Refurbished central London (Zone 2) 3 bed Victorian house built in 1894, originally converted from a Blacksmiths.

Central London location within fashionable Islington (Zone 2) and on the borders of uber cool Kingsland Road, gateway to Shoreditch and Hoxton with all its clubs, restaurants, bars and art spaces, but also on the borders of family oriented Stoke Newington and its popular Stoke Newington Church Street lined with very good and mostly independent, shops, cafes and restaurants.

Interaction with guests

We are always available via Airbnb chat or otherwise via phone to help you settle or share tips and tricks to make sure you get the most from your London stay. We Airbnb our home when we're away so it's unlikely we'll meet you in person but you might meet my brother or friend Richard who both live just around the corner and therefore close at hand in case of emergencies.

The house is cleaned, and bedding laundered with environmentally friendly cleaners.

Allergy free bedding and pillows. Carpet free house, suitable for allergy sufferers.

Note: The bunk beds are 5Ft 10" long (Shorties get the bunks!). Confirm the height of your guests before booking if you plan on using the bunks. However, we also have an additional backup single sofa bed which can be moved between the rooms for taller guests or simply for more flexible sleeping arrangements.

We do laundry in-house to keep the cleaning fee low, there will likely be laundry (from us or previous guest) drying on the top landing and on bathroom racks (see listing pics).

We are on a busy section close to The Green. A children's playground and basketball court sit behind our home, there is a bus stop opposite our front door, this is a central location and you should expect some noise.

Our home is a former Blacksmith's from 1894 and features your typical Victorian working class proportioned rooms, it's small but organised!

You open the front door and immediately climb one narrow and steep flight of stairs to the 1st floor where you'll find the kitchen, bathroom, utility, bunk room, and roof terrace. It's a further steep but short flight up to the two double bedrooms.

We love our home, and if you read the reviews you'll see our guests love it too but we want to make sure it meets your needs.

Awesome place if you want to be a little outside of downtown London. House is good sized for family and has wonderful feel/character. Well stocked and Ben is a great host. Super easy check in. Lots of cool restaurants close by. Weekend night was a little noisy due to being on a main street.

From start to finish, this was the very best Airbnb experience me and my friends ever had! Ben was quick, lovely, and thorough with his communications. As my friends and I are all early 30s young professionals coming from all over the world (New york, Scotland, Berlin) to meet for only a couple of days, it was important to us that the place be clean, comfy, spacious and conveniently located. This place was all that and more! Just a few steps away from Newington Green, there are lots of cafes and restaurants in the area, as well as buses that will take you anywhere in London. The place is also an 8 minute walk from the Overground station which easily connects you to all the underground stations, and just a few stops away from Shoreditch. But more importantly, THE HOUSE!! The pictures are 110% accurate. Everything was clean, uncluttered. Lots of space and light. Quiet and private, all the rooms have desks and every detail has been considered. The reading lights over all the beds was an especially nice touch. Everything is clearly labeled and indicated, with lists of where to find things everywhere so you're never left guessing. The beds are so soft and cushy, and there is a deep, spacious bathtub. Needless to say, I loved this place. I could go on for ages about the details, but you really ought to just experience it for yourself! The thing I think we especially appreciated was the electronic keypad that locks the front door. Since there were 5 of us, it was such a relief to not have to worry about exchanging keys all the time. We could come and go as we pleased. I highly recommend this place! Book immediately!

Great space - there were six of us and we didn't feel crowded. It was spotless and very welcoming. Parking spot was perfect for our 9 passenger van, although it took some maneuvering. We ate both nights in the vicinity and we were spoiled for choice. It was close to the tube line and made for an easy trip in to central London. Thanks Ben for making this great house available to us.

Great place! Very clean and very comfortable! A huge bonus is that there is a digital lock that Ben sets a new code for each guest... meaning that you don't have to coordinate arrival times or anything. Just show up when you are ready... I like it! Hope to stay in this place again.

The place was exactly what we expected. We had enough space for our family of five and every bed was very comfortable. Every thing was ready for our arrival, which was very much appreciated as it was cold and rainy outside. We felt at home for a few days ! The house manual Ben prepared is very complete and helpful. Netflix was a hit for the boys... There was a lot of places to buy what we needed to eat at home and, as we are not in the center of London, it was affordable. It was very calm and we felt safe. It is close to a subway station, but we prefered the bus, just around the corner, from which we could observe the city. There is two lines driving us directly to the main point of interests and one (the 73) is direct to the train station and the British Museum ! Thanks for everything, Ben ! I would definitly recommend your place...

Ben was super helpful and totally easy to get in touch with. Our stay worked out great. The neighbourhood had tons of good restaurants and was a really cool place to walk around. Spent most of our time in east London and this was the perfect hub.
