Our private 3 bedroom home is nestled on 3 wooded acres with pond and hot tub. You will enjoy total privacy, huge patio, and private nature trail. Yet our home is only 7 minutes away from Woodstock with restaurants, art, and shopping. Boats available. Please note we limit the number of guests to 6 and there is no smoking in the house. We invite well behaved dogs to share in the joy of country living with our guests. Please read our house rules for additional information. Thank you!

The space

Our house has everything you need for a relaxing and comfortable stay. The large master bedroom has a comfy king size pillow top bed, sitting area, and air conditioning; the second bedroom has a queen size pillow top bed and ceiling fan and the third bedroom has 2 twin beds and a ceiling fan. The cozy eat in kitchen provides seating for six, plenty of cooking utensils and pots, a ceiling fan and updated appliances. There is a full bathroom and living room with gas fireplace. We also have all the necessities of home - wireless internet, alarm system, fax, BBQ grill, 2 TV's with cable, DVD, radio, washer/dryer, and window air conditioners (in master bedroom and main living room which keeps the house cool in the summer). We also keep our home very clean!
If you appreciate nature, you will love our home. We have a spacious patio where you can relax and enjoy nature. We have a nature trail running through our property where you can enjoy a (strenuous) mountain bike ride or a leisurely stroll through the woods. A carefully lain rock path leads you to our dock on the Pond. From our dock you can enjoy the peaceful views of the mountains and Yankee Town Pond, a State protected bird sanctuary with several large beaver dens. In the spring and fall boaters can enjoy kayaking and canoeing on the pond. We will allow access to our canoe and tandem kayak for an additional fee of $100.00. Early risers will appreciate the woods as they come alive with singing birds, deer and the scurrying of all types of wildlife. At night, the stars in the sky are simply breathtaking. Enjoy the privacy of the wooded outdoors in our 7 person Jacuzzi hot tub.
We have been coming to Woodstock as a couple for more than 25 years, and have shared our love of the country with our children who have grown up with Woodstock as their home away from home. We enjoy the cozy nature of our house and the quiet of the woods, and it gives us time to reconnect as a couple and with our family and friends. We hope you enjoy it as much as we do!

Please note we limit the number of guests to 6 and there is no smoking in the house or on the property. We invite well-behaved dogs to share in the joy of country living with our guests. Please let us know if you will be bringing a pet, as we do have an extra charge of $50 per pet. We also charge a cleaning fee of $125.00 assuming the house is in decent shape at the end of your stay. Please note we do not allow hunting on our property.

Other things to note

House Rules
•Please note we remove our shoes when entering the house and have a cabinet near the front door to keep them in. We find it helps keep the house clean prevents tracking dirt from the woods into the house.
•Smoking: No smoking anywhere inside the home. Smoking is allowed outside only. If you must smoke please be sure to completely put out your product to prevent accidental fire and clean up any cigarette or cigar butts.
•Guest Limits: Only those in the Guest party noted when reserving the house may overnight in or on the property. All persons in or on the property are the sole responsibility of Guest. No more than 6 people can sleep in the home or on the grounds unless previously authorized by the owner.
•Furniture: Keep the property and all furnishings in good order. Do not move or rearrange any furniture.
•Appliances: Only use appliances for their intended uses.
•Pets: Well behaved dogs are permitted with prior permission from owner and an additional agreed upon cleaning fee of $50.00 per dog. See Pet Addendum.
•Food/Drink: No food or beverage allowed in the bedrooms. Please do not leave any food/drinks out in the kitchen as it can attract ants or mice. Please wrap any sweets in a zip lock bag including cereal, chocolate etc.
•Garbage and Recycling: Please take out any trash bags and place in trashcans located at the top of the driveway and lock securely. Please leave recyclables in designated bin: i.e. glass / plastic / paper / cardboard.
• Energy: The house cools and heats up very quickly. Turning on the fan switch located in the thermostat on the wall in the living room will circulate the air conditioning throughout the house. Please try to conserve energy and turn off A/C’s when not needed and if leaving the house. Please remember to turn off A/C’s upon departure. The heating systems are off during the summer months, please do not attempt to turn on the heat in the summer as this will cause damage to the heating systems.
•Housekeeping: There is no daily housekeeping service. While linens and bath towels are included with the house, daily maid service is not included in the rental rate or cleaning fee rate. The agreed upon cleaning fee is assuming the house is left in reasonably good condition, (see departure rules). If the house requires greater than normal time to clean after your stay an additional cleaning fee will be deducted from guest security deposit. We do not permit towels or linens to be taken from the home.
•Plumbing and Bathrooms: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $2,000.
•Grill: To use grill turn on gas valve on propane tank before igniting. When you are finished using the grill be sure to turn all knobs to “OFF” and turn off the main gas valve on propane tank.
•Fireplace and Heating Systems: Used only during the Fall and Winter months. Fireplace in the living room must never be left on unattended. Thermostats - please do not set above 72 degrees and turn living room and bedroom to 50 degrees upon departure.
•Fuse Box: Located in living room on the right when facing the picture window. In the event that a fuse blows, please reset appropriate breaker switch.
•Washer/dryer: Only use ¼ cup of concentrated laundry detergent or else it creates too many suds that won’t rinse out. Turn dryer to off position prior to opening dryer.
•Broken/Stained Items: If you break anything please do not attempt to fix it and do not throw it away, please put it in a plastic bag and leave any broken dishes/glasses in the kitchen next to the recyclable bin. If you stain anything please notify/email us upon departure. Additional replacement fees will be accessed for any unreported items/incidences.

Pet Addendum

Host and Guest agree that Guest may bring the pet discussed with Host. Guest agrees to comply with the following:
1.Guest to pay an additional pet fee in the amount of $50.00.

2.Pet must be up to date on rabies vaccinations and all other vaccinations.

3. Guest is responsible for cleaning up any pet refuse.

4.Pets are not allowed on furniture at any time. Any evidence of pet on furniture may incur extra cleaning fees.

5.All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival.

6.The cost of any damage caused by pet to furnishings or premises shall be deducted from the security deposit.

7.Pet will not be left unattended for an undue length of time, either indoors or out.

8.Host assumes no responsibility for illness or injury that may occur to pets or people while on the premises and Guest is solely responsible for pet while on the property.

•Always put on footwear when entering and leaving the tub. Footwear will prevent pine needles and other dirt from getting into the tub. You will enjoy the tub more if it’s nice and clean!
•Always shower prior to entering the tub. Rinsing off prior to getting into the tub keeps the water clear and helps prevent oils, lotions and hair products from getting into the tub and filters.
•When opening and closing the tub cover, always have one person on each side and lift open or close evenly to prevent the covers lift arm from breaking. If one person wants to open the tub, open the 1st half of the cover from the front of the tub then step inside the tub and lift the cover open from the middle while standing directly in the center of the tub. To open or close the cover any other way will result in damaging the covers lift arm and the guest will be liable for the cost of repair.
•Never sit on or lay on the tub cover! For obvious reasons. Always replace the tub cover when not in use. This will insure the tub keeps its temperature and doesn’t have debris from the trees dropping into it.
•No glass in the tub! Please only use plastic cups and cans if you would like to enjoy a beverage while in the tub.
•If you do notice dirt, leaves or any debris in the tub please use the skimmer to remove it the best you can. That will help prevent the filter from getting clogged and make your tub experience all the better!
•Children: Most health clubs do not allow children under the age of 12 into the hot tubs. If you have children please never leave them unattended in the tub and keep the tub locked when not in use. Also please remind them to use the bathroom prior to getting in the tub!
•There are certain health risks associated with using the hot tub. Use at your own risk.
• Please never leave a fire unattended in fire pit near the tub or anywhere else on the property. Also never leave Tiki torches lit unattended.

1.Use: Guests and permitted occupants are Guests only and not tenants, and shall use the Property as a vacation Property only and for no other reason. A maximum of 6 persons (permitted occupants) may use the Property, under the supervision of Guest. Occupancy of more than the agreed amount of persons will result in a fine in the dollar amount of the Security Deposit. Parents will not lease for children only occupancy and may not assign or sublet Property.

2.Security Deposit: Guest is responsible for breakage, damage and/or loss of any equipment or furnishings and Security Deposit will be used to pay amounts owed by Guest for any such breakage, damage and/or loss or if any excessive cleaning is required to house or property. Security Deposit will be returned upon inspection of the home.

3.Liability: Host is not liable for loss, expense or damage to any person or property for any reason. Host is not responsible for any accidents, injuries or illness that occurs while on the Property or its facilities. Guest must pay for damages suffered and money spent by Host relating to any claim arising from any act, omission or neglect of Guest. Guest is responsible for all acts of Guest, permitted occupants, employees, invitees or any other person on the Property for any reason. Host is not responsible for Guest, permitted occupants, employees, invitees or any other persons' use of canoe, kayak and/or bicycles rented as part of this Agreement. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

4.House Rules: Guest agrees to abide by the House Rules attached as Exhibit A at all times while at the Property and shall cause all occupants and anyone else Guest permits on the Property to abide by the House Rules at all times while at the Property.

5.Guest and Host waive trial by a jury in any matter which comes up between the parties under or because of this Agreement.

6.This Agreement is effective at the time your request for rental is approved.

Bill was an extremely attentive host, providing instructions by phone late in the evening in order to accommodate our later arrival. He customized the home for us, and provided everything we needed for a fun long weekend. The house was clean, charming, and comfortable. I would definitely recommend this home for family or friends trips!

Bill was an amazing host! From start to finish he made sure we knew how to utilize the entire property. The home is very clean and stocked with what you need if you plan to cook. The property is an oasis with a patio and fire pit stocked with firewood and fire starters, a canoe and 2 kayaks that are a blast to take out on the water, an outdoor shower that is sure to rock your world, and a hot tub to chill out. Bill even set up a badminton court, showed us how to connect to the outdoor Bluetooth speakers, and provided propane for the grill. We left the property only once to grab lunch in Woodstock; a short 10-15 min drive. We can't wait to come back!

My friends and I had the most relaxing stay at Bill's house. The property is beautiful and the pictures don't do it justice. Bill is a very thorough and thoughtful host. He explains anything you might need to know about staying there. From filling all the tiki torches around the patio to making sure there was wood for the fire pit, he has a great attention for detail. He even left us a bottle of wine, fresh bread and cheese! The highlights of the trip: reading in hammocks, listening to music in the hot tub overlooking the scenery, beers on the patio by the fire, walking down to the dock in the morning with coffee, a lively game of badminton, and delicious dinners from the grill. I will definitely be returning to his getaway! Thanks Bill!

The property was quiet and beautiful and had lots to do. The pond was beautiful! The house had everything we needed. Bill was very attentive when we had an issue. We had a great time!

Bill is an awesome host and has thought of every need you may have when you stay at his place! The kitchen is stocked, there is big spray, sunscreen and extra toiletries. The main bed is comfortable and despite it being near a fairly frequently traveled road is is super quiet at night (aside from natures "noises"). The torches, fire pits and grill are my persona favorites while my wife loves the large hot tub with speakers and a mini water fall. The stars out here and seemingly endless and the whole atmosphere here is magic. We love this place and upon our second visit we have created a lot more memories and laughter! Every night we have stayed here there is an owl that come around about 8:30-9 to make his presence known through his call. It's amazing to turn the music off and listen to the cal resound through the valley. What a great place to getaway and decompress. Love this home! Bill is the man, and a great attentive host!
