Peaceful, spacious two-story 2,600 square feet, 4 bedrooms, 3 baths, landing with futon, vaulted ceilings with 50" T.V, redone well-equipped kitchen, washer-dryer. Kitchen, dining room, 3 bedrooms, one bathroom and deck all have view of beautiful section of the Guadalupe River called Meadow Lake.

The space

Internet, cable, DVD player. Lots of space for guests to spread out as well as large common areas for family and friends to gather. There are two king beds, two queen beds, a full-size futon, sleeping 10 comfortably. Maximum of 12 as there is a comfortable couch and one air mattress. All upstairs bedrooms as well as the kitchen, dining room, upstairs balcony, and back deck overlook Meadow Lake and 100-year old live oak trees.

Guest access

Guests have access to the entire house and Guadalupe River. Walmart, HEB, and CVS are conveniently only 1/2 mile away. Easy access to IH-10 and Hwy #130.

We so much appreciate guests treating our home as they would treat their home and being respectful of the quiet, residential character of the neighborhood. Because of the nature of the area, we do have an age requirement of 28 or older.

T.V.: Keep the cable box plugged into the T.V. Use the power button on the remote control to turn T.V. on and off.
Puzzles and games in the wooden chest at the back of the dining room. Please return pieces to box after use.
Air mattress, pump, sheets, blanket, and pillow are in the upstairs farthest bedroom. Please return to closet
after use. Sheets can be put on the washer.
Futon sheets and blanket are in the crate on the landing. Pillows are in upstairs closet at the end of the hall.

be aware of the quiet, residential atmosphere of the neighborhood and try to park all cars either
in the driveway or in front or our house if possible.

help us to preserve energy by turning the air conditioner to a higher temperature if you’re going to be gone for a long period of time.
return remote controls for ceiling fans to their places on the wall.

put all trash and discards (paper that has food on it) in the outdoor grey trash can. The blue can is for recycling, which includes clean paper, rinsed out glass, metal, and hard plastic such as milk containers, but NOT packages or containers with any food on them. Put both cans out on curb if you are here on a Monday night as trash pick up is Tuesday.

clean the dryer filter after each use.
don’t leave wet items in washer.
use only beach towels outside.
avoid using towels to remove make-up.
do not make open fires at anywhere on the property

Before leaving could you please:
•Return any pillows, blankets, moved furniture etc. to original placement.
•Close all blinds.
•Put towels in the washer- although it is not necessary, if you can dry one load of towels, it will help us immeasurably- extra thanks
•Strip the sheets and pillowcases and leave on washer/dryer.
•Load and start dish washer.
•Take trash and recycling cans out to the curb.
•Turn out all lights inside and out, including the light over the sink.
•Turn air conditioner to 85 degrees or heat to 40 degrees.
•Lock all upstairs balcony doors and side door.

Gene and Patsy have a beautiful home, in a great location, on a very peaceful lake. My family canoed, fished, BBQ'd, and had a great time. Gene and Patsy were very prompt in answering questions and provided help with local businesses for our stay. Highly recommend.

The home was great. It had everything we needed and more. The kids loved playing in the river and the beautiful trees provided plenty of shade for hanging out on the porch swing or on the dock. We had ten people and there was plenty of room for everyone. The kitchen was well equipped which made cooking easy!

We thoroughly enjoyed staying at Patsy and Gene's house. What a great river house! If you are looking for a leisurely getaway, and want to just hang around a house with friends or family, this is a great place. The house is in a perfect location as anything you may want to do outside the home is not a far drive. They have everything you could possibly want or need in the kitchen or for outdoor grilling, even tupperware which we greatly appreciated. The house was clean, and you can tell it is well loved and cared for as there is some great remodeling/improvements that have been done, like in the restrooms. Patsy and Gene were also very flexible about check in/check out times when asked. No complaints at all, we had a wonderful stay!

Amazing house and river. I always change where I go for my birthday, I'm gonna go back next year. This house is big and really nice. They provide all amenities needed. From DVDs to wifi all the way to French press and a blender. They even have a great spice rack. I'd recommend this place to anyone.

We came to Austin to go the the University, stayed and had our children, who are now grown. We enjoy spending time with family and friends in this spacious house. Gene is a carpenter and has been remodeling houses for years, and Patsy is a retired special education teacher. We have fixed up other vacation rentals and enjoyed both getting them ready and meeting the guests who stayed in them. We continue to be completely charmed by this large, open house, the beauty of the clear river, and enchantment of the overhanging oak trees. We want our guests to be able to relax, have fun, and enjoy a pleasant visit.
