Peaceful, spacious two-story 2,600 square feet, 4 bedrooms, 3 baths, landing with futon, vaulted ceilings with 50" T.V, redone well-equipped kitchen, washer-dryer. Kitchen, dining room, 3 bedrooms, one bathroom and deck all have view of beautiful section of the Guadalupe River called Meadow Lake.
Internet, cable, DVD player. Lots of space for guests to spread out as well as large common areas for family and friends to gather. There are two king beds, two queen beds, a full-size futon, sleeping 10 comfortably. Maximum of 12 as there is a comfortable couch and one air mattress. All upstairs bedrooms as well as the kitchen, dining room, upstairs balcony, and back deck overlook Meadow Lake and 100-year old live oak trees.
Guests have access to the entire house and Guadalupe River. Walmart, HEB, and CVS are conveniently only 1/2 mile away. Easy access to IH-10 and Hwy #130.

Once travelers book, we send a list of detailed information about the house and check in procedures. This is also placed on the refrigerator in the house.
We so much appreciate guests treating our home as they would treat their home and being respectful of the quiet, residential character of the neighborhood. Because of the nature of the area, we do have an age requirement of 28 or older.

after use. Sheets can be put on the washer.
Futon sheets and blanket are in the crate on the landing. Pillows are in upstairs closet at the end of the hall.

put all trash and discards (paper that has food on it) in the outdoor grey trash can. The blue can is for recycling, which includes clean paper, rinsed out glass, metal, and hard plastic such as milk containers, but NOT packages or containers with any food on them. Put both cans out on curb if you are here on a Monday night as trash pick up is Tuesday.
clean the dryer filter after each use.
don’t leave wet items in washer.
use only beach towels outside.
avoid using towels to remove make-up.
do not make open fires at anywhere on the property
Before leaving could you please:
•Return any pillows, blankets, moved furniture etc. to original placement.
•Close all blinds.
•Put towels in the washer- although it is not necessary, if you can dry one load of towels, it will help us immeasurably- extra thanks
•Strip the sheets and pillowcases and leave on washer/dryer.
•Load and start dish washer.
•Take trash and recycling cans out to the curb.
•Turn out all lights inside and out, including the light over the sink.
•Turn air conditioner to 85 degrees or heat to 40 degrees.
•Lock all upstairs balcony doors and side door.
We came to Austin to go the the University, stayed and had our children, who are now grown. We enjoy spending time with family and friends in this spacious house. Gene is a carpenter and has been remodeling houses for years, and Patsy is a retired special education teacher. We have fixed up other vacation rentals and enjoyed both getting them ready and meeting the guests who stayed in them. We continue to be completely charmed by this large, open house, the beauty of the clear river, and enchantment of the overhanging oak trees. We want our guests to be able to relax, have fun, and enjoy a pleasant visit.
