The space

Our beautiful guesthouse is located just an hour west of Atlanta, within our 33 acre equestrian farm (The Welcome Farm). The house sits just across a small creek in a wonderful quiet area, surrounded by shady trees and the beauty of nature. It’s a real treat and the perfect port for your family and holiday vacation, romantic getaway, family re-union and even business people. The front and back porch area provide splendid views of the surrounding nature. The fresh and cozy furnishings add to the atmosphere of rest and relaxation. You will love the quiet privacy of this vacation home!

The main floor (sleeps 6) of the house is designed in an open living concept with a very spacious living/kitchen/dining area including an open fireplace. On the same floor you will find the large master bedroom with a luxury en-suite bathroom including dual sinks, shower and a large garden jet tub. Two queen bedrooms with a shared full bathroom complete this level.

The lower level floor can be booked for an additional cost and offers a 4th bedroom (sleeps 2), another large/full bathroom and a roomy entertaining area with TV and kitchenette (see rates for details).

You will have access to a beautiful year round open salt-water pool, which is located only a short walk across the creek at the main house. A jump from the diving board or just a refreshing swim will help you replenish after a long day at work. Or trot on by the barn and take a riding lesson to free your mind, body and soul!

Sometimes a good night out is a good night in. Carrollton has some of the best restaurants around but dining out all the time can be costly. The full kitchen offers you an alternative. Stock the fridge with your favorite food and drink and enjoy an evening to yourself. Better yet! Enjoy a fabulous dinner and don’t worry about what to do with left overs. Bring them back here to your house for later.

Downtown Atlanta, Georgia walkable attractions loop is where you can see the world of coca-cola, Georgia aquarium, inside CNN Atlanta and imagine it! The children’s museum of Atlanta, all circling centennial Olympic park. Atlanta attractions will help you get back to nature at zoo Atlanta, fern bank museum of natural history and stone mountain park. Find famous atlantans at the martin Luther king, Jr. National historic site, Margaret Mitchell house and jimmy carter library & museum. Georgia’s “little grand canyon” is a testament to the power of man’s influence on the land. Massive gullies as deep as 150 feet were caused simply by poor farming practices during the 1800s, yet today they make some of the prettiest photographs within the state. It’s located just 90 minutes from the guest house south of Columbus.

This was our second stay at the Welcome Farm after a gap of a year and it was just as fantastic, a truly beautiful home in wonderful surroundings. You’ll really feel at home with the friendly hosts and wandering around their pastures making friends with the horses and dogs! We look forward to staying again

This is the place if you are looking for a gorgeous home, plenty of space, country living, a home stocked with everything you would need (from super stocked kitchen to high chair and baby tub) it is super clean and just a fantastic place! Katharine has thought of everything!!(URL HIDDEN) We stayed here for my daughter’s wedding weekend! We could not have found a more beautiful home and a more gracious hostess! We were greeted with beautiful bouquet of fresh roses and basket of fresh fruit and chocolate!!! Believe me you will not be not be disappointed! We hope to return soon!!!

We spent the last few days of a long trip from New York south to see friends and we all would've loved to have stayed a few more days and relaxed here. 5 stars for all options! Katharina's place is amazing, me and my family all fell in love with it and Katharina met us to show us around and she was welcoming. Also enjoyed meeting her two boys and some of the animals around the ranch too! Buddy the dog was very friendly. The location was easy to find with Navigation taking me pretty much to the drive which was signposted. It was close enough to amenities, but not walking distance. The lounge area was very cosy and comforting and the kitchen perfect and well stocked with consumables as well as equipment. The master bedroom and ensuite is beautiful and very spacious. The added bonus of a utility room adjoining this was very handy too. The other two rooms and bathroom were all fit for purpose with vast wardrobe space and very comfortable beds as well as nice decor. The rear porch overlooking a horse pen was lovely to sit on, grabbing a lot of sun. Cannot find a bad thing to say about this place. Highly recommended to anyone needing somewhere to stay in this part of the world around an hour and a bit from Atlanta City. Or if you're just looking for somewhere lovely to visit this ranch is it.

Our family spent one of the happiest and most relaxing weekends ever at the Welcome Farm Guest House. After being greeted by Katharina we were given a full tour of the house and from that point on felt completely at home and welcomed as a member of the Welcome Farm family. Aside from the lovely house that everyone of us would love to move right into, we were pleasantly surprised by Katharina's quick attention to our questions while not interfering with our family get-together at all; a perfect host. We honestly didn't think we would fall in love with rural western Georgia but are now planning to make Welcome Farm our family reunion spot and will plan out dates around the availability of the Welcome Farm guest House. From the first welcome from Katharina, to the fruit basket and chocolates, the beautiful house, gorgeous property, friendly horses and dogs, this was a perfect family vacation. Thank you Katharina and Welcome Farm!

Katharina was the perfect hostess and welcomed us to her beautiful Guesthouse with style, class and elegant touches at every turn. She was waiting for us when we pulled up to the picturesque, plantation style home and personally showed us around the house. She was very helpful and responsive to all of our inquiries while staying at her lovely guesthouse. The house was immaculate and well-appointed. She has thought of everything to make you feel comfortable, pampered even. Each room is outfitted with just the right kind of furniture, essentials and luxuries to make the stay truly welcoming and enjoyable. The home was incredibly clean and had all the modern amenities one could hope for. The kitchen had everything one would need (or want!) to cook meals and grill out. The pictures are true to what we experienced but they could not begin to capture how the beautiful sunrises and sunsets make the front porch glow with the most amazing light, or the way the perfect cross breeze blows through your hair and whisks away your stress. The horses grazing in the backyard throughout the day make the perfect backdrop to the most relaxing atmosphere. Perfection. The pool was a short 2 minute walk through an adorable path in the woods, over a small bridge and beyond a stately gate. It was the perfect temperature, always available and crystal clear. My children were in heaven! We had lunch a few times on the patio furniture around the pool, taking in the farm life atmosphere and view. During our stay, we visited the barn and Katharina and Samantha, the trainer, showed us around and introduced us to the horses, donkeys, dogs and chickens. Even the barn was clean and it was clear they care deeply for their animals. We took an hour riding lesson and my 5 year old sat atop a gentle and patient horse named Toby, I think. It was so much fun and a unique experience that we won't soon forget. I'm already sharing and suggesting this lovely home to my friends and family. This is what Airbnb is all about. An amazing home, friendly hosts, and unique experiences.

The Welcome Farm is an Equestrian Farm situated on 33 acres with mostly pasture land, but also some wooded area and a small creek running through the property. It’s a dream come true for owners Katharina and Klaus Huenermann.

When they got the chance to move from Germany to the United States in 2006 for their jobs, they took their chance and re-located to a beautiful small town just an hour west of Atlanta in Georgia, called Roopville.

Not only the adventure of working and living in another country, learning a second language and making new friends, but also to have their own horses at home was a long-thought dream, especially for horse lover Katharina and husband Klaus, who grew up on his parents farm in Germany. So the search went on and after acquiring the perfect house and land, spending endless hours after work, building stalls and pasture fences, improving landscaping and renovating rooms, they are proud of what the farm is made today.

On the property sits the main house with a nice in-ground pool, a 7-stall barn, a 200 x 100 fenced riding arena, a fenced 60′ round pen and two large pastures. Just across the creek, separated from the busy farm live, sits in a very quiet, peaceful and picture perfect setting the beautiful GUESTHOUSE.

When you’re ready to replenish and relax after a day at the barn or a trip to one of the many attractions around here, our beautiful guesthouse is the perfect get-away.
Kids will have plenty of safe space to run around and explore the property including the creek, the pool and the playground, which is located between the main house and the barn.
