Beautiful, Lake front cottage on a quiet lake. Great place for families with children. Parks, (small LCBO) and store and golf (within 4km). Parry Sound is a 20 min drive.
Min. 4 night stay. End of June - labour day
Due to Covid-19, guests will need to bring their own:
Linens, towels, cups, plates, utensils etc .
Guests will also be asked to wipe down surface areas to protect the health and safety of our cleaners

No parties or gatherings
Only people listed and staying at the cottage are to be at the cottage
Quiet groups as we are on a lake and keeping noise at a minimum.
No smoking in the cottage or screened in porch or you will lose your deposit
Please take off your shoes/sandals in the cottage.
Starting the last weekend in June we ask for a minimum of a 4 night rental.



SHORT TERM RENTAL AGREEMENT
Welcome! Please read through the following information which is designed to make your stay more
enjoyable as well as for the care and protection of our cottage.
GENERAL INFORMATION:
● Relax, have fun and enjoy yourself!
● Please load all trash into the bin outside to avoid attracting animals (please take all garbage with you, if not there will be an additional fee.
● Pick up bottles, cans and trash and place in appropriate bins provided for you outside
● Please do not bring any metal or plastic patio furniture indoors to avoid scratching wood floors.
● No landline phone is available.
● NO SMOKING in the cottage. When smoking outside please be mindful of the wind direction and neighbours and butts.
● Smaller fires, please be aware of fire bans (wood can be purchased at the general store
● The cottage is on a septic system.
- Feminine products are to be wrapped and placed in garage.
- Appropriate, used toilet paper placed in bin beside toilet and when full, please throw in outside garbage bin
- No foreign objects or large amounts of toilet paper to be flushed
- Please do not flush Kleenex, paper towel or feminine products down the toilet

Due to Covid-19 we ask the following to protect our cleaners and other guests:
1. Take all beer and alcoholic empties and garbage with you
2. Wipe down surfaces
3. Take towels and linens you brought with you
4. Check out promptly at 10am to allow our cleaners time to clean for the next guests
5. Take own garbage to the dump

Terms of the Agreement:

1. The Owner has the right to inspect the premises without prior notice at anytime to enforce the terms of this agreement. Should the Renters violate any of the terms of this agreement, the rental period shall be terminated immediately. The Renters waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Renters shall vacate the premises at the expiration time and date of this agreement.
2. Emergency medical and police service can be called by dialing 911.

3. The Renters shall maintain the premises in a good, clean and use the premises only in a careful and lawful manner. The Renters shall leave the premises in clean respectable condition at the expiration of the rental agreement, defined by the Owner as being immediately habitable by the next tenants. This is further described in Section 4 below.
4. The Renters shall dispose of all waste material generated during the rental period in a lawful manner and put the recycling in the bins, garbage in bags and place in bins provided. Renters are cautioned not to leave trash outside for long periods of time as it attracts animals. THE RENTER’S shall leave the property in good repair, dishes washed, beds stripped and linens taken with you. Wipe down surfaces to protect cleaners.
5. Renters shall pay for maintenance and repairs should the premises be left in an inappropriate condition. The Renters agree that the Owner shall deduct costs of any services from the security deposit prior to refund if renters cause damage to the premises or its furnishings. The Renters shall pay for any damage done to the premises over and above normal wear and tear.
6. No animals or pets of any kind will be brought onto the premises.
7. The Renters shall have only the persons listed on this contract sleep or be on the on the premises at anytime.
8. The Renters shall behave in a civilized manner and shall be good neighbours respecting the rights of the surrounding property owners. The Renters shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Renters shall then immediately vacate the premises. Quiet hour starts at 11PM and noise should be kept to a minimum after this time.
9. There shall be no smoking inside the premises. Smoking is permitted outside the home. If smoking occurs inside the home, the security deposit will be used as a cleaning fee.
10. At No Point should there be any type of firearms brought onto the property or used on or near the property.
11. The Cancellation policy: Please read the terms that are listed on the site out within 2 weeks of check-out date.
12. We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
13. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
14. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
15. Renters agree that Fireworks and other hazardous materials shall not be used in or around the property.
16. Renter shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person; shall cause termination of this agreement with no refund of rents or deposits.
17. The Renter agrees not to access the “owner’s locked closets” these could contain cleaning supplies and chemicals that could be hazardous to children and adults as well as our own belongings.
18. The Renter is advised that the property contains gas powered items and will seek help from (Owner) if the proper operation of such items is not fully understood.
19. The property has 2 fire extinguishers one is under the kitchen sink the other is hanging on the wall in the kitchen. The fire extinguisher was fully charged at last inspection. It is the duty of the renter to inform owner immediately should the fire extinguisher become less than fully charged. Renter agrees to use the fire extinguisher only for true emergencies.
20. The property has fire alarms and carbon monoxide detectors installed and they are believed to function properly at the time of rental. Renters will notify owner without delay if a fire alarm “chirps” or has a low battery condition.
21. Renters shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.
22. Renters are to follow fire ban requirements. Fines are given if they are not followed at which point the Renters are responsible for paying the fine. When having a bonfire, Renters are to have small cooking fires and are to take into consideration the wind.
23. Satellite TV is provided and service level has been chosen by the Owner. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.
24. Risk & Liability: Risks, such as proximity to water, steep terrain and shorefront, use of equipment or other risks may be present; If you or your guests at any point use non- motorized boats on the lake you must wear a life jacket and take on the safety bucket and whistle. These can be found in the closet. Renters agree to assume such risks, to take reasonable precautions to prevent injury to themselves, minors, guests, or others and to hold Cottage owners harmless from any claims for injury and/or damage, to the full extent permitted by law, and to The owners from associated legal expenses. Please report unsafe or deficient conditions to the owners.

25. Boats may be put in at the public boat launch and then driven to the boat dock at the cottage. Boats must be secured to the posts, not the dock.
● Renters are responsible for any damage done to any of the non-motorized boats
● The property owner is not responsible for ANY damage to any watercraft.
● SWIM AT YOUR OWN RISK. BOAT AT YOUR OWN RISK. PLEASE NO NOT LEAVE CHILDREN UNATTENDED!
● You are expected to follow the rules of boating
● Water shoes are recommended
● Please only swim in designated area

27. Any unsafe or dangerous condition must be reported to THE OWNER or his representative immediately. The Renters acknowledges that the use of the property is entirely at the renter's risk. The Renters shall indemnify and save harmless THE OWNER against and from any and all claims, expenses, costs, damages, suits, actions or liabilities arising from any and all loss of or damage to personal property, accident, injury or death resulting from the use of the rental property, grounds. The Renters assumes full responsibility for fulfilling the terms of the rental for the period stated. Renters expressly recognize that any insurance for accident, injury or death while on the grounds is not covered and tenants are strongly encouraged to have or purchase their own insurance for Renters and Guests if such coverage is desired.

29. The Renters and Renters’ Guests shall hereby indemnify and hold harmless the Owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Renters expressly recognize that any insurance for property damage or loss which the Owner may maintain on the property does not cover the personal property of Renters, and that Renters should purchase their own insurance for Renters and Guests if such coverage is desired.

30. If a claim is made against the Owner, the Renters are responsible for all of their own personal expenses and agree to pay all of their own costs, attorney's fees and expenses that shall be made or incurred by Owner enforcing this agreement.
