This all new beach themed vacation home, perfect for two couples or a small family, is one of three units in a triplex. Located at the top of Sumner Avenue, you enter the property through the second door on the left side of the building. Although there are zero steps to the outside entrance, all of Unit B is located on the second floor, so you will go up 18 steps once inside.

Located at the top of Sumner Avenue, you enter the property through the second door on the left side of the building. Although there are zero steps to the outside entrance, all of Unit B is located on the second floor, so you will go up 18 steps once inside. At the top of the stairs you will find an open concept living space offering a sofa with chaise lounge, a drop leaf table with six chairs for dining or games, a modern kitchen with all the amenities, and a 32-inch flat panel TV. Walk down the hallway and you will find the full bath with tub/shower, the first bedroom with a queen bed and TV, and the second bedroom with a queen bed, queen sofa sleeper, TV, and a twin roll-away bed, if needed. After exploring all there is to do in Avalon, you will enjoy returning home to this comfortably cozy, well decorated vacation home.

This vacation home rents on a nightly basis (2 night minimum, holidays and selected dates excepted; 3 night minimum mid-June through Labor Day). Rates subject to change and may vary by week. Rates do not include one-time cleaning and linen fee, 12% City of Avalon occupancy tax, and processing fees.

Interaction with guests

- I give my guests space but am available when needed.
- Check-in time is between 3-5pm and Check-out time is promptly at 10 am.
- (Early check-in or late check-out may be available for an extra fee, excluding July and August)
- If you are traveling lightly, you may be able to walk to our office to pick up your keys and then to the property, as everything is within a few blocks. Once you exit the boat, veer right and follow the red brick walkway all the way to and on down Crescent Avenue, where all the shops and restaurants are located. Watch for Sumner Avenue and Catalina Island Vacation Rentals on the wooden street signs, and turn left on Sumner Ave. (Leo's Drugstore and Lloyd's of Avalon are at the intersection). Walk on the Lloyd's side of the street until you see "The Shops at Atwater" entrance, where Catalina Island Vacation Rentals' sign is hanging with several other business names above the entrance. Once you walk through the double doors into “The Shops at Atwater”, CIVR is the first office on the left, with floor to ceiling glass doors.
- If you choose not to walk: Taxis are available at the boat terminal as well as from the helicopter terminal. Just tell the driver that you are renting from Catalina Island Vacation Rentals, and s/he will stop by the office, wait while you check in/pick up keys, and then drive you to your vacation home.
- If you are renting a villa at Hamilton Cove: We recommend that you get a taxi at the boat terminal. Just tell the driver that you are renting from Catalina Island Vacation Rentals, and s/he will stop by the office, wait while you check in/pick up keys, and then drive you to your vacation home.
- All check-ins outside of normal business hours must be arranged with our office in advance. Additional documentation may be required to guarantee an after-hours check-in. All contract paperwork must be signed and received by CIVR in advance of guest receiving keys to their vacation rental.
- Check-out time is promptly at 10:00 am on the day of departure unless other arrangements have been made.
- All keys, openers, pool passes, etc. must be returned to our office by 10:00 am the same day of check out.

Other things to note

- Rent total includes taxes, cleaning and booking fees (Pets are allowed ONLY if approved prior to booking and pet fee is paid)
- Responsible party (YOU) must be 21 years or older per city laws to sign the rental agreement.
- Please read House Rules section for all rules and restrictions according to the Avalon Planning Commission. - Per Avalon Planning Commission, the maximum occupancy allowed is 2 people per bedroom PLUS an additional 2.
- No outdoor music is allowed at any volume at any time of day (This includes any music, at any volume, on any device such as a cell phone) any indoor music which can be heard from the street OR from the neighboring property is prohibited.
- GOLF CARTS: Not all properties offer a golf cart. Drivers must be 21 years of age with a valid driver's license. If the use of golf cart is abused or the rules violated, you will forfeit the use of the golf cart for the rest of your stay. Fines also may be assessed against your credit card or security deposit.
- This home is not childproof or pet-proof, inside or out.
- BBQ: at least one full tank of gas should be provided for you. An extra cleaning charge may be added if the BBQ is left with excessive grease.
- Pets are allowed only if approved prior to booking in a designated pet-friendly property and pet fee is paid.
- Holidays and special event rates may be higher.

- This property is professionally managed by Catalina Island Vacation Rentals. The guest/tenant is required to submit a signed rental agreement within 24 hours of an accepted Airbnb reservation.
- Responsible party (YOU) must be 21 years or older per city laws to sign the rental agreement. Failure to submit this signed agreement within 24 hours will result in a cancellation of the reservation.
- The city of Avalon has set the maximum occupancy to 2 people per bedroom PLUS an additional 2.

TERMS & CONDITIONS OF RENTAL:
- Violation of any rules/ordinances listed below may result in fine(s) and/or immediate eviction. Renter agrees that any such fines will be charged to the credit card on file:
- No house parties: An unauthorized party or event at the property will lead to your immediate removal from the property. The city of Avalon has strict vacation rental ordinances regarding parties and any violation can result in fines up to $2,000. Your cooperation is appreciated.
- No outdoor music allowed at any volume at any time of day (This includes any music, at any volume, on any device such as a cell phone) any indoor music which can be heard from the street OR from the neighboring property is prohibited.
- No smoking indoors. Smoking is strictly forbidden anywhere inside the house. If smoking outside, please make sure to use an ashtray and collect all cigarette litter.
- Occupants must not exceed the number of people advertised. (Per city law)
- GOLF CARTS: Not all properties offer a golf cart. Drivers must be 21 years of age with a valid driver's license. If the use of golf cart is abused or the rules violated, you will forfeit the use of the golf cart for the rest of your stay. Fines also may be assessed against your credit card or security deposit.
- Please do not place hot or wet plates or cups directly on furniture, use coasters.

HOUSEKEEPING & MAINTENANCE:
- Guest/Tenant must notify upon check-in or within 24 hours of any housekeeping complaint or property maintenance issue.
- Please DO NOT attempt to fix anything yourself. Call us immediately if maintenance is needed. Broken/Missing items: we much prefer that you report to us any items broken or missing upon your departure. We understand that accidents happen and would appreciate your honest cooperation if something went wrong while at the house.

BEFORE YOU LEAVE CHECKLIST:
- ALL trash should be tied in garbage bags and put in your trash receptacle outside of the building prior to departure. Excessive trash left at the property may incur extra charges.
- Dishes – Please clean and put away all dishes and cookware. If the home has a barbecue grill, please clean it after use. Please clean up any obvious messes. Additional cleaning fees may be incurred if the property is left in disarray.
- Please do not re-arrange the house décor or move furniture.
- Close and lock all doors and windows. Please make a special effort to check all sliding glass doors to ensure they are properly locked.
- Make sure to turn off all lights, electronics and thermostats.
- Return all sets of keys and pool passes provided, to our check-in office in the Shops at Atwater. If the office is closed, please drop the keys through the slot in the key drop box directly adjacent to our front door entrance.
