Unplug. Step back in time. Nestled under an apple tree, early 1800’s home, renovated while retaining its individual personality. Come write, read, play in the dirt. A wonderful haven for single moms, mature creative individuals, and young professionals alike. Solitude and serenity without isolation. 5 min hike to the Delaware river and kayaking. Less than 15 min to Callicoon, and Narrowsburg, concerts at Bethel Woods and the Woodstock museum. 2 hours scenic drive from NYC. All are welcome here.

The space

Absolutely delightful. Uncluttered. Make it your second home!

European bathroom with handheld shower.
No Internet, TV or wifi in the house.
Large flatscreen monitor with DVD player and small selection of movies.
Fragrance free linens and harsh chemicals avoided.

Tall people be aware! Stair at midway platform requires head bending for those over 5'10" and bathtub ceiling is slanted, standing room only for those under 5' 8"!!!

Guest access

Though the guest house is internet free, you are welcome to sit with your tea or coffee and have occasional access to wifi on my front porch.

You can take over the garden, weed, or plant your favorite vegetables or flowers. Garden is spacious and a bit unwieldy at times.

Lots of activities for young people from building paths or teepees in the woods, climbing in the "tree" fort, toddler slide, and sandbox. All located next to the garden, behind my house.

Fire pit and out door dining area in shared side lawn (when firewatch permits).

Interaction with guests

I live next door and will usually be able to greet you upon arrival.

Other things to note

Lovely scenic after dinner 1 mile stroll through the woods on 'paved' dirt road for those wanting nature but less adventurous.

Tea, coffee, half a dozen local fresh eggs (in season) greet you on arrival.

Your own private apple tree lures the deer for intimate viewing. Blueberry, blackberry, raspberry bushes on property, as well as peach and pear tree... available in season.

Very kid friendly as well as gardener friendly.

- All floors are newly renovated. Please take your shoes off before entering.
- Driveway is shared, please park appropriately.
- This house accommodates maximum 5 people.

This house is set up with those who are chemically sensitive, and the environment in mind. I use no perfumed laundry soap or harsh chemicals in cleaning. I prefer if you use dishtowels rather than the paper towels that are provided. Separation of recycling, compost and garbage is requested.

- Please do not flush anything other than toilet paper. All tissues and feminine products must go into bathroom trash.

- Please do not go to bed with fresh oils on your body. Aftersun or bug repellent oils can be hard to remove from sheets, leaving stains.

You must also acknowledge
Must climb stairs - Bedrooms are upstairs, with low ceiling at landing, tall people beware! Stairs not blocked off for crawling babies or toddlers.
Potential for noise - House is by the road. Occasional trucks can be noisy.
Pet(s) live on property - 3 indoor/outdoor cats, living next door. 1 likes to visit guest house but can be uninvited!
Some spaces are shared - Shared driveway, separate parking area. Welcome to use my tree fort and sandbox for children.
Amenity limitations - Hot water is provided by regular 30 gallon electric tank. It can run out and take a while to reheat if you are not conservative with your water use.

Julia's place is lovely- it has such character and a real personal touch, you can see that she put so much attention into it. The layout is perfect- we had family dinner at the dining room and fought for the couch in the sun nook (which is where I'd imagine I'd live if I were a cat). Speaking of, there is also the most incredible cat ever, Isis, who will come visit if you like (if you dont or are allergic etc, she doesnt have to). I am allergic and still loved playing with her. The grounds are also perfect- some areas to sit outside at, a table with umbrella for sun or rain and a fire pit which we made great use of. This is the perfect place for a weekend retreat, or longer- we went to Calicoon and Bethel while we were there!

Julia made our weekend even better than we had hoped. The house was lovely, spotless and offered more than we could have asked for. Between the breakfast starter kit, plenty of towels, games, suggested activities and restaurants, books music and more. I would go again in a heartbeat. We come up each year to visit my daughter at French Woods and always book a weekend. Julia's house was in a perfect location nestled between Callicoon and Narrowsburgh with easy access to river and hikes. A true gem!

This house was delightful. Julia is a wonderful, hospitable, welcoming host. The house had so many warm and lovely details and Julia made our stay so delightful with fresh farms eggs, OJ, coffee. And the house is so sweet and very family friendly! Perfect getaway and we hope to be back soon!

My friends and I felt very at home at Julia's. Her guest house was very clean, homey, and comfortable. We especially liked the kitchen and living space, where we spent the most time while home, and that outdoor activities were not a far drive. Lovely place and lovely host!

This was our first time ever using airbnb. Julia was responsive and helpful with making the reservations and giving us directions. We fell in love with her cottage and look forward to returning again and again. It is a great escape from NYC and a perfect way to spend the night before picking up our daughter from sleepaway camp. She had milk, juice eggs, coffee and fresh fruit for us.. the house was well equipped with dishes and cooking utensils. The beds were comfortable and there was a great selection of books. The shower ceiling is somewhat low, but we made do... the location is beautiful ... had dinner in the near by town of Narrowsburg. We loved it!!
