). Kitchen has all the cooking utensils, including a pot and a pan. Hot shower. Tatami flooring in the room adds to the authenticity of the place. Soap and shampoo. Dishwashing liquid. Toothbrush, toothpaste, shaver, cotton buds.
Value: Some 30k yen for 11 nights, which is probably one of the cheapest you'll find. And you get more than your money's worth.
Check in: Very easy. Instructions (getting there from Hirao station and the checking in itself) are clear so you can check in any time. Checked in at around 10 pm and had no problems.
Communication: Host was gracious and accommodating, and promptly responded to my questions.
Overall I had a great stay at this place. Will definitely book again when I get the chance to return.
