The space

HAPPY TAILS BEACH COTTAGE IS PERFECT FOR: People vacationing with dogs who appreciate close proximity to the beach, beautiful surroundings, abundant amenities, 'luxe', modern furnishings and tasteful nautical decor, and a peaceful, tranquil, retreat-like environment. While there is no fenced yard, we do provide very large dog crates for when you are enjoying outdoor amenities that allow you to keep an eye on your dog(s), and up to two well-behaved dogs are allowed. There is only one bathroom in Happy Tails and it is in the Master Bedroom. This means that if you would like to bring your children along with your dogs, you will need to share your Master bath with them. The 3rd floor bedroom / gameroom has twin beds (via a trundle bed) and ocean views and was designed with children in mind (although adults love it too!)

MORE ABOUT HAPPY TAILS BEACH COTTAGE: This charming 1100 sf 3 story cedar-shingle cottage-style guesthouse sits nestled on one third of an acre and just 300 feet from spectacular Heceta Beach. This amenity-filled, recently renovated nautical-themed cottage surrounded by lush, flowering gardens has all you need to create a happy and memorable vacation by the sea. The cottage is separated from the owner's living quarters by a breezeway (owner lives on this large property for better service) and guests have EXCLUSIVE use of the cottage and the entire North side of the property (over 1600 sf ADDITIONAL useable space) and all listed amenities, including a garage attached to the cottage to use for parking and as a mudroom; a covered courtyard with hot tub; an enchanting sun-room, and private patio with Char-Grill and fire-pit.

This charming, retro-style nautical-themed cottage is rich in amenities and loaded with thoughtful touches to ensure guests get the most out of their stay. The 2nd floor dining / living room has peek-a-boo ocean views; an outdoor deck; a wood-burning pot-bellied stove and a dining table that seats 6. There's a TV in the living room that has Roku (Internet Streaming) TV as well as DirecTV Now for live-streaming your favorite shows, channels, and movies. There's also a DVD player and some DVDs.

The guest garage is attached to the cottage's 1st floor kitchenette. The kitchenette has a Cuisinart Toaster / Convection oven with 13" Pizza Stone; a microwave; an Electric Skillet; and an Electric Pot for steaming, sauteing, making soups, etc, but there is no stove. There are many more kitchen appliances (including blender w/ ice crusher). The fridge is a two door mini-fridge (with freezer).

The 3rd floor loft is a bedroom / game room that can sleep up to two in twin beds and offers wonderful elevated ocean views. The twin beds can be converted into one single day bed if only one guest is sleeping there and a more spacious room is preferred.

Guest access

You are welcome to harvest things in season from our garden (if you can beat the wild bunnies and birds to it!) You are also welcome to utilize the various spaces around the entire property (1/3rd acre total) that invite relaxation and contemplation. The kitchenette is fully functional and has everything you need to cook except for a stove. Two grills are also provided exclusively for your use (Fire-pit grill and a Char-Grill).

Interaction with guests

My Style As A Host: I'll do all I can to be there for you if and when you need me. The rest of the time I will do all I can to remain at a distance and protect your privacy. I do have two well behaved medium / large sized dogs that are kept separate from guests. *Guests may also request to have an 'Equine Experience' with me and my horses that are at a nearby stable. You will learn about horse behavior, horse communication, grooming, and how to work with horses on the ground for a better partnership when riding. I can also get you a discount with the local stables if you want to go on a guided ride on the beach or on the Oregon Coast Horse Trail.

Other things to note

1) The formal dining room with table that seats six is located on the 2nd floor. This means you will need to carry your food and plates up and down an indoor or outdoor staircase. 2) There is only one bathroom in the cottage and it is located in the 2nd floor Master Bedroom. Anyone sleeping in the 2nd floor living room or 3rd floor bedroom will need to use this bathroom.
3) The fridge in the kitchenette is a two door mini-fridge.
4) Only VERIZON phones work well on the property. We do have very fast WiFi.
5) SMOKING POLICY: There is NO SMOKING allowed in the rental or on the property. 6) A FREE ELECTRIC VEHICLE CHARGING STATION is just half a block away from the cottage.

--Due to Airbnb Host Protection policies as well as liability issues, we do need you to inform us of any unregistered 'day' visitors you plan to have over to the Cottage prior to your check-in date. Additional overnight guests may be able to be accommodated but need to book one of our other available Cottage units separately through Airbnb and agree to our Booking Policies and Terms.
-CHILDREN UNDER 12: Due to stairs and a hot tub, we do not consider our rental suitable for Children under 12. We may consider accepting reservations for children under 12, provided you sign a waiver, as required by our property insurer.
-OWNER ACCESS TO PROPERTY--Owner may enter the Cottage and associated grounds to check on the property’s condition, conduct maintenance or repairs (including hot tub inspection, cleaning, and cottage, property, and yard maintenance), garbage pick-up, or to verify compliance with the terms and conditions of this Agreement.
-MAXIMUM OCCUPANCY: You are renting a self-contained suite that attaches to the owner’s private home. Accommodations are limited to two (2) adult occupants aged 28 or older. Children 12 or over who will be supervised by a parent or other responsible adult while on property will be considered. Guests are subject to charges and possible eviction without refund if this policy is not followed.
-KEY RETURN: For guests’ safety, the keys to the Cottage are not able to be duplicated. $100.00 will be deducted from guest’s security deposit if the keys are not returned (this is the cost of re-keying three locks).
-UP TO TWO WELL BEHAVED DOGS ALLOWED: Must meet requirements set by owner - ask for details. Also, different bedding will be provided and furniture will be covered by blankets to prevent damage.
-NO SMOKING POLICY: No smoking of any kind (pot included) is allowed ANYWHERE on the property. Smoking in the Cottage or anywhere on the property may result in forfeiture of the entire security / damages deposit. Renter may also be liable for loss of business due to inability to rent suite due to smoke smell and ensuing clean up.
-SHOES & SAND: Please remove your shoes in the mud-room before entering the cottage and shake off any sand from your clothes. Rinse off any sand before entering the hot tub to protect your security / damages deposit.
--NO HAIR COLOR OR DYE may be used in the Cottage or anywhere on the property.
-NO FIREARMS ON THE PROPERTY: Guests will be subject to expedited eviction with no refunds of all rental monies if a firearm is discovered on the premises. Guests understand and acknowledge that any firearm found on the Property or left on the Property will removed by the appropriate authorities, not by the Owner and your security / damages deposit will not be refunded
-NO FIREWORKS ON THE PROPERTY (EVER) - Immediate eviction will result and your security / damages deposit will not be refunded
-HOT TUB WAIVER: **ONLY REGISTERED GUESTS MAY USE THE HOT TUB UNLESS ADVANCE PERMISSION FROM OWNER RECEIVED (AND HOT TUB WAIVER SIGNED BY VISITOR(S). Guests will use the hot tub at their own risk. Children may NOT use the hot tub. Owner will not be responsible for any injuries sustained by guests and/or visitors of the guests using the hot tub.
-HOT TUB USE: You must rinse off any sand and body lotions before using the hot tub or your entire security / damages deposit may need to be used to clean the hot tub and reimburse any guest following you who could not use this key amenity.
-NO HOUSE PARTIES: We accept singles and couples over the age of twenty-eight (28) ONLY. No parties or events are allowed on the premises. You certify that you understand the limitations placed on the number of persons permitted to occupy the premises and agree to abide by such limitations. Failure to abide by these limitations may result in immediate eviction without refund.
-NO ILLICIT / ILLEGAL ACTIVITIES: This is self-explanatory, and includes illegal / illicit internet activity.
-REFUNDS POLICY - EQUIPMENT MALFUNCTION / NUISANCES: The owner(s) of Happy Tails Beach Cottage will make every effort to ensure that the guest’s stay is safe, comfortable, and enjoyable. The owner(s) cannot guarantee that the guest’s vacation stay is flawless or that the Property and its amenities are flawless. However, the owner will make reasonable efforts to respond to deficiencies and malfunctions in the Property and it's amenities. Guest understands and agrees that NO refunds, discounts, or transfers will be made for any reason other than those specifically provided for via this Agreement. Additionally, Guest agrees that NO refunds, discounts, or transfers will be granted for the malfunction of any appliance or amenity, inclement weather, mechanical breakdowns, or other adverse circumstances beyond our control. Further examples of circumstances which DO NOT warrant any refund, discount, or alternate Property, etc. include but are not limited to: breakdown of TV, VCR's, ROKU service, internet service, or other electronics or appliances which malfunction, disruption of use or access to the beach due to nature or construction; presence of insects; disruption of utility services including cable, internet, water, electric; a Property not decorated/accommodated/improved/updated to Guest's tastes; problems which have not yet been reported to the owner, leaf blower; gardening noises; construction noises; septic alarms; Tsunami warning test sirens; bad (inclement) weather; or noisy neighbors. The incidental presence of pests or bugs which do not render the Property unfit or uninhabitable will not present cause for refunds, discounts, or transfers. Guest agrees to report any and all problems to The owner(s) of Happy Tails Beach Cottage as soon as is practical. The owner agrees to make every effort to resolve the reported problem as quickly as possible, however, cannot guarantee when the problem will be resolved. Speed of service cannot be guaranteed. Guest understands and agrees that emergency repair and service calls will be returned promptly and that the urgency of any problems and its resolution will be solely determined by the Owner. Calls deemed to effect non-essential services may not be returned the following business day. In cases of medical or fire emergencies the Guest will call 911 emergency services.
Guest understands and agrees that it is Guest's responsibility to ensure that all aspects of the Property meet their personal standards prior to confirming the reservation through previewing the Property or by other means. No refunds, discounts, or transfers will be considered in such cases. Tastes, opinions, standards of living, and other expectations vary greatly from person to person. No refunds will be granted for occasions when actual Property amenities or furnishings are different from those advertised.
-LIABILITY: Guests agree to indemnify and save Owners free and harmless from any claim or liability for any loss or damage whatsoever arising from, related to, or in connection with the rental of the above premises, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by guests or any guest invitees.
