This beautiful property offers a winning combination of being well off the main road for privacy and quiet without being remote, with a huge water view and striking sunsets over Rodman's Hollow, the adjacent 230-acres of conservation land to the west. Some of the island's most dramatic and secluded beaches along with a freshwater pond perfect for swimming are a short hike or bike ride away.
The cottage itself is charming and cozy, with a large, spacious open plan downstairs featuring a living/dining area and a bright open kitchen with access to the back patio for grilling and outdoor dining. There are three bedrooms: the downstairs bedroom with patio access contains a queen bed; an upstairs bedroom containing a queen and a matching twin; and an upstairs bedroom containing an antique full bed. There is a full bath downstairs with a tub and a half-bath upstairs. There is also an outdoor shower.
The cottage sits on 3.5 acres, which it shares with a barn and two additional cottages up the hill, one of which is available to rent as a pair that can accommodate up to 14 guests. Please inquire for pricing and availability. Look for the "hip saltbox" listing.
Please note that the check-in time of 3pm and the check-out time of 10am are fixed and non-negotiable. PETS ARE NOT ALLOWED. From June through Labor Day, there is a 7 night minimum, and the property rents from Friday to Friday. After Labor Day, the cottage is available at a reduced rate with only a 3 night minimum stay through the end of October. The cottage is fully winterized, so those seeking a winter retreat should inquire about monthly rentals from November through March. PLEASE NOTE that the price per night includes an 8% tax (7% sales tax + 1% hotel tax) mandated by the Rhode Island Department of Revenue as of as of July 1, 2015.

I greet each group personally upon their arrival. If I'm not on site in my own cottage, I am reachable by phone or email to address any concerns or problems.
Other things to note
Block Island is a great getaway and offers bird watching, deep sea fishing, hiking and biking. 40% of the island is conservation land, so trails are abundant. There are numerous beaches ranging from sandy, family friendly beaches to the more secluded south coast beaches popular with surfers and surfcasters. Explore the main port with its cute boutiques and a variety of dining options. Block Island is accessible by plane (a short 15-minute flight from Westerly, RI) or by ferry. Ferries depart from Point Judith, RI; Newport, RI; Fall River, MA; New London, CT; Montauk, NY; Orient Point, NY. Car reservations are available if you book well in advance on some of the ferries. Most visitors rely on a bike or moped.
Please note that this property rents from Friday to Friday from Memorial Day through Labor Day.

Please note that smoking and pets are not allowed. Evidence of smoking inside or pets will result in an additional cleaning fee of $500 to be deducted from the security deposit.
Maximum occupancy is 7 people and is strictly enforced. Guests exceeding the maximum occupancy will face immediate eviction without a refund.
Parties/gatherings with those not staying on the property are not allowed. Guests who host gatherings exceeding the maximum occupancy will face immediate eviction without a refund.
Please be respectful of the owners, who live on the property part-time, as well as other neighbors. Loud music, excessive noise and unruly or boisterous behavior will not be tolerated and may result in eviction without a refund.
No open flames.
No tents in the yard.
Mopeds are not allowed on the property. Guests bringing mopeds to the property will face immediate eviction without a refund.
The grill grate should be cleaned after every use. The grate must be cleaned prior to departure.
Sandy towels/swimsuits must be shaken out/rinsed before being laundered. Damage to the washer/dryer found after a guest has departed will result in repair/replacement costs to be deducted from the security deposit.
Guests are not permitted to cross the neighboring property to the south in order to access the cliffs. Violations of this rule will result in immediate eviction without a refund.
Please do not touch, stand on, or climb over rock walls.
Finally, please note that the cottage is adjacent to a small, working vineyard. Guests may see the owner at work, pruning, spraying, and occasionally mowing. Noise and intrusions will be kept to a minimum.
