Lovely private open plan studio in glorious surroundings beneath the South Downs. It is light, airy and very peaceful with stunning views and a private outside seating area. A footpath leads straight from the garden to the South Downs Way and exceptional walking/cycling. There is a celebrated pub, The Three Horseshoes, within walking distance serving great food and local beers. Goodwood (motor and horse racing) is 20 minutes and Midhurst (Cowdray castle) is 6.5 miles. Chichester is 12 miles.

The space

The barn is spacious, open plan living with a separate bathroom (overall 980 square feet) with 2 double French doors (south and west) making it super light and airy inside.
The kitchen is very well kitted out with all the utensils, pots, pans and crockery you could need for cooking. It has a microwave oven, fan oven, hot plates, large fridge/freezer, n'espresso machine, cafetière (coffee press), toaster, kettle, food processor, nutri-bullet and a dish washer.

The accommodation comprises a double bed and a single bed (see below for measurements ) making room for 2 adults and 1 child, or for 3 adults (small extra charge for third adult to cover extra laundry/cleaning):
King sized bed 5' (153 cm) x 6’ 6 (200cm) memory foam mattress. Crushed linen sheets.
Single bed measuring 3’ (92cm) X 6’3 (190cm) Memory foam mattress, crushed linen sheets.
I also have a travel cot should you need.

The bathroom has a large walk-in (electric) shower, shaving sockets, a heated towel rail and a wall mounted fan heater to make it toasty in the winter.
I provide lots of little extras like dressing gowns, slippers and hot water bottles, shampoos, soaps, a hairdryer and some other essential toiletries, plenty of toilet rolls and lots of towels.

There are 3 sofas and a big coffee table, making it very comfortable for spreading out and relaxing. A 40" TV with DVD player, a large dining table with 6 chairs and a gorgeous functioning wood burning stove.
There's also a picnic cooler bag and a picnic rug for the warmer months and deck chairs in the garden.

There is a safe and a radio/CD player.

The BnB is insulated and really cosy, heated in the winter and lovely and cool in the summer.

I have ordnance survey maps of the area for planning walks which you can take straight from the garden.

Guest access
Entire studio including your own private gravelled area with outside table and chairs (in the spring/summer). You are also welcome to wander where you wish in the large garden, sit by the pond and put the deck chairs up on the lawn. You can also lie under the oak tree on the picnic blanket when it’s warm enough.
I use the garden myself as my cottage is next door, but discreetly. Occasionally I might mow the lawn but will check you are not sleeping or resting first.

Other things to note
Always available are coffee, teas, jams, sugar and granola and there is a water filtre in the fridge.
You will find a basket with breakfast provisions for the first couple of days of bread, eggs, butter and milk but please bring any other food you think you will need for your stay.

The wood burner works beautifully. There are instructions on how to lay and light it most efficiently in case you need. If you would like to use it, do buy your own logs and kindling, you can find them at most service stations along your route here.

NB: There is a POND in the garden so do be aware of this if you have young children.

In the spring/summer there are sheep grazing in the fields in front of the studio and lots of lambs around from Easter time onwards. Adorable !
Feel free to wander anywhere in the fields attached to the property though please be minded to always shut the little gate that leads from the garden. Please place the chain back over the post (not just the lever) as sheep are wiley and can squeeze through gaps !
Also just remember to close any other gates you encounter.

The Farm setting here boasts big skies and often wonderful displays of stars at night with a 180 degree view of the South Downs right from the studio.
Wonderful walks are right on the doorstep, leading up to the South Downs Way and you can set out without having to leave the property.

Elsted lies in a pocket of beautiful countryside that winds beneath the stunning South Downs.
The pretty Anglican parish church shows rare remnants of Norman herringbone construction and a small and un-powered 13th century shepherds' church lies a mile down the winding lane.
The Three Horseshoes is a wonderful pub, minutes from the studio by foot and has been an Inn for some 400 years.

The pretty Market towns of Petersfield and Midhurst lie 10 minutes equidistant. Chichester with its medieval cathedral, Fishbourne Roman Palace, the world famous Festival Theatre, art galleries and restaurants, is 12 miles to the south.
Goodwood racecourse (one of the most idyllic race course settings in the world) and motor circuit is also very near and well worth a visit, particularly during Festival of Speed, Revival and Glorious Goodwood.
Just beyond Chichester is the beautiful beach at West Wittering and East Head where you can grab fish and chips on the beach or go to Billy's Beach Bar a mile away in East Wittering.
The White Horse at Chilgrove (7 miles) has wonderful food and a lovely jazz trio who play on Sundays.

During your stay
I will usually be here for meet and greets - the decision to connect in these changed times is totally yours, everything is accessible without me - but I can be around, at a social distance of course, to help with any queries you may have as my cottage is nearby. We can communicate through the site or by text if you prefer.
Whenever I am out I will have my phone on me should you have any questions.
There is an outside key safe if you would like to let yourselves in or I'm not here on arrival, and a comprehensive guide inside to help you find everything. Similarly, you can leave by just replacing the keys in the key safe and closing the door behind you.
I have an advanced cleaning protocol which I practise scrupulously between guests and there is a PPE box with antiviral wipes, sanitising gel, bleach, gloves and shoe covers for your use.
