Thanks for the feedback. I find it helpful to understand what the guest expectations are and by reviewing a few definitions of what is a Boutique Hotel, I can see some issues. There are several characteristics of a boutique hotel but not all apply.
USA Today: Boutique hotels are characterized by their intimate atmosphere and idiosyncratic style. They distinguish themselves from larger chain hotels as they are usually independently owned.Boutique hotels are normally small in size and have at least 10 rooms, but not more than 100. This small-scale accommodation creates an intimate atmosphere.
A boutique hotel is a small hotel which typically has between 10 and 100 rooms in unique settings with upscale accommodations
In actuality, we are a small 12 unit inn that has a Mom/Pop- Florida beach town charm. The owners suite is a 2 story, 2 bed/2 bath unit that is attached to the end of the inn. It is not a typical hotel room like the rest of the inn as you suggested, it is more like an apt.
I believe the bottom balcony is private as it has different flooring,railings and is screened off from the rest of the hotel. There is a private door that separates the balcony from the rest of the hotel. The top balcony is an entire level above the rest of the inn. No other guests but the one who has access to the owners suite uses either balcony.
