Hello! My name is James and I have included all the information on our listing regarding us, location, Domino and what we provide at our place.

We LOVE the ethos of AIRBNB, so please bare this in mind when booking our place, its a spare room in our wee flat, we are not a hotel & we don't have hotel styled fixtures, fittings, our nightly price reflects this & everything that we provide/offer on your stay, including refreshments, snacks, including fresh fruit & breakfast & Thursday night pizza!

The space
Due to the on going *CLIMATE EMERGENCY* and the fact that air travel is a huge contributor to our global changing climate. As of January 17th 2020 I am increasing my costs for every Saturday night by £6.00 and will donate that £6.00 to the Scottish charity “Trees for Life” regardless of where you are coming from. If you would like to know more about this charity, or would like to donate to them wether you stay with us or not please go to the following link - https://treesforlife.org.uk/product/donate/ The £6.00 will purchase a tree which is native to Scotland. This I feel, in a small part, will contribute to rebalancing the damage that we have collectively done to our planet. I hope you understand.

IMPORTANT: PLEASE READ ALL BELOW and the listing in full., including all images + captions provided. We want ALL guests to have a clear understanding of whats on offer to avoid any disappointment.

Please note once you have booked you will have accesses to all the information regarding getting to our space by plane, train, bus, skylink bus and taxi as well as information on all local bus services getting to our place in Leith.

We have a small room for rent with a comfortable 3/4 sized bed (see photos). The room has been nicely decorated and is on a quite road in a flat that was built in 1890 or so. It's a comfortable room with wifi that will suit a single traveller who is here to sightsee or for work.

There is also a wee kettle in your room with a selection of herbal teas and snacks to help you start/end your day, as well as fresh fruit being available to you for the duration of your stay. There is enough food stuffs to provide you with at least one light meal. Something I know that is not provided by most hosts as part of your fee. This along with our Thursday night pizza, we feel offers real value for money.

The bed is super comfortable and if you are 6ft 3"/2metres + this may not be the bed for you! It is also reached by a set of 8 steps ... it's not called the Leith Loft for nothing!

We DO NOT take two guests, we only take one guest at a time. The space is not designed for two. Please DO NOT ask if we will take a booking for two, requests will be met with a no comment and a decline.

As well as the snacks/drinks provided in your room we also provided breakfast of tea/coffee and toast. We are happy to prepare this for you at an agreed time, otherwise we will show you where everything is and you can help yourself. This is the only time access is allowed in the kitchen area. Please let us know if you have a preference in advance and we can have this bought in specially for you, including gluten free bread, soya milk etc ...

We are told by AIRBNB that we are one of the few spaces that provide breakfast as part of the nightly fee. We don't plan to change this.

Thursday night is normally pizza night in our house and if you are about you are welcome to join us for some pizza, again ... NO extra charge. Preferences can be discussed on your arrival.

We are both busy folk and will make every effort to be here when you arrive, if not, arrangements will be made prior to your arrival for key collection.

Due to other work commitments check out is and has to be 09.00 strict. If this check out time does not suit, please DO NOT book with us. As I said we are incredible flexible when guests book in, what ever the time, but check out has to be 09.00 so we can prepare the room for our next guests and fulfil our work commitments.

We live at the property, so even though it is extremely clean, it is lived in and has all the quirks of a building that was built prior to 1900. We also have a dog.

Leith is fantastically historic with many wonderful amenities virtually on our door step including the walkable Ocean Terminal Shopping Centre, where the Royal Yacht Britannia is permanently moored. Ocean Terminal also has a Pure Gym and Vue Cinema. We also have the very trendy Shore area of Leith with it's many bars, pubs and restaurants, that sit on the edge of the Water of Leith.

There is an excellent walk/cycle paths that runs the length of The Water of Leith, which can take you to several destinations including the Stockbridge area of Edinburgh and for the more adventurous all the way to the Gallery of Modern Art. We can also provide a bicycle and helmet for a small daily fee of £6.00, should you wish to to make use of the many cycle paths that criss cross Edinburgh. This can be discussed on your arrival.

We have free on street parking should you be driving to Edinburgh.

We can also give you a 10% at my retail space Concrete Wardrobe. Also please ask us about any other discounts that we may have been able to secure for you whilst you are staying with us in Leith! We have secured discount cards for restaurants in the area which are in your room for you to use, to help cut your costs.

We are gay friendly.

Bathroom and the separate shower room and a large selection of reading material in your room!

There is also a hairdryer in the room as well as a charger for an iPhone, iPad or Mac computer, a wifi speaker to play your own music and a power socket converter. If you need anything else, please do ask before making a purchase as we maybe able to save you some money! We will always do our best to make your stay as pleasant and as enjoyable as possible.

A medium sized freshly laundered dressing gown will also be provided, which you are free to use for the duration of your stay.

Please note there is no TV in your room.

Other things to note
We have a wee dog, Domino the French Bulldog, so therefore we can't accommodate other dogs/pets in our home.

Domino is a small cute, brindle pure bred French Bulldog, who sleeps most of the day, but can be a feisty wee thing when he first meets folk, he calms down fairly quickly and has some quirky qualities which are quiet endearing to us. If you don't like dogs our apartment would not be the place for you.

We like to meet guests at the bus stop as this is less stressful for him with folk arriving.

He is not allowed in your room as he likes collecting anything he can get his mitts/paws on! If you do allow him into your room, this is your choice, but please do not leave him unsupervised as we will not be responsible for what he gets up to!

If you do not like dogs please DO NOT book our space. He also knows who prefers cats to dogs ... he is a bit psychic like that.

Again we are also VERY flexible on your arrival times but check out is pretty much what it states - 09.00 at the very latest.

If you need access to a washing facilities for clothes, we have documented in our GUIDE BOOK, where the local laundrette is. If you feel you would like to use our washing machine, then we ask for a donation to contribute to it use.

Sometimes it's necessary for guests to require luggage storage. We can provide this. I have a large studio space close by which I have the space to store luggage. The charge for this is as follows, £2.00 per car trip to and from the studio to our place. You can of course carry your luggage down to the studio. Cost for storage is £3.00 per day per piece of luggage. This can be settled on collection of your luggage.

Again we HAVE to stress, check out time is 09.00 strict.

Prior to booking with us, please do your research as we are NOT centrally located to Edinburgh, but we are for Leith. Please consider this before booking with us, as we tend to get marked down for our location and thats the one thing we can't do anything about!

Leith was the central character in Irving Welshes "Trainspotting" movies ... worth a watch wether you do/don't visit Leith/Edinburgh.

We are a 5 minute walk to the Shore area of Leith, which has a fantastic collection of Michelin starred restaurants, bars and cafes all situated along the banks of the shore area of the Water of Leith. A great place to hang out and chill!

We are also close to the small but beautifully formed Newhaven harbour, which houses two wonderful traditional fish and chip shops!

For more mainstream shopping and entertainment we are also close to the Ocean Terminal shopping mall, which also houses a 24 hour access Pure Gym and the Vue Cinema, which is super cheap at £5.99 a movie and has fantastic comfortable reclining seats.

This is our home, we have a dog. Your room will be cleaned and furnished with clean bedlinen, towels as will the bathroom areas and the hallway. We have very busy lives that are rich and full and our living space does reflect that. The rest of the flat will be cleaned prior to your arrival, but please bare in mind this is our home when reviewing us regarding cleanliness, which due to having a dog may not be up to your standard. We genuinely want you to have a pleasant time whilst staying with us and experience the great city that is Edinburgh.

It's not a show home and it is very much lived in, if you want a show home to stay in I can give a link to alternative Airbnbs to stay in should this be your choice. Our nightly price point reflects this.

As with everything communication is key, so if there is anything extra we can do to make your visit/stay better, just ask! Previous guest who have done this have gone on to become, what we call call good chums!

I am a self employed weaver and shop owner, Concrete Wardrobe, selling work by Scottish based and trained designer makers and craftsmen. There is nothing I like more than travelling around the world and collecting pieces by independent makers and artists, hence the collections of art works dotted around the our humble abode! In no particular order my favorite travel/holiday destinations are Melbourne, San Francisco, Berlin, Paris, Tokyo and am quiet partial to exploring urban as well as the more rural aspects of these great destinations! My partner, Michael and I both look after a VERY cute French Bulldog called Domino and we now couldn't live without him ... other things I could not do with out would be fresh coffee first thing in the morning, my weave studio PickOne, also based in Leith, as well as my retail space Concrete Wardrobe, a fantastic glass of Shiraz and the occasional trip to the movies! During your stay
As much or as little as you would like .... we are busy folk, but we are around a fair bit as we also work locally.

We REALLY enjoy interaction with guests, however we prefer guests to vacate the living room space by 17.00 to allow my self and Michael some privacy. It's a wee flat and as stated we have VERY busy lives and we do require privacy from 17.00 onwards to unwind and relax 7 nights a week. This also means there is ZERO access to the kitchen including the fridge.

Of course if there is something pressing that you require regarding information and it can't wait until the morning, then of course we will be happy to help.

Previously we have had guests who did not take normal social cues and pretty much took over and you will appreciate this can be exhausting maintaining this level of communication/interaction in combination with holding down our regular work commitments and social engagements.
