Spacious and modern house ideally located away from the hustle and bustle of the city yet only a 20 minute bus ride from Princes Street!On the ground floor there is a spacious living room,a modern kitchen, a large dining room and a reading room. You can also easily access the garden and make the most of the Scottish sunshine.There are 3 well-appointed bedrooms-one with a king bed, another with a double bed and final room has a single bed. There are 2 bathrooms & 1 further toilet downstairs.
Ideally located house in a quiet haven for you to relax in yet only a 20 minute bus ride or only a 10 minutes by car from the city centre. There is a bus stop only minutes from the house from which you can access both the city centre and the airport. And there is a large retail park only minutes away to cater to all your needs.
The house has a beautifully decorated living room which is great for unwinding after a long day of exploring the wonders of Edinburgh. There is also a reading room for you to enjoy. The reading room has several board games which are perfect for kids and adults alike for a perfect family time :) From there you can access the garden which is a great place to make the most of the Scottish sun and why not enjoy a delicious barbecue! The modern kitchen has all the modern appliances you may need such as a gas hob, double oven, kettle, toaster, microwave, fridge etc. All you need is to prepare a delicious meal. The large dining room is right next door and is perfect for enjoying your cooking prowesses. There is also a toilet on the ground floor. Upstairs, there are three bedrooms and a further room which acts as an office space. The first bedroom has a comfortable double bed. The second room - the master bedroom has a king-sized bed and its very own ensuite bathroom. The third bedroom has a single bed. There are plenty of space in each of these rooms to store your personal belongings. You'll also find a communal bathroom on the landing. All the bathrooms are loaded with all essentials for your use including branded quality shower gels, shampoo, soaps and fresh clean fluffy towels.
My cleaners also place fresh, super clean hotel quality linen and fluffy towels on your bed prior to arrival.
Update 05 Oct 2017 - We aim to work upon and learn from guest reviews. Based upon couple of guest reviews who found the single-sofa-bed in third bedroom quite uncomfortable, we have replaced the single-sofa-bed with an all new comfy single-bed in the third bedroom. We know how important it is to get a great night's sleep when you're away from home!
Guests will have access to the entire property during their stay including the large private garden at the rear of the house and ample parking space for 2 to 3 cars in front of the property.

Other things to note
There is plenty of parking. 2 car parking spaces available in the driveway. Car can be driven right upto the front of the house and can be parked on the driveway.
We do keep a good selection of cereals, oats, honey and milk for you in the kitchen shelves. You are more than welcome to use them to kick start your day! There is also plenty of coffee, tea and sugar to make your drink anytime in the property.

- Please respect the neighbours, and do not make significant noise or play loud music after 10pm.
- No parties
- If guests lock themselves out of the property OR they do not place keys in the lockbox at checkout, a £50 fee will apply. If a guest loses a set of keys during their stay, an £80 fee will apply.
