Move-in ready apartment near downtown & river in working class, generally quiet pocket neighborhood. Separate entrance, spacious sleeping/living room, lots of windows, DOUBLE bed, couch, AC, TV, cable & WiFi. Walk to restaurants (still open for takeout!) & local fresh market.
We close between stays to allow extra time for deep cleaning & disinfection of Studio utilizing hospital-grade cleaning products. (Our pricing this year reflects this.)

The space
Originally built in 1803 as a Boarding House for Mill Workers and overlooks the Lamprey River. We sit on a small lane part-way up a VERY steep (~12% grade!) hill with uneven surfaces (think frost-heaves & slate walks) outside and level changes throughout the house. * *This listing is NOT suitable for anyone with mobility or balance issues or in need of service animals.**
The Studio is located in what used to be the wood shed; we call it a Studio because there is no door between the kitchen and sleeping/living room; many guests note the space is large enough to be considered a 1-bedroom apartment. We aim to provide a welcoming, safe, peaceful space for you in this funky old house.
The Studio is fully finished and boasts plenty of amenities to support you during your stay. There is art, WiFi, cable & a television, DVD player, sound system, lots of books, some games, a comfy DOUBLE bed, and two couches on which to lounge or snuggle. There is a laptop desk, a few games and closet space if you like to unpack.
Fully equipped kitchen (including some snacks and beverage options) and a large bathroom with laundry area makes for easeful living away from home. Everything is kept quite clean; it doesn't always sparkle due to the age of the cabinets and appliances. [We focus on keeping the house maintained rather than making it "Architectural Digest Ready".]
The furnishings and decorations are not fancy and vary according to our whims and seasons. Our descriptions are accurate.
Most of the artwork is original and hails from Claudie's home town of Middlebury VT.
The house is typical of its era with slight level changes between rooms and a step down into the bathroom.
The Studio is an animal free area though 10 years ago housed 2 cats & a dog. Our space is NOT suitable for people with animals (pets or working) or children. (We have 4 elderly cats in our separate living space who do not fare well when animals are in the Studio.)
We are one block from downtown making the Studio very convenient. It is usually a quiet neighborhood though we are one block from town and the clock tower (it tolls every hour nearby for a quaint New England experience). Our pocket neighborhood pre-dates zoning and setback requirements. Sometimes we can hear dogs bark, kids playing, trains in the distance, people chatting outside their apartments and other normal working class neighborhood sounds though it is generally quite quiet.
The entry way has space for your bikes, boards & gear if you are here to play outside!
Our quirky old house is not suitable for anyone with mobility concerns or issues.

Guest access
Studio 6A is attached and completely separate from your hosts living area. Our antique boarding house is situated on one of the largest lots in downtown and boasts soft lawns and vegetable gardens as well as wild flowers and bushes to provide privacy. Guests have access to our back yard and our front porch.

Other things to note
We have off-street parking available for up to two cars. The parking area is downhill from the studio about 75 yards. Guests MUST be able to walk up and down a steep hill and navigate on uneven walking surfaces.
Park your car for your entire stay and bus in to Durham, Portsmouth or down to Exeter/Stratham from the Newmarket Gazebo, only three blocks away!
The Town of Newmarket Recreation Department has kayaks, standup paddleboards, paddles and floatation available for rent two blocks from your door!
Claudie can provide guided local walks, bike rides, cross-country skiing and yoga experiences. Greg is a Licensed Massage Therapist who practices on site. Please speak to us directly upon arrival to make separate arrangements.

We are in a pocket neighborhood of an old mill town. Our neighborhood is generally quiet and always very safe; our location feels like it is in the country and yet only one block from downtown. The town was designed and built to support people walking to work in the mills visible from our porch. Our former rooming house is located a block off Main Street, a block from the river and a block from town woods.
Newmarket now hosts 7 restaurants open for takeout and/or outside dining - all within easy (2-10 min) walking distance of our home so worry not about where to eat, drink or hang out for people watching or snacking no matter the time of day.
We have organic farms, corn (haunted and not) mazes and other countrified activities nearby. For trail enthusiasts we are ~3 miles from the Rockingham Rail Trail, ~5 from The College Woods at UNH, and ~7 miles from Fort Rock and Stratham Hill. For road bikers and runners we live on a favorite local 15 mile loop.
We are able to help make arrangements for you to rent gear and/or arrange for guides once you arrive.

Greg & I are an easy-going, well-traveled, professional couple with long history of hosting exchange students as well as being exchange students ourselves. We have enjoyed staying at B&B's and Inns around the country and have a great time channeling all that worked for us as guests into our own hosting. Our home was built as a boarding house for mill workers in 1803. It has been lovingly lived in and maintained as best as any of us owners are able to manage over time. We spend more time (and money) on the structure and parts you do not see; thus it is not a likely candidate for "House Beautiful" and is quite comfortable & homey nonetheless. We humbly offer "Private Studio". The Studio has a separate entrance and is connected to our antique multi-family house for you to "come home" to. We like to know a bit about our guests; Please be sure to complete a description of yourself in your Airbnb profile. Please also tell us a bit about your trip and what you like to do or see in your request to book. This is especially important if you are new to Airbnb: No profile or note, no booking. We are happy to tell you about our lovely, VERY walkable little town and share the myriad activities available in and around town. On weekends we enjoy lingering over breakfast and coffee chatting and watching birds outside the kitchen. Evenings we like to sit on the front porch reviewing the day and watching the world go by over an afternoon beverage. Come join us!
