The apartment is cosy and has a vintage look.
It is located on the first floor without lift (15 steps), occupies the first floor of the building, measuring about 120 square meters. The house is all on the same floor, but inside there are a few small steps. In the rest of the condo there are two other apartments upstairs, used as offices.
The apartment's kitchen is large and very bright, has a dishwasher, a large table and a refrigerator for guests. Int he kitchen there is a reverse osmosis water purifier, so guests do not have to buy bottles of water, if they do not want. Kitchen furniture is original 40s. Guests are free to use kitchen equipment without any problems.
The living room is large, there is a large dining table (8 people), a three-seatersofa, an armchair, a fireplace, a large library and Sky movie subscription TV. The living room ceiling is in bricks and part of the furnishings is vintage. The studio, made in a corridor connecting the living area with the sleeping area, has a fixed computer available to guests as well. The sleeping area is separated from the living area, it has brick and beamed ceilings and includes 2 bathrooms (one with shower and the other with shower and bath tub) and three bedrooms. The rooms offered in this ad are two twin bed rooms. The first one has a twin bed (120x190 cm) but it is also possible to add a single/children bed. It is pretty wide with a wardrobe and a writing desk, all in white and orange tones. The second one is also pretty wide with a wardrobe and a desk, with a twin bed (120x190), the room is in white, green and blue tones. The whole house is equipped with independent heating and air conditioning. In every room there are ceiling fans. In the house there is wireless connection.
Guests will have access to the reserved bedrooms and to the kitchen, living room, study, bathroom, laundry and on request also a storage room for bicycles.
Interaction with guests
The owner will be present in the apartment, but if all three rooms will be rent, she will be nearby. She will be respectful of the privacy of the guests, but also available to interact with them, if they wish it. The landlady will be pleased to give you information about what the area offers.

FOR GUESTS WITH CAR
The historic center of Grosseto is located inside the Medici Walls and is rather small. The distances are therefore not a problem. In order to be able to enjoy a beautiful and lively old town with local shops, shops and pedestrian traffic there are some rules to be observed if you use the car.
TO ENTER THE HISTORICAL CENTER BY CAR
Limited Traffic Area (ZTL) and PEDESTRIAN AREA)
Taxis have permission to enter the historic center. If you want to get in BY your car, even a hired one, you have to ask for permission at Porta Corsica box (a small dark wood house) with the car booklet . Every permit costs 2 euros, you can enter several times a day, each time you pay 2 euros. The permit is only for loading and unloading, not for parking, and lasts for up to one hour. From the historic center you exit through Via Saffi gangway. You cannot get in from 10.00 to 12.00 and from 17.00 to 20.00. Porta Corsica's box is open from 7.30 am to 7.30 pm on weekdays. On public holidays it is closed. If you plan to enter the ZTL after 19.30, you can make a valid permit for the evening during the opening hours.
PARKING payable: Automated parking and car parks along the streets
Around the Walls are automated parking and car parks along the way.
Automated car parks Automated parking spaces cost 0.70 cents per hour from 8.00 to 20.00 on business days and 0.20 cents per hour from 20.00 to 8.00 and on public holidays. For parking at 0.20 cents per hour you can not spend more than 2 euros in total. Automated parking has a bar at the entrance and exit. The closest to my home, about 2 ', is Porta Corsica.
Paid parking on the streets (blue stripes) cost 60 cents per hour and is free from 13.00 to 16.00 and from 20.00 to 9.00 on business days and all day on Sundays and holidays. For these car parks you can pay at the parking meter. If you want you can pay a daily ticket of 3 euros, at the parking meter or at the box at Porta Corsica. Regardless of the time that will be marked in the ticket that releases the parking meter, with 3 euros you will be entitled to a full day stop. Paid parking along the Walls in via Manetti and via Ximenes is two or three minutes from my home.
FREE PARKS (white strips)
There are two free car parks quite close home: one is the Great Archers' Parking, down near the Medicean walls, five minutes walk from my home. There are free parking also along Sonnino Avenue, always a five minute walk from my home.
