Our space is located in the heart of Condado Neighborhood - at the end of our street is the Ocean Park Beach and at the end of our block is Loiza Street (buzzing with awesome restaurants...) It is fully equipped, spacious and bright. It was renovated and restored to its original design while integrating modern amenities (all bedrooms and living spaces are equipped with AC). It is furnished and designed with simple, minimal custom pieces following the less is more philosophy.

The space

This apartment is located on the third floor of a building originally built during the 1920’s and belongs to the Spanish Revival architectural movement - when a strong interest on everything Spaniard began to flourish and boom in the Island. Among other details visible in our apartment and building from this era, the famous “losa criolla” (the floor tiles) stands out the most. During the renovation process we were able to restore the “losa” to it's original splendor. We also maintained the original space distribution thus respecting the original intentions of the architect.

Guest access

As our guest you will have your own sets of keys to come and go as you please. You will have access to the entire apartment, all its amenities and one parking space.

CHECK IN & OUT
Check in is any time after 3:00 PM / Check out is 11:00 AM. Check in and check out may be flexible depending on availability and needs to be pre-arranged prior to your arrival.

TOWELS & LINEN(URL HIDDEN) The apartment includes clean towels, beach towels and clean bed linens.

LAUNDRY
There are no laundry facilities on site for guests but there are a few coin laundromats with in walking distance.

TAX
Department of Tourism of Puerto Rico charges a 7% tax fee for short term rentals. Our nightly rate includes this tax fee.

KEYS
Upon your arrival you will your own set of keys.
In case of lost keys a fee of $50 will be charged.

MAINTENANCE
Please maintain the apartment as clean and tidy as possible. Do take into consideration that cleaning happens once you leave, not during your stay. Unless your stay extends further than 7 days we will coordinate house keeping services for an additional charge.

NO SMOKING inside the apartment, balcony or hallway.

ENVIRONMENTAL POLICY
Please TURN OFF all the lights and air conditioning when you leave the apartment during your stay.

Please be polite and avoid unnecessary noise that would bother our neighbors and fellow travelers. Everyone is here to have a great retreat.

- Minimum age requirement of 21+. Guests under the age of 21 are still entirely welcome – they will just need to be accompanied by parents or guardians.
- Although we do a thorough professional clean between each stay, we kindly ask that prior to leaving, clean and put away any dishes or kitchenware and put used towels in the hamper. It helps us get through our cleaning process quicker and allows us to keep cleaning costs down for you and future guests.
- We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them with no effort.
- We also have a no smoking policy. But you are welcome to smoke either out front or back.
- To be considerate with our neighbors, we kindly ask to keep things on the quieter-side after 9pm.
- To ensure full safety, we like to keep the front gate locked as a precautionary measure. Whilst being a safe area of town, we want to ensure your stay remains problem free, and this is just one simple thing we’re able to do to ensure that.

We had plans to travel to Puerto Rico on September 24, just a few days following of the hurricane. Flights were suspended to/from the island which prevented us from our trip. David is very responsive and considerate. He is issuing us a credit for the week and advised us to hold-off until conditions improve as he's working to restore the property to normal conditions. We'll keep our thoughts and prayers for the good people of PR!

This was our first stay at an Airbnb and overall, we were pleasantly surprised with the entire experience. David was a very responsive host from the moment we booked the unit. He also answered my MANY questions about the unit upon arrival and also played the gracious host by giving tips about the area. On the night we arrived, the area experienced a brown-out (the front door and parking lock were unlocked as a result.) David assured us that the area was safe but I wonder if there isn't a backup system to ensure at least the front door of the building remains locked in the case of brown-outs which David indicated can happen from time to time. We also had some issues on and off with the AC units in one of the bedrooms, but other than that, we had a great stay and would certainly come back to stay here again. The area was great for a family with children. Everything (beach, restaurants, pharmacies, drug stores, shops) was in walking distance on Calle Loiza.

Overall, I had a great experience at David's home. The unit I was in (4C -I believe/top floor right unit) has two bedrooms and an extremely nice and large sleeper in the living room. There was also an additional connecting room to one of the rooms. You could easily have 8 guests comfortably in this rental. The location is ideal...close to great restaurants and shops, and is very safe. Will definitely return, given the opportunity.

We had a great time at this place. The place is in a great location, walking distance to everything and about two blocks from the beach. Plenty of places to walk to eat nearby. The apartment was very spacious and recently renovated. Would definitely recommend and hope to stay there again on my next visit! Thank you David!

Although we were a little concerned about being the first guests to book this apartment, it turned out to be the best Airbnb homes we've ever stayed in. The place is completely renovated and all the furniture, equipment etc. are high quality and well chosen. We especially enjoyed the new showers, which were way above the usual bathroom standards that we usually see on our vacations. The location of the apartment was ideal for us, about 5 walking min away from the beach and in walking distance to many restaurants, supermarket and everything you need. Old San Juan and the airport are well within reach and if you get a rental car you will definitely appreciate the parking opportunity next to the apartment, since parking in most areas that we've seen is an annoying issue. We also took the bus a couple of times, it brings you straight to the airport and old San Juan and the bus stop is about two minutes away from the house. Otherwise uber is an easy solution to get around. All in all, we greatly enjoyed staying at David's place! Check in and communication were super easy, the door opens with a code so there was no complication to get in when our flight was a few hours delayed. Of course, we could see that everything was still in a beginning stage and some things might need some time to settle. It would have been nice to have some soap, salt and pepper, basic stuff like that which you can usually find in most "experienced" Airbnb places, and the kitchen cabinets still smell like Ikea. However, these are all things that will definitely fall in place after a while. Everything we needed was there, wifi and ac did a really good job and since it's so new, everything is super clean! We can only recommend this place, if you're coming to San Juan, make sure you're checking in with David!

Communication begins the moment you book our place. We are available to answer questions and offer suggestions via text or email prior and during your stay. Nevertheless our apartment is best suited for independent travelers. Feel comfortable to come and go as you please.
