Set in an exclusive location atop Braddock Hill, this 4-bed, 3-bath vacation rental boasts a whole-house stereo system, two living areas, a brand new hot tub and multiple outdoor patios to share and enjoy the breathtaking mountain views.  It boasts sweeping views of mountain peaks and easy accessibility to downtown Breckenridge and the Breckenridge ski area.

The space

Upstairs is the main living area, with leather seating for 10-12, a 52” flat panel TV and gas fireplace. The dining area seats 6 around a wooden table, with casual bar seating for another 5-6 at the bar area to the right. This living area shares the space with an open kitchen outfitted with wooden cabinets, granite counter tops and stainless steel appliances.  High vaulted ceilings with large windows drench the space with natural light and views.  This split-level home has living areas on the ground and upper levels, allowing your party to split up or come together as they desire.

The downstairs living area has two comfortable couches, a 50” smart TV with Netflix, and a gas fireplace.  Two bedrooms adjoin the lower level living area, making the lower level the perfect hangout for the younger members of your group or for a family to have an entire space of their own.

The master bedroom on the upper level features gleaming hardwood floors, a sleigh-style king bed, 40” TV and huge skylight. French doors lead out to the deck, and the adjoining en-suite bath is indulgent with a double sink vanity and jetted tub.The second upper-level bedroom has a queen bed and 42” TV. A second bathroom has a single vanity and tub /shower combo.

Above the upper level lies a lovely light-filled loft area with 2 full beds, sky light window, and balcony.

Enjoy your time outside in the Colorado fresh air grilling on the deck soaking the views at the outdoor dining set or in the generous hot tub for 6.  There is an additional lower level patio perfect for entertaining.

Downtown Breckenridge and the BreckConnect gondola to the Breckenridge ski resort are 4 miles from the house. Several other ski resorts are within a 20-minute drive via well-maintained roads. The Breckenridge golf course (rated a top-10 public golf course in Colorado in 2014) which converts to a Nordic ski center in the winter, is just minutes from your front door. World-class hiking, biking, and snowshoeing are also nearby on the world-famous Colorado Trail. You'll be secluded from the hustle & bustle of downtown, yet close enough to easily enjoy all that Breckenridge has to offer.

USE. The premises will be used as a temporary residence for no more than 11 persons.

PARKING: Tenant understands that there is sufficient parking for five vehicles, including one in the attached garage and up to four in the driveway. Motor homes, trailers, other large vehicles, and vehicles not licensed for public roadway use may not be parked in the driveway at any time. Excess vehicles must not be parked on the public roadway. Parking for one vehicle in the garage is guaranteed; however, a second parking space in the garage is not guaranteed.

PATIO / SPA / HOT TUB. The spa / hot tub is in an open-air setting on the patio; therefore it is exposed to the elements, as is the patio itself. For this reason, the concrete around the spa / hot tub can become VERY SLIPPERY due to ice buildup. Tenant agrees to use the spa / hot tub and patio with extreme caution. By agreeing to these terms & conditions, Tenant accepts full responsibility for the use of the spa / hot tub. Stay Summit and the property Owner will not be liable for injuries or damages as a result of spa / hot tub use. Tenant shall hold Stay Summit harmless with respect to spa / hot tub use.

PARTIES. Sorry, no parties, events, weddings, or ceremonies are allowed at the premises without the prior written consent of Stay Summit. No more than 14 persons shall be present on the premises at any time.

ANIMALS. No animals will be brought on the premises without prior consent of Stay Summit.

SMOKING. Tenant or his or her family, invitees, or guests will not smoke anywhere inside the structure, including any garage. Smoking inside the unit will result in a $500 charge plus all necessary cleaning and odor elimination costs.

MINIMUM AGE. Tenant represents that Tenant is at least 25 years of age.
